"We were very pleased. They arrived the day after the storm damage to put up the tarp. The work to replace the roof was excellent. They replaced sagging plywood, installed J channel that should have been there, but was not, and did the flashing around the chimney. They covered the landscaping and used magnets to pick up nails. A representative of the company checked the work the day after completion"

"Everything with american standard roofing went great. Their pricing was right in line (or less) than the other 3 quotes I received. The guy giving the estimate did not have a hard sales pitch or some stupid slide show on a tablet. They simply quoted the job and let me make a decision with out any pressure. When it came to install day they came with a massive crew and had all of the work completed within the same day. I had a lot of decking boards that were rotted and needed to be replaced as well. The new roof looks great and it does not leak."

"I was told there was a crack at the top of my chimney, allowing water to enter the chimney, was told they sealed it and no more water would get in. The next rain storm, tons of water leaking inside, called them to have them come back, was told someone would be out, no one came, called three more times on different days, was told twice someone would be out, no one came, eventually they stopped returning my calls. Had another company come out, they immediately found a few areas where mortar was completely missing around some bricks and the old caulking at the roof line had large holes in it. The other company sealed and caulked, no more leaks. When Best Chimney replaced the porch steps, they only mortared one side of the steps, but left large gaps at the top of the step where it met the porch and left large gaps open along the other side where each step met each other and met the side of the porch. The large gaps will make great homes for ants and wasps, when asked why they didn't fill the gaps all the way around, I was told because it will just crack open when the house shifts. It really just looked like they ran out of mortar mix and didn't want to waste time/money making more. I sealed up the gaps myself. When they did the gutter, they ran the down spout right up against the house below my window, so water will pour out against my wall/house. Never saw that before, everyone knows you need water to run AWAY from your house, not against it. I had to remove the down spout and fix it myself. They're responsive until they do the work and get your money, but after that you will never get a return call and no one will ever come back to correct any issues. They did this to me the last time I used them about 3 years ago for brick work. I will never use or recommend this company again."

"Roof Advance was very prompt in coming out which was important since rain/snow was in the weather forecast The person who did the repair was kind enough to take some photos of the lost shingle area with my camera so I could submit a claim to the shingle manufacturer. The claim was successful and covered the full cost of the repair work."

"D. Kassem here. I chose Napier Home Improvement because I noticed their signs on many homes in my neighborhood. Seeing many houses in my area utilizing Napier gave merit to their high quality & work and business standards. I am very happy that I chose to use Napier Home Improvement for my new roof project. I called Monday for an estimation; they came out Thursday for the estimation and the next day they completed my beautiful roof. I love my new roof. Mr. Napier, Brett and the whole crew were awesome, very professional, honest, careful during the project and thoughtful of my plants and neighbors. They cleaned up after the job. The price was very fair and competitive. I actually put full trust in them recommending the shingle roofing color to match my environment and I am truly happy with the result. I highly recommend Napier for any home improvement projects. I will always use them for my roofing, gutter and insulation needs."

"Bob and his crew did a great job on our deck. Once we agreed on a price, Bob ordered the material and his crew began demolishing the concrete slab we had back there. Once the material arrived, they began the build that afternoon. They did such a good job, we have some neighbors we have never met come up to us and say how good it looks. Once again, great job Bob and crew."

"With the huge rain storm over the weekend we noticed that we had a bad leak. I reached out to a few companies late on Friday night. Jim Belcher called me right away on Saturday morning to help. He came to the rescue quickly the same day and gave a full review of what was needed. We just bought our home 5ish years ago and was told the roof was “new”. Jim explained to me in details why that was incorrect. Jim kept in touch with me over the weekend to make sure it did not rain anymore because he was going to run out to cover the damage to keep my family safe. With a newborn (2 weeks) and a 3 ye old, it was highly appreciated that he wanted to make sure everyone was safe. The crew showed up within the week at 8am and was very kind. They made sure everything was protected and out of the way. They worked quickly and got done by 2pm. They did not stop until the job was done! They cleaned up everything and made sure there was not one nail left behind. Very professional group of guys. I was very worried about water damage, Alex made sure to look very closely under and around the installation to make sure nothing was there. He took photos of everything to give me a peice if mind. When Jim says he will take care if you... he means it! He treats you like a family member! I highly recommend Jim and Alex for any roofing project!"

FAQs for roofing installation & roof repair projects in Detroit, MI

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
