"Demmons roofing did an excellent job of reshingling our summer camp. They stripped the old roofing, installed new shingles with ice and water shield, and did a super job of cleaning up after, all in just one day! Daniel answered all our questions and concerns before starting work. The roof looks great and the price was right. We couldn't be happier. We will definitely hire him to do our next roofing job."

"Glenn and his crew were always pleasant and very professional. The quality of work was exceptional. They installed new windows, new siding, insulation, drywall, flooring, remodeled 2 bedrooms, 2 bathrooms, my kitchen, and 2 living spaces. Outside, they built a deck with built in seating, laid stone for a walkway, and reshingled the exterior of the house. Glenn laid beautiful wide plank pine floors, installed large picture windows, and worked with the local Amish community who custom designed and hand made the cabinets for my kitchen. The work was completed last year, but recently I had an issue with a leak in ceiling around my chimney. The leak was caused by an issue from before Halldale builders started the renovation, but Glenn was still able to come right out and fix the roof as well as the drywall in the ceiling. Great work and great customer service. <br />"

"Excellently.  He showed up to do the estimate at the time and date he said he would.  He followed up with status when he said he would.  He reconfirmed a few days before starting the work and completed the work within the estimated time and at the estimated price.  His crew and he did an excellent job, and a neighbor requested that Brian do his house as well.  His crew were professional and mature workers.  We plan to use him on another house within our family within the next year or so. <br />"

"Mike Gallagher of Gallagher Roofing is one of the best contractors I've hired in several years. Our house was built around 1910 and when we bought it in April of 2011 we knew it needed the roof replaced but, we hoped to defer the job until 2012. However, immediately after hurricane Irene passed through Old Town the roof began to leak. We immediately began the search for a roofer that could do the job quickly. We found Mike on Angie's list and we called him up. He was prompt in providing his estimate (the next day) and he clearly explained what he was going to do. Mike also clearly explained any variables and how much each could impact the cost. Mike started the job on the day he committed and he finished very near the estimated completion date. Mike and his crew showed up to work every morning and they put in a long, hard day. They did a really good job of cleaning up when the job was completed and we're confident the job has been done right. Mike was an excellent communicator and he always followed up with everything he committed to; if he said he would call me the next day, he did it...every time. I would highly recommend Gallagher Roofing based on our experience with with them."

"Office staff was courteous, and scheduled for next day. Workman was friendly. I thought it odd that he had to go back to his shop for something on such a simple job. I didn't get an estimate at the beginning--my bad--and the bill was exorbitant. When I called to ask for a breakdown between labor and parts, what I got instead was a different figure and an apology, saying she'd "entered the wrong job number," or something similar, suggesting that they just charge by the job category. I don't like this way of doing things. The fitting he put on my faucet is not anything like the standard fitting for an outdoor faucet, and it's mounted way off center. Sloppy job."

"Ernie Haas provided a very thorough examination of our roof which enabled us (after much back and forth with our roofer (DCF Contracting)) to ensure that all necessary and required repairs were made to our roof. Mr. Haas stayed in contact with us for more than a month to ensure that any questions or issues we had were addressed."

"Although the project turned out to be more complicated and took longer than expected, this had little to do with <br /> the builder or his sub-contractors. Primarily the delays were due to weather, financing issues, and poor <br /> communications on the part of the town's code enforcement officer. <br /> Let me address this last issue first. Everything seemed to be alright until the pad was poured. The code <br /> enforcement officer was upset that she was not notified prior to the pouring of the cement so she could inspect <br /> the forms and re-bar. This and quot;misunderstandingand quot; occurred because the CEO never communicated to either myself or the <br /> contractor at what points during the project she wanted to perform inspections. However, from this point forward <br /> the CEO seemed to question every aspect of the project. Demonstrating considerable restraint and diplomacy, most <br /> of the time the contractor bowed to her demands (he was much , but drew the line at her trying to force him to <br /> install a water shutoff valve in a location that would likely have caused our well pump to burn out. In this <br /> case Greg Bragg stood his ground, backing it up with State of Maine statutes. <br /> With respect to the weather, June 2013 was one of the wettest on record for Maine. As far as financing, the <br /> magnitude and cost of the project exceeded what we had budgeted and we found out just how difficult it is to <br /> secure financing for rental property, especially if you are setting up a used mobile home. Consequently, we had <br /> to break the project into two phases. <br /> The demolition of the old house and initial site preparation went very smoothly as can be seen in this 8 minute <br /> YouTube video (http://www.youtube.com/watch?v=CWaJEgV2iJE). <br /> Getting the mobile home onto the pad was a bit more interesting since the ground was still very muddy from all <br /> the rain we received in June and July. Fortunately, Greg Bragg of Bragg Builders had the foresight to keep a <br /> bulldozer onsite. As can be seen in this 8 minute YouTube video (http://www.youtube.com/watch?v=ioZ1IFl-3CQ), <br /> the bulldozer was absolutely essential. <br /> The only other issue related to Bragg Builders portion of the project was a ruptured water line. Prior to <br /> constructing the gravel pad a brand new water line was installed and was even packed in sand to ensure rocks <br /> would not rupture the line. Unfortunately, a rupture occurred anyway. Fortunately, the contractor promptly <br /> installed a new water line, at no charge to us. <br />"

FAQs for roofing installation & roof repair projects in Bangor, ME

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
