NLT Construction has been serving the Baltimore area since 1986. We are licensed and fully insured. We are very proud of the fact that in 33 years of operation we have never had a single complaint filed with the MHIC. As an experienced design/build company we can provide you with the ideas and plans to complete your next project (over 95% of the remodeling projects we do are designed by us), or we can work from yours. We are very proud of the fact that over 75% of our current business comes from referrals and repeat customers. We do very little advertising and let our work speak for us. Our goal is to build lifetime relationships with our customers. We employ our own full time carpenters (do not subcontract carpentry work). "DAVE AND HIS CREW. Dave of NLT Construction is that rare contractor who follows through on everything he promises, who can always be reached by phone or text, who responds immediately, and who is a pleasure to deal with. If he tells you he’ll show up at a given time, he’s five minutes early. Everyone on his team -- crew and subcontractors -- were personable and professional. THE JOB. This was no small job. Our deck was destroyed by a massive tree, requiring its complete demolition, the installation of 16 new code-compliant concrete footers, and the building of a new 2-section deck measuring 27’ x 16’ and 21’ x 20’. Duplicating our old design, the new deck had a grand 12-step staircase leading down to a pool, together with two additional staircases. Beneath the deck, Dave built an 18’ x 6’ shed with two wide 6-panel double doors to replace what had been sliding barn doors. He also did repair work on our wooden fence. THE CONTRACT. Dave ultimately presented us with a cost-plus contract which our insurance company readily accepted. His price was well below the insurance estimate. On the largest item (deck materials and wood), we paid the lumber company directly. We also paid Dave’s subcontractors directly. On everything else (small as-need items) Dave presented receipts each week for reimbursement. Dave’s overhead and fee was a totally separate contract item. The contract was therefore 100% transparent, with no markups, and no surprises. In fact, Dave came in under his estimate. THE SCHEDULE AND PRODUCT. Dave finished the projected 6-week job in 4 ½ weeks. He also recommended that he do additional work, at no cost, on a few items that he correctly indicated would improve the final result. The deck itself: sturdy, beautiful, delivered ahead of schedule, and everything we hoped it would be."
