"<p>            We originally found Mr. Pearl through this service. From the first phone call Mr. Pearl "Troy" was a professional and that carried through out the job. He was very detail oriented and settled any concerns that I had with answers that he had obviously  gotten from years of experience. Once I explained what I wanted he gave me some options that I had not considered that actually saved us money. Once we decided on a price that was what I consider fair, we signed a contract that spelled out everything he and I were responsible for. </p> <p>           Since this was a second home and I would not be there during the construction of the addition It was tough to put my faith in someone we had just met but it was worth it, Troy is a man of his word they were at the job when we agreed his people were neat and the workmanship was quality. I would not hesitate to recommend his operation to anyone. </p> <p>            The job involved an addition to an existing log home, He started when he was suppose to and any delays were weather related or due to change orders, they matched the new part so that it looks like it was there from day one. The project also needed some site work as well as concrete, electrical, and plumbing. </p> <p>              I really did not have any serious issues once we started and If I have any issues at all they are not with Pearl Contracting they were with the subs he used specifically the plumbing and alarm co. I'm pretty sure that if you ask Troy he either is not using them anymore or will tell you what the issues were.     </p> Regardless of the subs lacking Troy made what they were responsible for happen. <br />"

"The installation process progressed very well. Randy Sprague carefully reviewed my requirements with me and recommended a gas and an oil system that would satisfy my requirements. I chose the gas system because it was the most efficient, quiet and compact. However, it was also the most expensive of the systems I considered. (I received estimates and recommendations from more than one contractor.) Upon signing the contract, I received proof that the contractor had liability insurance from his insurance agent and useful information about Maine contract law. Few contractors provide such detailed information up front in my experience. Most of the new heating system was assembled on a wall board at the contractor's shop. The installation took two days. On the first day of installation, the new components were put in place but not connected to the existing heating and tap water system. The oil burner continued to heat the house and tap water until the second day. Most of the oil was carefully removed from the oil tank. On the second day, the oil burner was shutdown and disconnected and the new system connected. This process left the house without heat for about an hour. The oil burning system and oil tank were removed without incident. Do ensure that the contractor is licensed and able to remove oil properly. An oil spill can be <strong>very</strong> costly to clean up. <br /> Some adjustments were necessary to ensure that the existing programmable thermostats would work properly with the new system and the tap water temperature was appropriate for my existing dishwasher. The contractor resolved issues promptly. I am very pleased with the operation of the new system. <br /> Do check your dishwasher's manual for the required tap water temperature and ensure that the hot water temperature is appropriate. Do check the operation of your thermostats and refer any problems to the contractor. These new systems are very sophisticated and require and quot;tweaking.and quot; Randy Sprague's people were made aware of issues and resolved them promptly. <br /> The contractor also coordinated the installation with the gas supplier. This coordination is very important. Do select your fuel supplier early and start the coordination process to avoid delays in the installation. <br /> <br />"

"Excellent service! The technician arrived on time, quickly diagnosed and fixed the problem. Over the years, I've had several home appliance warranty companies. Without question, Complete Appliance Protection is the best one I've ever contracted with. Their monthly price is a little higher than most, but I do have their best protection plan with $0 deductible. You get what you pay for..."

"We previously had 3 other plummers look at our heating system.  Some said they would research and get back to us, of which only one came back.  They tried several things to get the system to work and said they needed to do additional research, but never called back.  From the 1st day, Dennis had a solution, made several suggestions and gave us an estimate.  The system works great and we feel we now have a expert plummer.  I would highly recommend Dennis Lounder Plumbing and Heating."

FAQs for plumbing installation for a remodel or addition projects in Cranberry-isles, ME

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
