"Pinnacle Roofing provided an extraordinary experience exceeding all of our expectations. After watching hours and hours of roofing and solar installation videos and studying other peoples' systems, both our roofing and solar are more meticulously installed than any other roof or solar install I've seen anywhere. It really is beautiful. We unfortunately discovered a lot of rotten wood (trusses) under our roof during the process which added considerably to our project costs. Even with the enormity of added work involved, given how competitive Pinnacle's quotes were to begin with, we were still able to finish the project under the cost of some of our other bids and they still hit our schedule deadlines. This was a huge purchase/investment for us and I feel enormously grateful to have undertaken this with Pinnacle Roofing. Profound gratitude to their roofers who were so delightfully friendly and committed to the mastery of their work despite working in rainy winter weather. We were beyond blessed and thankful to have a roof over our house in time for Christmas despite all of the extra work. And big thanks to the solar installers who took the time to maximize the installation aesthetic down to every last inch of panel placement. It is rare that you find the most competitive cost, quality, and customer service all in the same provider. Thank you Pinnacle."

"I hired Larry Haight's Residential Roofing to replace my torch down tongue and groove flat roof with IB. After the Bomb Cyclone November storm, I hired them again to repair my IB flat roof. I worked with Randy & Heidi May on these projects as well as a different estimator and project manager for the repair. They did a quality job. I would hire Larry Haight Roofing again."

"Marlo was a real find. We had a serious leak on one of our single family family rental residences dating back to November. Initially, we had a so-called leak specialist for a $350 minimum fee who totally mis-diagnosed the location of the leak and blamed it on on a "debris dam" in one of the valleys. He said cleaning the roof would solve the problem. He didn't even enter the attic crawl space or put up a tarp. Turns out his "professional assessment" was on the wrong side of the roof. We cleaned the roof and and repaired the drywall. The roof began leaking again and the repaired drywall had to be repaired again; this time the damage was much larger. I called Marlo and he came out to the house the same day I called. He discovered the source of the leak and repaired it the next day. He had a sub do the drywall repair. Marlo provided extensive photo documentation of what was wrong and how he would repair it. They drywall repair was excellent; it was impossible to tell there was any damage. They treated for mold as well. What impressed me most was Marlo provided me a 10 year warranty to cover the roof repair AND any ensuing drywall repair. Marlo is very personable and energetic. He also did a minor skylight repair gratis. A real headache that had been plaguing me for months (unhappy tenants) was resolved in matter of days. God bless Marlo and his responsiveness and forthright honesty."

"Elite Roofing replaced our roof in January. They left quite the mess; nails and shingle pieces . They broke two fancy porch posts cap. They said they would replace or credit. They did neither. Only $20.00, but I wish they had honored their promise. Lastly and most important was that had to replace some plywood on the roof deck. They charged us for 18 sheets. The actual roof is 464 sq ft. so actually 15 sheets. Calling them did no good what so ever. They insisted their numbers were correct even though I am standing here with my tape measure. No offer to have someone stop by to double check. Nothing. If you use them, I hope that you have better service then I did."

"Mr. Ramos and his crew did a great job replacing our rambler's roof. From the initial estimate to the final stage, he was communicative, punctuate and the result was beautiful. The quote was extremely reasonable as well, and he was there personally for the whole installation to ensure everything gets done right. Our front patio is prone to cracks and he also made arrangements with the delivery company to make sure no risk or damage is done. He also pointed out we need to install additional ventilation to ensure roof life and we trust that he will do a great job on this as well."

"They did great work and explained things thoroughly, all at a reasonable price. I have used them several times and been satisfied with their work. The only problem has been communication on the last job, which was dropped."

FAQs for roofing installation & roof repair projects in Lake Stevens, WA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
