Small jobs welcome

"I called them at 7am and they had someone out at 8:30. I needed a completely new furnace and they stayed and installed our new furnace the same day! They were friendly, courteous, professional and fairly priced. I have 4 kids and two dogs and they made my wife feel comfortable being at home by herself while they were working in our home. I highly recommend 1st Action Plumbing, Heating and Air. Thank you for for helping us stay warm!"

"I've never been disappointed with Independent Plumbing Solutions. They show up quickly, they have all the tools and supplies necessary and they really know what they are doing. And they are more than willing to say that the issue is minor and doesn't need a new part, just a tightening of a fitting. I love them as they are trustworthy."

"It went fine until I got the bill!  He checked water pressure, which was fine. He then saw that there were already 2 water hammer arrestors installed. He said the water hammer was not dangerous as there was no pressure spike when it occurred. He concluded that there was no way to prevent this at this time. He then left. He was here less than an hour, including the time that we chit chatted. They charged me $90 for this service call. When I called to find out why it was so much, Ellmann acknowleged that this was their minimum charge for a service call. I checked around and found that this is indeed a high price for a minimum service call. <br>"

"There were rusty metal collecting in my mom's faucet. I have been told long ago by the City folks that were inspecting that at some point I should have that addressed because the plumbing was very old. The galvanized pipe was original material from the 1930's, and that it probably needs to be updated. I liked that he was excellent. He was prompt and did the job for what he quoted. He made a very neat job of it. I also had him looked at my hot water heaters. He explained to me why I probably did not need to have those replaced at this point and how things work. He suggested a good alternative which was to put a moisture sensor alarm at the base of the water heater so that once it starts to drip, I would have some time to have it addressed before it becomes blewy. He did not try to make sales that he did not need to make, and he did what I asked him to do. I think he is fabulous, and he is very honest."

FAQs for plumbing installation for a remodel or addition projects in Estes Park, CO

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
