"The plumber replaced a water filter faucet I had boughten and fixed two dripping faucets. I have another set of faucets that he checked out that are so old that we can not find cartridges for and I will probably have to replace completely in the near future, and will require tile work and/or retrofitting. He phoned at the beginning of the day to let me know about what time he would be on his way, then again when he was on his way. He was prompt, courteous, and wasted no time getting right to work. Fair priced. I will definitely hire them again. |"

"Very prompt with all appointments. After assessing our problems, wrote up an estimate with various options so that we could decide the best solution. We had a leaky hose on our washer, plus corroded shut off handles for the washing machine, water heater, and water supply to our refrigerator. We also needed to replace our water softener that had not been working for a long time. They repaired/replaced all of the handles and hoses for the washer, as well as install a new water softener. We loved that they listened to our needs and presented a variety of options so we could choose the best option for our needs. The costs for all work done was more than reasonable, they were polite, professional, and always on time for our appointments. Very happy with the work that was done and would definitely recommend to our friends.  <br> <br>"

"Chuck and his team made my dreams into reality and exceeded my expectations. Their work was impeccable! The team with Chuck were skilled, knowledgeable and proficient. They totally remodeled three bathrooms in a very timely manner including plumbing, electrical, flooring, Wall construction, tiling, and painting down to the smallest details. My new tub is fabulous with a built-in shelf behind it! Any minor imperfections were addressed quickly and to my satisfaction. As a whole, you can trust this company of skilled people to be honest, trustworthy, and reliable! When the project was completed I did not hesitate to hire them again to build a beautiful deck for me. They transformed my backyard patio area from an eyesore to an exquisite living space. In this day and age where there are so many contractors it is difficult to choose, but using DreamMaker with Chuck and his team was one of the best decisions I’ve ever made. I would not hesitate to hire them again when it’s time for me to remodel my kitchen. You will not be disappointed when choosing dream maker."

"Our house is over 20 years old and desperately needed a bit of updating. We had an odd shaped master bath with a very large tub we wanted to remove. Our shower was tiled with slate that was not maintained by the previous homeowners. Keith’s team helped us turn a dated bathroom into a modern masterpiece! Every contractor he used had nothing but amazing things to say about him, and everybody that knew anything about the craft commented on his teams meticulous craftsmanship. I highly recommend Keith and his highly skilled crew!"

"BACKLUND PLUMBING service turned out good. Nothing stood out about their service either good or bad. I don't think there's anything they could have done to make the experience better. I don't know, I really have no comparisons for the price, really. I think so, I would use them again in the future."

FAQs for plumbing installation for a remodel or addition projects in Kennard, NE

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
