"Chris G and John did an excellent job! DB’s Plumbing and Drain is an outstanding company. This job may seem a bit expensive but I ordered 2 higher end toilets and they had to deliver, install, and haul away old toilets. I have also hired them in the past to fix my water heater. All the technicians I’ve met are very professional and punctual! I will definitely hire for any future work!"

"Great. Didn't need to cut drywall (this time). Repair was made to fix leaking. Experienced plumber cleaned surrounding area to remount and seal to house siding. It's much better than before! Would hire again to fix all plumbing issues. Great service!"

"This the 3rd time I've used Russell and Sons for plumbing work over the past several years (first time he replaced a toilet, second time replaced a garbage disposal). This time a number of things went wrong around the same time. Mark was in the middle of a large job but was able to complete all work at my house in a couple of hours on each of two days. I was having my front steps and deck power washed, but a problem with the two outdoor faucets prevented enough pressure from getting through. Had to reschedule the power wash and contacted Mark to repair them. He was able to get the attachment off one outdoor faucet that was causing the problem, the second faucet needed to be replaced. Had several emails with Mark before his visit to determine which faucets were needed. I ordered them from Home Depot so they were here for the first day. That day he also reviewed the other problems, made recommendations on what parts were needed. I ordered all parts from Home Depot's website and they were delivered to my home for his second visit. Two bathroom hot water faucets were leaking (Mark replaced a cartridge in the faucet), a faucet in another bathroom had come loose and needed to be secured. A single faucet in a basement half-bath was difficult to pull up due to not being used very much (Mark replaced a cartridge in that faucet). The hot water faucet broke on the laundry room sink a while ago so I knew I needed to replace that faucet. Went ahead and replaced the 35+ year old utility sink - so nice to have a new utility sink which did not cost much and looks great. The 20-year old kitchen faucet was leaking and needed to be replaced. Mark doesn't waste a minute, does excellent work, and his price is outstanding. He will continue to be my go-to plumber."

"My Plumbing Heroes, owner Jonathan responded within minutes to my emergency call for help with a backed up sewer line and leaking toilet base. He arrived and promptly assessed the issues. He snaked the drain and got it flowing freely. Since the toilet ring needed replacing I asked if he could install a new toilet as well and he had one on his truck. He knows his business. He installed the new toilet. It looks great! He cleaned and sanitized the areas he worked in. The charges were very, very reasonable. Jonathan is very professional and personable. This is the second time we have hired MY PLUMBING HEROES. Highly recommend MY PLUMBING Heroes!"

"I found Morgan Plumbing on Angie's list on a Sunday because my sump pump was acting up. Morgan was the first to respond of the recommended vendors, gave me a quote, and moved quickly to schedule for the following morning. The repair itself was great and handled very quickly for a great price. They were fantastic and I'm grateful I used them. Highly recommended!"

"We had Stang Plumbing out to a rental property of ours. In the process of remodeling we found that the water shut-offs were not shutting off completely. We had them out to replace all of the valves in the apartment, disconnect the gas stove, and install a new tub during the remodel process. I highly recommend Stang as they do what they say they are going to do, they are punctual every time, and very professional. Outstanding in every way."

"Job went well and we love our new kitchen. All work was well done; workers were pleasant and kept work site neat. Would have been easily completed within 5 weeks, except we opted to wait for back ordered tile. Contractor installed temporary sink so that kitchen was functional while we waited for the tile and countertops. A few unknown problems with prior construction of home uncovered--contractor fixed these properly and charged reasonable amounts for the extra work. All subcontractors showed up when scheduled. Bill, the owner, manages the work well and is very proactive in communicating with the homeowner. He is very detail oriented and expects his workers and subcontractors (with whom he has longstanding work relationships) to do a quality job. <br /> <br /> <br />"

FAQs for plumbing installation for a remodel or addition projects in Fort Myer, VA

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
