"On Tuesday morning, January 27th, our top floor tenant let us know that water was leaking into his apartment through the living room ceiling. Based on the location of the leaks, it seemed clear that the water was entering near the drain, in the northwest corner of the roof. I called our regular contractor to fix the roof but he was unavailable so I went onto Angi and started a project. About 30 seconds after I submitted my project, Rick from Affordable Roofing called me. He said he would come right over and asked me not to take calls from any others responding to my project on Angi. I agreed and waited about an hour and a half for him. He arrived and we went upstairs to look at the ceiling leak. He looked out the window at the icicles coming down from the roof and then he said "We can fix this right away". He then wrote up an extensive contract stating "Flat roof repair Roof repair Clean off entire roof from any debris and dirt. Inspect entire roof for any flaws. Repair all roof damages and leaks as needed. install GAF Liberty SBS Self-Adhering Cap Sheet overlap to insure water tight Resistance and durability. Insure Pitch correction Reflash all roof vent pipes, drains and exposures on roof. Job will include 15 year warranty on labor and material. Also includes 6 month annual inspection of roof. Job duration: 1- 2 days depending on weather Warranty: • 15-year warranty covering full maintenance and repair, including leakage, snow weight, Contractor Assurances: • The contractor guarantees the use of experienced and trained professionals, along with high-quality materials. • All work will be completed in accordance with industry standards. • Any additional costs will be pre-approved by the customer in writing. • The contractor will maintain General Liability Insurance and Workers’ Compensation. License Number: 2092512-DCA NYC" The price for this work was $3500, high but it was an emergency and I thought I would be getting my whole roof fixed up. We signed the contract then Rick asked for a $1000 deposit and he said "I'll be back soon with the guys". I paid him via Zelle. As he left he said "you better be sure you have the cash for the rest of the job when I get back because Zelle won't let you pay the whole amount." I said "no problem, I can zelle from another account". About an hour and a half later (at about 1:20pm) he returned with an employee, a shovel, a bucket of roofing compound, and a 5" putty knife. His worker went up on the roof and cleared the ice and snow from the area around the drain and then applied roofing compound with the putty knife. I had to make a phone call so I was inside my apartment on the first floor when he texted me "we're done" an hour later. I went out in the hall and he showed me a picture of what they'd done. I said "That looks the right thing for today, when will you return to finish the work?". Rick said "We're not coming back, we're done, the leak is fixed". I was dumbfounded because the contract very clearly stated all the work he was going to do to repair/restore my roof and they'd just spent an hour slapping roof patch onto a roughly 2' x 5' section of my roof. I suggested that I could hold back 30% of the contract until they finished the work but Rick was insistent. He said "You have to pay me the full amount today -- I have partners". Then he said, "I made the contract before I knew your roof was covered with ice. There's no way we can complete the work in this condition". I responded that he should return another day, once things melt, to finish the job. Again he was insistent about being paid in full that moment. I was getting very nervous at this point -- I felt he was intimidating me, bullying me, into paying. So I panicked and just paid him. It seemed like the only way to get him to leave. I told him that none of this was sitting well with me and he claimed he would return when the ice melted. The whole event was very upsetting -- I felt that he had intimidated me into paying him $3500 to do a couple hour of work (and that's being generous -- I just looked at my text messages and they were there working for exactly one hour). The next day, on Wednesday January 28 I texted Rick and I explained how disappointed I was. I suggested that he should write up an invoice for the emergency roof repair (which is the work that was done) and return the balance left from the $3500 which was for more extensive repair. He said he wanted to "make it right" and later in the day he called me. When we talked he did not offer a substantial refund (I believe the most he offered was $500) and he continued to repeat his idea that the contract was invalid because there was ice on the roof. He also said he made a mistake when he wrote the contract for extensive roof repair rather than an emergency repair. He also said, "I've never given money back to anyone -- I'm only considering this because you've been an absolute gentleman". I told him the ball was in his court and he needed to do the right thing and give me a substantial refund. He wanted me to call him back to discuss more but at this point I do not feel comfortable communicating with this person any longer."

He also sealed the edge of the tiles and re-nailed a few loose tiles. He did a professional job at a reasonable price. It was a freezing, windy day, but he never stopped working. They did extensive exterior scraping of our 3-story building, spot treated, and waterproof painted it. He walked us through the process as far as dealing with the city. "Signed a contract to replace half the roof for $5000 after assurance of no hidden cost and nominal cost for replacing some plywood. Due to rough weather the job was performed 3 weeks after signing. The roofer did not cover the roof with tarp and also spoke to Allstate who denied all my claims for damages. I was billed $1600 in addition to $5000. I have paid the $5000 but I deem the extra billing excessive. I was not informed of the cost for approval. I am willing to come to terms with the contractor and would like Angie’s list to review and work out a compromise. It also points to the level of service offered by the two contractors referred by your company. One bid for $2500 and precision roofing came in at $5000. I signed with Precision because of their assurances as an established company with a fixed cost. It has turned out not to be the case."
