"Overall, it went well working with Mr. Daniel Weiler, Owner/Manager of A-Better Exterior. What I loved the most is he actually showed us the materials he would be using on the project, explained every detail of the estimate, and threw in free gutters repair/replacement/install for the job. the Roof job took 2 days, at the end of September 2018, because of forecast of rain, but actually the 2nd day was mostly cleanup of everything. The Ceiling drywall repair and painting could not be done till early this year due to scheduling conflicts on my end - that took less than 1 day."

"I am somewhat disappointed. Hopefully though, I have a waterproof flat roof, but the before and after installation was problematic. On 09/21/22 three guys showed up at about 10am, one left after 45 minutes, and the other 2 went to work. About an hour in, it started to drizzle, but the guys continued working. When it really started to rain hard they finally put up a tarp and left for the day at about 12:45pm. But the damage was done. Below the roof, the ceiling in the room was partially wet, resulting in some soaked insulation on the attached tile material; causing one to even fall from the ceiling from the weight of the water, which also resulted in some tiles to separate their ceiling tile material cover from the insulation. Also, enough water came through the ceiling to wet some of the carpet. On the following day at 9am sharp, three guys showed up and went immediately to work. They were done by 4:00pm. Upon inspection of the roof it was pointed out there was a sizeable glue spill stain on the rubberized roof material, but no effort was made to remove it. Finally, as they left, they dragged at least one, or two, of the debris bags across the driveway, scratching and scarring the cement. The one adjective that comes to mind is careless. Maybe I’m neat picking but for the premium price, and sterling reputation, I expected not to have these types of issues on an otherwise good job."

"Justin and his team were able to cut and reuse some of the original siding and then used extra siding that I had laying around, which minimized the color difference between the undamaged siding and the repaired location. They even took care of a leaky exhaust vent on my roof for a minimal fee. I was unable to be there when the team were doing the repairs, but Justin kept me up to date with text messages and even sent me pictures of both before and after of the siding and roof vent repairs. I was very impressed with Justin's responsiveness and professionalism, and I will definitely hire them again."

"Initially, there were a few issues due to technical difficulties and complexity of the roof job.  After some discussions with GLR team, they came out several times to consult on the technical issues and ultimately resolved every single detail without charging us a ton of extra costs.  After all is said and done, James Weiss is not only a fair and honest..... He's helpful and pretty good guy. <br />"

"EXCELLENT! Best chimney was unbelievably responsive. They came out the same day we asked for an estimate, a Wednesday and were able to complete the 2-day job by the end of the day on Friday. They were careful to show us exactly what our problems were and why their repair would fix it. Not only was the wood rotting around our chimney, but we had water leaking into the basement from the holes in the wood. Everything we were told by Best Chimney matched what our roofer and another handyman told us. The finished job looks great. This is the first time in years our chimney has looked like new."

"Todd Miller was very responsive and provided assessment of the roof with pictures which helped convince my insurance company about wind damage to the roof. The quote was very reasonable. The work was done on time. Jeff and his crew did a very good job in removing old shingles and replacing with new. They were on time and polite, cleaned up work areas every day, and kept us informed. Overall I am very happy with Roof-Rite."

"Outstanding! There are a few good pole barn builders in the market but, virtually none of them are interested in pole barn repairs, especially in the case of small jobs. John McCarter Construction, though, sent two knowledgeable and personal young men to do the job which made good business sense because I've already recommended them to others in the South Lyon area. Small jobs now = larger jobs later. Also, Amber is really great to work with."

"Working with 21st Century Windows was the smoothest project I have ever had, working with a contractor. Cody kept me updated weekly on window procurement status and the installers were very professional, respectful of my property and kept things clean, to the point you would never have known work was jut done to my home, except for the fact that we now had beautiful new windows. Thank you guys! Will definitely use your services again in the future."

FAQs for roofing installation & roof repair projects in Highland, MI

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
