"POOR WORKMANSHIP. WORTHLESS WARRANTY. We have 5 roofs that were replaced by Complete Roofing. 3 of the 5 new roofs leaked enough water to make puddles on the floors. They fixed one, I fixed one, and the third one they tried to fix twice, now they refuse to fix it. All three leaks seem to be caused by poor workmanship with the flashing and drip edges. The one they refuse to fix is on our personal home. We hired Complete Roofing to replace the entire roof, replace all gutters and flashing, and install gutter leaf guards. Our bathroom was flooded the first time it rained after the new roof was installed. The water leaked into the soffit, around the bathroom window, and streamed down the interior wall. They tried to fix it twice. The second time they tried to fix it they managed to prevent the bathroom from flooding but water still leaked into the soffit above the window. Now the soffit and fascia have rotted out from the inside and we have visible water damage around the outside of the bathroom window. I have been trying to get them to fix it for many months but they suddenly cut off all communication with me. My only option is to hire another company to redo this area of the roof, including: remove the gutters, install proper flashing, and replace the rotted soffit and fascia wood, repaint this area, and reinstall the gutters. We are very disappointed with Complete Roofing."

"Ours was a repair that turned into a renovation. Once the nature of the problem was discovered, so was the shoddiness of the original builder. I would highly recommend and anticipate hiring Handyman next summer for painting, floor work and quite possibly a kitchen renovation. They were quite thorough, professional, polite and extremely neat in protecting the hardwoods and cleaning-up. My only caveat: If it weren't for Angi's list, I would have totally "passed" on this company because the name "Handyman" (to me) suggests small jobs. This is a licensed professional with other licensed professionals and highly skilled workers who I would hire without hesitation for other large tasks."

"We highly recommend Engineered Home Solutions (EHS) for home renovation projects. John, the owner, is a very skilled professional and along with his team of talented tradesman completed our project with amazing results despite many unpredictable pandemic related issues. In addition to being a skilled tradesman, John is also an exceptional project manager who coordinated the day-to-day subcontractor activities including delivery of project supplies and products. John’s detailed proposal was well thought out and was a helpful tool to use as the project progressed. Everyone displayed pride in their workmanship, great customer service, flexibility, honesty, and were pleasant to work with. The end result is a beautiful and functional remodel that will be enjoyed for years to come."

"It was a pleasure working with Joe and Wendy. Their crew was incredible. They arrived at 8:00 and were pulling out of the driveway at 2:00. The roof is beautiful and the yard was immaculate after the job was done. You couldn’t even tell they had been here. The dumpster was gone the next morning. Joe and Wendy returned the next day to make sure that we were satisfied with the job. I would highly recommend them to anyone looking for a new roof."

"We enjoyed working with Joe through the entire of process for replacing our old asphalt roof! Our job was a bit complicated due to 90 degree intersections with garage and house, dormers, chimney and skylights but the crew was amazing! Even though everyone seemed to have a primary job, each person pitched in where needed. There was one person cleaning around the house the entire time. Even Joe was hanging shingles. They worked from 7 am until 7 pm and almost finished. They came the next morning to finish up. We highly recommend them!"

"Highly disappointed! Having a building inspector in the family, very quickly many issues were pointed out about the workmanship. I took out a $9000 loan in order to get a new roof, and the new roof has more problems than the old roof! They did not bother taking down the gutters to put up the shingles, so there are lots of lumps and bumps along the front edge. They use random mishmash of flashing, the likes of which are not installed in a way that is waterproof. They did an absolute **** job, and I will be talking to them directly today, as well as the Better Business Bureau, and my lawyer, if they don’t come down here and fix the crap work they’ve done. I can’t believe how disappointed I am, and if I could’ve left zero stars, I would have. The people that showed up came in an unmarked white van. Nobody could speak English, except for the site manager, who could barely speak English. They did not fulfill their contract as they were supposed to also add on a piece of flashing to the side of my house and were unable to do that. The only thing they did properly was show up on time. I am incredibly disappointed, incredibly ****** off, and I sure hope nobody else falls for their ********. You would think a bunch of people in company uniforms, driving company, cars, and being competent at their jobs, would be showing up. But just so you all are aware, that is not the case. You will get random people, that apparently are not really affiliated with this company, they will do an absolute crap job, and they will be happy to take your money. Sad to say, this is just another **** company like all the other ones. Find somebody else!"

"Had them come out to repair some rot behind our gutters and seal an area that was just starting to show signs of a leak. Got an initial estimate and signed the contract and then didn't hear anyting until I had to follow up a couple of times to schedule the repairs. Bob and Willie came out and did a great job, lots of attention to detail and took their time to make sure the job was done right. While there, got talking about repair of the front porch steps. Spoke to owner Chet who gave me a pretty reasonable price on the phone, so agreed to move ahead with the repairs. Once again, Bob and Willie did a great job and the stairs have come out very nice. Get a call from Chet to finalize the payment and he quotes the final price to be more than $1000 above the initial estimate. He tried to convince me on the phone that he would have never quoted the price that was initially quoted. I know what my budget was and would not have accepted the price at the end of the project. Unfortunately, I did not ask for a text or email to document the initial price, so its on me. Will need to have my roof done in a few years and I will not be using them again."

FAQs for roofing installation & roof repair projects in Gardner, MA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
