"I contacted so many 'handy men', roofing companies and contractors I lost count. Roof Rite was the most economical and responsive. I was told by many of the people that my job would be simple and easy for a handy man and didn't need a roofing company. But none of the handy men followed up my initial request and most of the roofing companies told me they didn't do repairs. After Roof Rite, the leak was completely repaired and the work was done correctly. No more leaks!"

"We had our roof, gutters, and downspouts replaced by Joyland Roofing in December 2024. Jason Martin came out to do estimate and stayed my contact person through the whole install. We are very happy with our choice in Joyland Roofing and the 25 year workmanship warranty."

"This company was easy to work with from start to finish. I called for an estimate and they were here to look at the property, the roof, and decide on the job particulars. We received the proposal with all of the particulars about the job and the total cost.. We chose Elmer's after having received four other proposals. On the day of the installation, six young men were there at 7 a.m. The entire squad worked eight hours and diligently finished the roof in one day. They were hard-working, very professional, and extremely pleasant to work with. Our property was meticulously clean on their departure. The roof is beautiful and we would highly recommend this company to anyone."

"Where to begin… Attention to detail. Craftsmanship. Knowledge. Quality (an often overused and sadly becoming a meaningless term). Friendliness. Fair. These are just some of the traits of this family owned business. I researched roofers before I selected Shirks. I was impressed with their Angies List ratings, and what was even more impressive to me was the fact I had to wait several months before they could schedule me. Being in demand means, to me at least, that they are busy and probably from word-of-mouth satisfied customers. My project involved replacing an existing 20+ year old roof on a 100+ year old house, and roofing a new porch I built (I’m an avid DIY’er). I originally planned to use steel roofing on the porch and when I resided my house, planned for this with the way I ran my flashing. They were able to work with, around, and replace what I did without issue, even though they were probably wondering “what the heck did this guy do?”. The roofer 20+ years ago replaced a slate roof with 5/8” plywood and 3-tab. My roof is 12/12 pitch with a dormer that’s probably 24/12 or steeper, and pretty much covers 1 1/3 stories in height (it’s steep!). There’s a walk-out basement out back, making the roof 3 stories up out back, and the land slopes down to a brook giving you the impression you’re WAY up there! The original roofer and his crew were scared to be up there - it IS high, and his crew quit one by one on him because they hated being up there. These guys didn’t show any fear of heights. They found where the original crew didn’t butt or edge the 5/8 plywood correctly, and fixed all of that, including what had become a nuisance leak in a dormer valley (where the plywood didn’t meet, and the gap was bridged with one thin piece of tar paper and one shingle layer). They also fixed the edges of the rakes of the original plywood before installing the drip edge to even them out. The week after they completed the roof, we received the heavy downpours and wind, and the inside of the house remained bone dry, and believe me, I was checking! My crew was the five Shirk brothers and two others. All of them worked well together without any of the squabbles my own brother and I would have had! Oh - I grew up with a working-class father who treated contractors as people, and I firmly believe in treating all people as I would want to be treated. I opened my bathroom to them to use whenever they needed it, and none of them made me regret this decision. They were appreciative of this hospitality and voiced their appreciation numerous times. Did I mention in the beginning they were friendly? I would recommend these guys anytime, anywhere and have a stack of their cards to hand out to anyone in my area that needs roofing work done (my own detached garage is pending for April). If anyone wants more information on what these guys did for me, please drop me an email at misc@mailme.us."

"Over the years I've hired numerous contractors to do various repairs or projects around my fairly-new home. I've never been real impressed with some of the efforts or the quality of work I've observed and for which I have paid. However, I recently had an experience that was so awesome from start to finish that I was motivated to write a review of the company. If you ever find yourself in need of a roofing contractor, you really need to consider Bealing Roofing. Read on to see why!! I had a significant section of roofing that needed replaced due to some poor design issues. We were experiencing damaging leaks and I was worried I would never get the problem properly diagnosed or resolved. I knew water was getting in under the shingles on a section of roof that was about 30’ by 30’. That section had very little slope, however. Bealing Roofing was the first to respond to my on-line inquiry and search for help. I found them through HomeAdvisor.com. I also found them on a list of preferred roofing contractors that Owens Corning and GAF have available. Doug, their project manager/sales representative, came out to analyze the situation. He was extremely friendly, personable and professional. He assessed a few things just by looking at the interior damage. He then went up on the roof and began a very thorough investigation. When he was confident he understood the issue, I went up the ladder to see for myself. He carefully explained what he observed and showed me where and how the water was getting under the shingles. It was rushing off the steep pitches around the flat section and forcing its way under the shingles on the flat section due to some poorly designed valleys in the original construction. Doug took pictures, calculated the slope, did some measurements. He also took the time to do a quick overview for me of the skylights, vents, chimney and rest of the roof, just for my own piece of mind. I was afraid there might be other design or construction flaws. When he was finished, Doug explained what it would take to resolve the problem. I was really impressed by his expertise and knowledge. He said he would have an estimate out to me by the next day. I received the estimate by email and that was one of the major factors for me in deciding which contractor to use. You’ll see why below. In the following days, I had three more highly rated roofing companies come out and look at my roof. I wanted to acquire several quotes for my own protection. They all diagnosed the problem to be exactly what Doug had determined. I have no doubt all three of these other contractors would have done an excellent job. However, their prices were all higher. In addition, their written quotes were nowhere near as thorough and detailed and as professional as Doug’s. His quote included pictures of the roof and an impressive step by step guide as to the exact work that would be taking place and the order in which it would take place. That step by step guide also included the details of the set-up and clean-up process, which impressed me. The quote also identified the exact materials to be used and in the exact quantities. There was also a separate page with a list of references in the area from homeowners who had used Bealing, a separate page with all their insurance and licensing information, and a page that detailed the warranty and guarantees of their workmanship. That quote or proposal was really a professionally prepared packet that offered so much clarity and provided so much peace-of-mind. It made all the difference for me. The proposals from the other companies were nothing like that. Two of them only offered a few sentences describing the work to be done and a price. The information I received from Bealing made me feel so much more comfortable as a home- owner in need of some significant repair work. On the day the repairs were to begin, everything proceeded exactly as described. The crew that came out was awesome. Doug also was there helping to coordinate and assess things. The entire process that day was incredibly efficient and professional. Later in the construction, the owner of the company, Andy Bealing, even stopped out to review the progress and meet with me. I was so impressed by that and it sure added to my level of comfort and satisfaction. He was genuinely and sincerely concerned about my needs and any worries I might have. There are a lot of excellent roofing contractors available and many with the same or similar qualifications as Bealing. However, when forced to make major repairs or install a whole new roof, it’s amazing how much the little details matter. Doug’s professionalism, thoroughness, and personality, the detail of the proposal, the extensive warranty, the quality of the construction crew, and the consideration of the owner, all combined for an exceptional experience and a completely happy, satisfied customer. "I'm a relatively new homeowner, so after a storm damaged my roof, I had no idea how to get my roof repaired or how to navigate the home insurance claim nightmare. I was so grateful when my friend's husband (who is a contractor specializing in home insurance jobs) recommended I call a company local to me called American Custom Contractors. My friend's husband told me he had worked with the company previously and knew that the company had good people, does good work, and is trustworthy. I'm happy to say that he was 100% right. Initially, my home insurance company only wanted to pay to replace a few shingles on my roof, but American Custom Contractors advocated on my behalf, and we were able to get the home insurance to replace my whole roof! There was months of back and forth with the home insurance company, but American Custom Contractors really allayed my anxiety during this whole process. In fact, everyone I met and spoke to at the company knew exactly what they were doing and were polite and professional. I felt like I was in good hands during the entire process. I'm happy to say my roof is now brand new and beautiful. I highly recommend American Custom Contractors for their superb customer service and high quality work."

FAQs for roofing installation & roof repair projects in Hanover, PA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
