"FIVE STARS FROM BEGINNING TO END!! I needed to have the shingles replaced on the rear portion of my roof. I scheduled 5 different roofers to come out to give me estimates. Jason was not only almost $2,000 cheaper than the others, he also pointed out some things that needed immediate attention on the front portion of my roof that nobody else had mentioned. He contacted me the week before letting me know that we were still on for the originally scheduled date and what to expect as it got closer. On the day of the install, Jason remained onsite while his large crew completed the job. When all was done I had a BEAUTIFUL new roof and my property was spotless!! You would have never believed that they were ever here!! I HIGHLY recommend Evans Quality Roofing and when it comes time to replace the front portion of my roof, I only need to make one call! Thank you Jason for a wonderful experience!!"

"Business practice and my experience: Omg where to start. Bottomline up front, Honest and Integrity! These values are rare nowadays, but their business is an exemplary example of such values. Ok first, I do not spend time writing a review unless the company is worth it. Mid-Atlantic Gutters and Exteriors (MAGE) is SUPERB. When I called, I worked with Susie who is very sweet and responsive with scheduling, and then worked with her husband, John. He was very attentive, cooperative and definitely not pushy. He provided enough information, but not overwhelming and always he asked if I was confused about anything. He inspected the roof thoroughly during the hot August  and provided a estimate with a little leg room for unexpected events that he couldn't see at the time of inspection.  The leg room is justified. For example, I had a large soft area around my skylights and he thought he will need more plywood. He provided a detail quote and stating the number of plywood. I was present during the roof replacement and when completed, I was only charged for the plywood  that actually was needed. MAGE had good business practice by not charging me what I didn't need. Also, before I picked out my roof option, John provided a breakdown on each different option. There were two breakdowns that I wanted and John provided it. At the completion, MAGE would re-evaluate the estimate and honestly provide the remaining balance. <br /> Price comparison: I had two different roofer estimates which I don't think I can release company's name over Angie, but these other roofers were also highly ranked on Angies. If you want my opinions/experience about the roofers in my area Harford County MD, then please feel free to email at waymoonii@gmail.com or message me on Angies. I will do the best I can to help you too. IMO, MAGE was the most economical with the best reputable brand in the roof market. MAGE was not the cheapest quote by price. Cheapest quote provided the least reputable brand. My quote also included two new skylights, inserting additional bathroom roof vent, and window silicone sealing. My roof required 23 squares (sorry I forgot exact squares and didn't have the estimate in front of me as i'm writing this review. <br /> Quality of work and material: I chose Landmark Pro shingles and velux skylights. The quality of the material is very good so far. I had 4 heavy rains so far and no issues. All shingles laid correctly over the gutters. Clean up 100% with magnetic rollers. I had an issue with their work quality over my bay windows, so I called John and Susie while the workers were still at my home. Susie and John resolved my bay window roof issue immediately and it was made beautiful! So my bay windows roof had dwells. Their workers did not do a sloppy, but they just placed the bay window new roof shingles as it was before with dwells. After the workers talked with John and Susies, all dwells were corrected. Their workers were very friendly and cooperative, and efficient. My roof was completed in 1 day, 6am in the morning to 7pm. The windows silicone workmanship is professional, all 24 windows including second-story sealed beautifully.  <br /> Suggested improvements: No improvement necessary for their honest practices and execution with such integrity and professional communication with me. As for prices, always cheaper would be nice, but to all the readers, please consider that MAGE is a business too and everyone has a livelihood to sustain. MAGE prices is very reasonable.  As for provided services, I would suggest (again only a suggestion, maybe their a potential business market to tap into) that MAGE become MAGIE (Mid-atlantic gutters interiors and exteriors). So, I also wanted a full exhaust fan installation, but MAGE only performed exterior services. MAGE did provide the service of making the roof cut-out and installing the vent with awesome cap sealing practice (ice shield and shingles around vent cap). By myself, I installed the exhaust fan and venting to the roof vent cap. <br /> Overall: I am grateful that I found an honest, trust worthy, and dependable business with very reasonable prices. Kudos to Susie, John, their roofers, and the "window sealer guy". To Susie and John, please thank all your employees who were involved . <br /> To the readers: thank you for reading and I apologize for any grammatical mistakes or typos. <br />"

"I had a great experience with Glen Burnie Roofing to replace my roof. They were responsive to emails and phone calls. The estimate process was straightforward and transparent, with Mike answer all my questions clearly. Their prices were reasonable and competitive. Overall, I found working with Glen Burnie Roofing, especially Mike, to be a smooth and easy process for a pretty typical roof replacement."

"This company was wonderful to work with right from the beginning (initially contacted through Angie's list on 8/15/14, estimate performed on 9/03/14, and work completed on 9/10/14).   There were a few hiccups in initial scheduling, but part of that was our fault (we weren't paying attention to the voicemail message providing us with a different phone number to call because they were having phone issues in the office).  Every single person we dealt with was extremely friendly, professional, and very knowledgeable.  They made us feel at ease about the work we were getting done.  <br /> Horizon's quality of work is excellent!  I realize that only time will tell, but so far we've had a couple of very heavy rains since the work was performed an no leaking has occurred.   The aluminum coating they put on the roof looks fantastic - and there are no paint splatters anywhere on the house from the coating.   The guys did a marvelous job of cleaning up after themselves too - we couldn't even tell they were here.  Most contractors I've dealt with, including other roofers, leave behind a giant mess to clean up - and worse, they leave nails behind for people to step on or drive over with their tires (why do contractors do that?)...   anyway, you don't have to worry about any of that with Horizon.  <br /> We are relieved to have a roofing company that is so experienced with flat roofs in Baltimore City.  Horizon Roofing, Inc. will be our permanent go-to company if/when we have any roofing issues in the future.   It is so wonderfully refreshing to receive such top notch, quality service that you can trust!  <br /> <br />"

"I called James Mcdonald to get an estimate for roof repairs after the severe storms we had earlier that month-I had a leak off and on for about 6 years other roofers could never fix, but the storm really caused it to flood in-James and his crew showed up and identified the problem within 20 minutes, and also offered me a more economical solution than any other roofer I had talked to,everybody wanted to sell me a complete new roof for a lot more money which was not in my budget-Jim and his crew showed up the next day and removed and replaced all damaged wood and reroofed the section expertly and came in $300 less than estimated which totally and pleasantly suprised me-since the job was completed we have had a lot of rain, I have not had a drop of water anywhere in my home-james was polite and took the time to explain every detail of what was wrong and how he dealt with it-his crew was friendly and super hard working-I have total confidence in Mr Mcdonald and would recommend him to anyone"

"Lucky for me, a recent windstorm ripped off my gable fascia. I say lucky because my insurance adjuster brought with him Randall Specht from ReBuild Inc. He also inspected my 3-yr old roof and, although there was no wind damage, Mr. Specht identified shortcuts taken by my original roofing firm –shortcuts I would never have seen nor had the knowledge to identify. According to the shingle manufacturer, those shortcuts were not in accordance with their approved installation methods; problems would not have been covered by my warranty nor would any resulting damage. Although Mr. Specht was brought in only to identify potential wind damage, his professionalism and patient detailed explanation provided me with enough information to intelligently discuss the installation issues with the manufacturer and my original roofing firm. Then, after the original roofer “fixed” his installation errors, I had additional questions about the repair quality. Although I am a civil engineer, I am not knowledgeable about roofing practices. Recalling how professional Mr. Specht was, I contacted him again. He was as generous with his time & explanation as he was originally. Kudos to ReBuild!! Mr. Specht’s professionalism – his honesty, customer service and…kindness -- speaks volumes about him and ReBuild. He went out of his way to ensure I could have my original roofer fix my roof correctly, even though nothing was in it for him or for his firm. This company is what we always hope for we get when we hire a contractor; they will be the first one I call when I have a remodeling project or need a repair done. They are the ones I will recommend to my friends and neighbors."

"<p>I feel words are not adequate to describe Mr. Dayson Schafer and his team (Travis and Ryan).  From first contact with Dayson in May 2015 when I received an estimate until the final installation and then follow-up call has been fantastic.  This is a small, family-owned company but Dayson really does work hard at getting in touch with everyone as quickly as he can.  But keeping that in mind sometimes you may need to reach out more than once - but let me tell you it is worth it.  Dayson's professionalism and integrity is something that you don't find every day.  His grandfather has taught him well :-)  In each conversation I had with Dayson, I knew and felt he was a straight shooter - and while yes he is running a business - he is not out to gouge your pockets.  He was nice enough to look at a few items at my house during the first estimate even though they were "down the road" projects.  He gave me honest answers on what he thought could wait and not wait and how to "make it through" till the funding was available for the next project.  We spoke about everything from the door he came to quote to some issues with the siding on one side of my house.</p> <p>While we did have a longer than anticipated wait on the door being manufactured, Dayson was apologetic the entire time (for things outside his immediate control).  He kept me informed the best he could.  I remained patient because I found I really trusted Dayson and couldn't imagine working with someone else.</p> <p>On the day of installation, Travis and Ryan were to the house first and got to work immediately.  All the while dealing with me asking tons of questions :-)  They were patient with me and so nice to talk to.  They explained everything they were doing very well and answered all my questions to my satisfaction.  Dayson was "in and out" throughout the installation and portico fix but was just a phone call away if I had a question.  I did question the portico a little bit and both Travis and Dayson explained the process a bit more - replaced a bit more than originally estimated - all to ensure I the customer felt confident in there work.  </p> <p>Before they left, we did talk a bit more about the issue I had with my siding when the weather changes - They were nice enough to climb up the ladder and fix it at no charge.  Eventually it may need replaced but they were so helpful in explaining what they saw and how this should keep me from being on a ladder in the cold and wind :-)</p> <p>Dayson has also followed up with me via phone and email about the work.  We just talked recently as he stands behind his work.  My screen door is a little "tight" so he has said he would come to adjust it.  I also sent him a photo of a bend in my screen door, I am not sure if it was there or if it happened later and he said he would address that as well..  While I am in no rush, he stands by his work and will be out in the next few weeks to address these minor things.</p> <p>We have had a few rains since the install and I have no more leak in my door :)</p> <p>I can't imagine working with anyone else as I go forward on the type of work he does.  This is a first class company and it was so nice to work with them.</p> <p><br /></p> <br />"

"I was not impressed. We could not see the door before hand, there was no where for us to go to look at it either. There was no paper work provided and just had to go off his word. When I asked for past customer's names so that I could look at the finished product, he told me "they will not want strangers tromping through their house". In the past, contractors had voluntarily given us this information so that way we could feel more comfortable hiring them. When I later mentioned that he told us about going to a past customer's house he told me he never said that and I felt like he was calling me a liar. When I went over it again in more detail he came back and said "I don't remember ever saying that". The installers came out and took out the old door. It had been raining so we had to reschedule. They had a bit of trouble getting it out but they were able to. Chris, co owner, said that they would use foam to seal any gaps. My husband pointed out a gap and Brian (?), the head installer, said "no one will notice once we cover it up with the trim", not going to fill the gap at all. They some how got white caulking on our brand new mud mat, which I had taken away from the door so it wouldn't be in their way. They also left muddy foot prints in my kitchen. The screen doesn't want to roll smoothly and constantly hangs up on something. Turns out that the factory didn't trim the excess screen off the edges on the upgraded door, that they had voluntarily ordered for us. They had to cut it with a knife at my house. A few days later, Fred, the other co owner, came out and installed the screen one step below that they provided. He had trouble getting it into the track, but thankfully it rolls. Apparently, what came with the Big Deal was the standard door, which Fred came out to install. They didn't tell us this til after it was installed that it only comes with a standard screen door. None of the corners meet each other however, at this point I'm happy I can close it. I was washing the outside of the door last week with a microfiber cloth and it felt like there must be some glue residue still on the glass. Come to find out, there are ripples in the glass, so it is not a smooth surface. They came out and looked at it and told me "don't worry about it, it is not a safety issue. Sometimes this happens with tempered glass. We can replace this side but can't guarantee that the new one wouldn't have ripples either." Everyone was nice enough but not at all professional. When I called them about the ripples it took them 2 days to get back to me. This was not over the weekend either. They did finally end up giving me some contact info for people that are 20-30 miles away from me. They kept telling me how they did lots of installations in my area. That, to me, is not in my area. That is pretty far away. On the door that they installed, the handle had a real rough spot on it. My husband pointed it out to them so they replaced it with another one that they had in their truck. The latch is pretty floppy. Maybe it is to be that way, but it doesn't seem it should be. It's not a very high quality door by any means. I would not use them again or recommend them to anyone. Again, they are very nice, but not very professional. Chris also told me "It would have been better to buy the door from us rather than through Angie's List." They also didn't even give me a brochure until after the door was already installed. Fred did try his best to get us taken care of and to be helpful."

FAQs for roofing installation & roof repair projects in Hydes, MD

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
