"The estimators that came out reviewed the roof and found a couple spots where they said the shingles needed replacing and where the two had blown off in the wind. Both of the men who came out were afraid of heights. One was afraid to climb the ladder, the other climbed the ladder and was afraid to come back down. He jumped from the upper roof to our sunroom roof. I was truly shocked. I do not believe that is a safe practice at all. As he hit the sunroom roof his momentum almost carried him off that roof. When I questioned him about it, he said he could see where the support was for the roof and he jumped on that. He could have been severely injured and he could have severely damaged the sunroom roof. The actual installers who came out were up and down within 20 minutes and showed me pictures of what they did. The were late, but the job was finished as promised by the date they said it would be. There is a standard fee to just get them to come out to replace the shingles ($595 - I had a coupon to get it to $495). One hundred dollars a shingle. I need to change my career."

"Steve Rulli, the Mad Roofer, responded promptly to my request for estimates on replacing the roofing on a couple of small houses I own, and after discussion and his presenting me with numerous options, I signed up for the work. His crew knocked it out in good time, and I am very happy with the results, especially the metal roof which looks fantastic! It's not the first time I've hired him and it won't be the last. He's also helped me in the past with some smaller projects including chimney repairs (especially pleased with a custom metal chimney cap he made and installed) and a couple of partial re-roof projects."

"There was damaged done to the roof because the gutters leaked. The initial contact that came to my house should have received a "C", but the onsite man did a great job he redesigned the gutter plans making the repair run smoothly."

"I wasn't really happy with the service.  They hired someone else to do our roof.  I actually wanted the roofer that worked for the company to do the work. Three or four months later we had a wind storm and it knocked three or four shingles off. I called Mark and he came back out to fix it. We had a communication problem in the beginning but since have worked on the issue."

He has repaired chimney leak, built railings, painted both indoor and outdoor, power washed roof and house, repaired wood on deck, fixed doors, done plumbing work, and many other various repairs. He is reliable, reasonable and always pleasant. We feel fortunate to have him working for us. He has become a dear friend. We would highly recommend Shamus for any kind of work."

"Our salesman, Blake, was very informative and really nice. We were updated when they would be dropping off materials as well as when they would start. The crew put tarps down to catch the old roof that they scraped off and they cleaned up after they completed the job. The only reason I gave four stars is that they broke a few garden solar lights, mashed a couple of plants, we found about ten roofing nails around the perimeter of the house, part of the drip edge wasn't properly installed and there was a high area on the corner of the roof. These items were repaired by Blake within a week of completion."

"All work was completed very timely.  From initial serious contact to completion of work was less than three weeks.  That included delays caused by weather.  I was very pleased and will recommend Eric and Southern Roofing highly. I VERY seldom give anyone an A, there is always room for improvement, that shows I says I was impressed. <br />"

"Dolly's team showed up on time and worked long hours to finish my roof within the 2 days promised. Very polite and professional. Did an excellent clean-up. Kinda pricey but I got 50 yr shingles. My only complaint is a section of my gutter was bent from a ladder placed against it. The rep promised to send someone out to either repair or replace it which has not happened yet -two months later. It is not damaged but is an eyesore being on the front of house right in the middle. My eye is drawn to it any time I am on the front porch. Hopefully they will keep their word and fix it."

FAQs for roofing installation & roof repair projects in Franklin, NC

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
