"He gave us the lowest estimate we had had for this job, and his estimate also included removing the old roof, which the other estimates had not included. The final price was higher than the estimate because we added the ridge vent and removal of the chimney at his suggestion on the day of the installation. We are happy for both add ons. His crew arrived early on the arranged day, and they got the job done in less than four hours. They laid cloths around the house to catch debris and were careful of the plants. <br />"

"The workers were on time and each day they made sure that the area around the house was cleaned up.They did some repair on my chimney which turned out better than I expected. Chad did a wonderful job explaining what needed and not needed to be done. He was always available when I had questions . I would recommend them to anyone needing any roof repairs."

"After accepting their very fair proposal and mailing it, they called me the day they got my signed acceptance and asked if they could come out the next day. He said they would arrive at 6 a.m. They did! They tore off the old roof and replaced it with a new one. They did a great job and were very conscientious. Everyone I asked recommended them and now I will also recommend. They were very professional and left no messes whatsoever. Would definitely use them again!"

"Heinz Roofing just finished installing a beautiful new roof on our house. We were impressed by the quality of their work and their attention to detail. Even though it was not called for in the contract, they replaced the old drip edge with a new one that matched the color of our gutters and trim, while the old one did not. They arrived by 6AM and worked until dusk to finish the job and make sure that all debris was cleaned up and the yard left in good order. We highly recommend Heinz Roofing to anyone needing a new or replacement roof."

"Shingles were installed to code and properly. Post install clean-up went well. Work was done as quoted. Customer communication poor, interface people did not know why was going no on and could not answer questions accurately. What matters is that the roof was done properly and so far it seems to be okay."

"Very pleased with all aspects of this project by Swanson's Roofing. From the initial visit for the estimate to the final clean-up. We got 3 estimates for our project, and Swanson's was the highest of the 3, but they impressed us so much with their proposal, that we decide to go with them. We knew ours would be a difficult project, because all of our existing plywood sheathing was substandard, weak, and decaying. We would need all wood sheathing torn off and replaced as well as new roofing. They gave us plenty of notice when they would be coming. We are retired, so we were at home to watch the whole process. They showed up on time at 7 a.m. the day of the project. The crew descended on our roof like a swarm of locusts. We counted 14 workers on the roof at one time, all wearing proper safety gear I might add. We watched them work up close from our 2nd story windows, and we got to see what hard work this was, but how skillfully they did it. We asked them to add a few pieces of missing attic insulation and insulation baffles for us, and they willingly did so with a smile. The entire project was finished by about 2:30 p.m. Amazing. They spent a long time (all 14 of them) going through the yard to clean up debris, nails, etc. The roof looks beautiful, and should last a long time. Certainteed provides a 50 year transferable warranty, and Swanson's backs that up with their own lifetime guarantee on their workmanship. Swanson's is a company that definitely understands the concept of customer service. This is something that you don't see too often today. I would highly recommend them to all."

"Our "only" negative comment about Ground Zero Shelters is that they do not come to a persons residence to give the sales pitch and demonstration. You must go to their showroom or see their product at a home show. This being said, we were extremely happy with the sales experience, reminders and installation of our shelter. They called about 10 days prior to the installation for a reminder, their installers called the day before and the morning of the installation to remind us that they would be at our home at the designated time. They showed up as promised and were completed with the installation in less than 1 1/2 hours time! Thank you Ground Zero!"

FAQs for roofing installation & roof repair projects in Lexington, IL

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
