"I don't normally write reviews ( when things go bad) but, I do give praise to any work I have done where they crew is friendly, exceptional in their craft, that is EXACLTY what I got when I hired Hillcrest Roofing & Siding. These gentleman worked non stop in the Jan cold winds and did a complete roof replacement including the decking, their work ethic is first class along with the workmanship. When the job was complete I didn't have to lift a finger to clean anything up. BRAVO Gentlemen. They also traveled from the Lancaster area to lower bucks county. Old world craftsman ship still does exist."

"The last of my summer projects was to get the roof cleaned.   I was tired of looking at the black algae and green moss that had overtaken the roof.   All of the other outdoor work I had done to the house was overshadowed by the dirtiness of the roof.  My neighbor even commented that I should get the roof clean, and that's when I decided to call Landis Roof Cleaning.  Within an hour or so of the call, I received a quote with a contract attached via e-mail just by giving my street address.  I replied that I was interested but wanted the owner to come to my house to look at the job and provide more details about the process of the cleaning. He came the next day, and I accepted his offer.  So between the initial contact and the job being complete, it took less than 72 hours!   Barry Landis was punctual, very accommodating to my schedule, and I didn't even have to worry about re-connecting the extension gutters on the ground, cleaning up the sidewalks, the flower bed, or driveway after he left!  He made sure those areas looked the same as when he started the job! Barry was professional from start to finish.   I can't believe the difference in my roof now!   It was restored to almost looking new again.    I am so glad I made the call to Landis Roof Cleaners.  I thought I needed a new roof, but what I needed was for it just to be cleaned. <br />"

"Their company foundation is good with regards to family and church. They have the technology to measure your roof and still provide a quote even if it is raining outside. John was delayed in calling to say he would be late and arrived 50 minutes past the original appointment time. We requested GAF materials and Timberline HD Lifetime roofing materials. We asked specific questions regarding their workforce, preventing damage to the lawn, insurance liability, contractor numbers, etc., Ultimately, the deciding factor for us when looking at value and price was to go with another contractor that provided the exact same value and was more prompt with a greater longevity of their workforce for about $2,500 less (but not less in service or quality). Out of 3 contractors, I only had 1 who did a follow-up call (not pushy either). Estimate was for a colonial house inclusive of small porch roof and two dormers and garage. Quantity for just roofing shingles 3 tab, 130 mph rating was 20 SQ. I never recommend going with a large company or "fly by night" roofing company so I absolutely suggest getting quotes from local companies like Best who will do it right!"

"My home has a 100+ year old slate roof in disrepair and several generations of cheap fixes. I contacted Leeland's for an opinion on repairs. The inspector was extremely thorough, provided pictures, and gave me his candid opinion on the remaining life of my roof based on the condition of my slates and flashings. He ultimately wrote up an estimate to paint the rusted metal valleys, replace several dozen broken slates, repair rotted wood, and install new copper chimney flashing and a cricket. It was a difficult decision to repair vs replace the roof, but I never felt any pressure from them one way or another. I agreed to the repairs originally, but ultimately changed my mind and just decided to replace the roof. I'm sure this was a hassle to go back and forth with me, but they were very patient, and ultimately returned my deposit. I really appreciate their honesty and customer service, and I would highly recommend them to anyone looking for maintenance on their slate roof. <br />"

"The work was done swiftly and the results were very good. The workers were friendly and professional. My only beef was the price exceeding the estimate. The explanation was that ther was additional lumber needed to make repairs. Okay I can see a few pieces of lumber not foreseen to add to the costs but $250.00. The day that Mark knew of the add ons he quoted a price of $60.00 to my wife. I priced the lumber at Home Depot and that was about right. The day before he was set to be done he texted me a price of $100.00, okay I'm not griping, the works done and time to write a check and all of a sudden the add on price is $250.00. This seems way over the top so It I have to bring up several facts. The front portion of my roof has a rolltop on it. There was no way Mark knew this before they started ripping shingles off of it. The workers laid shingles over top of this and didn't use any tar paper saving them time, materials and labor.I received no credit for this, none of their savings was passed on to me. All I'm trying to say is be honest with people, lose the B.S., and give people a little credit for some sense and the customers will rave about the quality of your work and not issue poor grades for questionable business practices. I have to add that Mark didn't walk around with me inspect the finished work and as I've noticed over time checking the overall job I saw several rotten boards that needed replaced. Probably best I didn't say anything or I might have been price gouged even worse. I'll replace the boards myself but almost 18.000 later should I have had to?"

FAQs for roofing installation & roof repair projects in Llewellyn, PA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
