"We have a 582 sq ft Western cedar deck, approximately nine years old. Heavily shaded. Four years after the initial application of stain, I prepped the deck with a deck stripper and brightener, using a pressure washer and deck brush, then used a hand pump sprayer to apply two coats of stain. I had purchased a trade product, TWP semi-transparent oil-based cedar tone total wood preservative/stain/sealer. The entire process took four days and 4 gallons of stain. The appearance was satisfactory at the time, but I was not happy at the the amount of time and effort required to complete the job.
Five years later, the deck is now nine years old and badly in need of refinishing. This time I consulted Angie's List and contacted John Winters at U Buy I Apply Staining. He arrived at our home the same day to provide an estimate. On the minute. Upon examining the deck, he said the job would consist of hand sanding the deck with an electric palm sander, then application of the stain with a brush. His plan of action was to sand the deck and apply one coat of stain, returning the following day to apply the second coat.
However, I had already purchased a new supply of the same product I had used five years earlier, and insisted on using it rather than a product from a paint store or home improvement store. John was unfamiliar with this product, but agreed to use it. A key difference in the TWP product is the requirement that it be applied "wet on wet", that is, do not allow the first coat to dry before applying the second coat. He contacted the manufacturer directly and discussed the application with a TWP product specialist to confirm the wet on wet procedure.
I was skeptical at his contention that there was no need to prepare the deck beforehand, so the day before his appointment, I proceeded to pressure wash and scrub the deck in preparation for sanding. After doing 1/2 the deck I recognized I was wasting my time and resolved to let John do it his way, and then comparing the finished product on the surface I had pressure washed vs the remainder.
On the appointed day, John was running late but kept me informed and ensured I was not being inconvenienced. He finally arrived within five minutes of his latest estimated arrival time, 9:30am. He had one assistant with him. He immediately pronounced my effort at prepping the deck had been unnecessary, then proceeded to sand the deck. When the entire deck had been sanded, I could see he was correct. The entire deck presented a like-new surface, ready to accept the stain. The stain application was uneventful other than the fact that the wood was clearly thirsty, rapidly absorbing the stain within minutes. Employing the wet on wet procedure, John and his assistant actually completed the entire deck the same day, sanding, then applying both coats of stain and then cleaning up, all done by 8pm. Using the brushes, they ensured full, penetrating coverage, no pools of stain, and they used less than 3 gallons of the five gallon can of stain.
The following day, and the day after that, have revealed a deck surface that looks and feels better than when the deck was brand new. A third finishing coat (my option) will be applied following renovation of the swimming pool later this summer.
I am completely satisfied with the job done by John Winters and his assistant, Armando. They were clean, friendly and courteous. They were professional. It's evident that he enjoys this work and takes pride in the results. I recommend him without reservation and look forward to his visit to apply the third coat."

"Excellent service. My front door was 9 years old and weathered. The door was taken off its hinges and sanded to remove the old stain. I was offered a selection of stains, it was tested, and when I confirmed the color, the door was re-stained. Now it looks brand new. If you have new hardware, they will install it for you."

"They will finish the job soon. They are perfectionists. They are hard working. It is a family-owned business. They would start at 8am and work til 5pm. They would spend the last hour cleaning from 4 til 5. They are meticulous. Their work is superior. They are customer friendly. They bend over backwards. Their only drawback is their price is high. I hired them because their rates were high on Angie's List. They still have to paint my garage and then they will be finished. You get what you pay for. Any changes you wanted to make they obliged but their was a price. But their work is outstanding. I thought about not using him because he would not come down on his price. But his recommendations were high and he deserved it. I have had others paint here. Their work ethic was not as good."

"I have wanted a San Francisco "Painted Lady" style Victorian house since I was a little girl and first saw them in the intro to the TV show "Full House." Well, that little girl grew up and married a man who didn't want an old Victorian house with all its potential age-related problems, but recognized my wish and said, let's get a new construction home, and you can make it look like a Victorian house. So here we are. This dream has now become a reality. My new construction home, while beautiful, was painted a builder neutral which just isn't me. I found Texas Professional Painting to be exactly what's in their name: Professional painters. They listened to my dream paint job and brought it to life, even with a rather complex paint plan unusual to Texas. What was once a brown on brown on brown house is now a gorgeous sea green with turquoise accents and framed by a cloud white trim, with the front door and back doors repainted in a deep ocean blue. My neighborhood and the surrounding neighborhoods are filled with neutral-painted homes and I have already seen neighbors slamming on their brakes as they drive past my house, or stop in my driveway as they are walking by my house, because it's the only one in the neighborhood painted like this. I highly, HIGHLY recommend Michael Cardenas and his amazing team. Not only were they on time and professional, they were affordable. I was quoted for as much as $8,000 by other companies, and I just plain couldn't afford that. Michael quoted me half of that. I got my dream "Painted Lady Victorian" exterior with a flawless result at a fraction of what it would have cost me elsewhere. I am so happy that I went with Texas Professional Painting, and if/when my neighbors and friends ask me where I got it done, I will be glad to tell them and hand them Michael's card. If you are looking for a great painting team, go to Texas Professional Painting. Michael and his team deserve your business."

"I would like to share my experience with Stain Concepts LLC. The company was referred to me by a friend who's house turned out beautiful. I spoke to Mr. Brandon. I explained to him my situation that I had with my concrete floor and I was very surprised that he did not try to sell me his work or get my number to come and give me an estimate. Instead he offered his advice and gave me some helpful options on what would have been a costly project. He said that I could do that myself and offered help with DIY suggestions. nowadays, the companies tried to squeeze every penny out of you and try to get the job for themselves. Mr. Brandon was not like that. he is a very honest, trustworthily person. helping communities without breaking our bank. we need more people that Mr. Brandon. very professional. Sincerely, Ray M Knights of Columbus, St Mary Magdalen."

FAQs for exterior home or structure paint or stain projects in Jourdanton, TX

Painting vinyl siding is a budget-friendly way to revive curb appeal without paying for new panels. As long as the boards aren’t warped, cracked, or leaking, a coat of high-quality acrylic paint can buy you another five to 10 years before replacement.

Stick to lighter shades so the siding doesn’t soak up excess heat, and prep the surface well for the paint to bond. If you’re seeing rot or moisture damage, skip the paint and plan for new siding instead.

High-quality acrylic paint is recommended for vinyl siding. Acrylic paint adheres firmly to vinyl surfaces and resists peeling and fading, providing a sleek and long-lasting finish. Ensure the siding is thoroughly cleaned and prepared for optimal results. Your exterior painting pro has the expertise to properly prepare your siding’s surface to ensure proper adhesion.

Priming is not required if the vinyl siding remains in good condition and is properly cleaned. However, if the original color is severely faded or the panels have become porous, priming becomes essential. Priming provides a smooth, even base that improves paint adhesion and enhances durability, ensuring the acrylic finish adheres properly and lasts longer.

A paint sprayer is the quickest, most consistent way to coat vinyl siding. The fine mist reaches grooves a roller can miss and lays down an even layer in a fraction of the time. You’ll still need a brush for tight corners, but a sprayer slashes labor hours and reduces lap marks.

If you’re renting equipment, ask the supplier for a tip size made for exterior acrylics so the paint atomizes correctly and sticks to the siding.

Painted vinyl siding lasts between five and 10 years. The durability depends on the quality of the surface preparation and the local climate conditions. When the siding is thoroughly cleaned and prepped, and high-quality acrylic paint is used, the finish endures longer. In hotter regions, the lifespan may be closer to five years, while cooler climates help extend it.
