"Exceptional service deserves recognition, especially when things don't go as planned. I'm thrilled to award Nolan's a well-deserved 5-star review for their outstanding response during a minor hiccup in my recent experience. Initially, I engaged a company to clean my roof and gutters, only to discover that D-rings needed installation beforehand. Following their recommendation, I turned to Nolan's for assistance. While the process hit a snag due to a communication oversight, Nolan's professionalism shone through. Despite the inconvenience, they swiftly addressed the issue, liaising with the roof cleaners and promptly installing additional D-rings. Their proactive approach and dedication to resolving the situation were truly commendable. If you find yourself in a similar situation, I wholeheartedly endorse Nolan's for their reliability and exceptional service. They exceeded my expectations and ensured a smooth and satisfactory outcome."

"The two man crew were on site when they said they would be, and they worked consistently while on the job. They completed the job in about five days. They were good about covering the roof when interrupted by rain, and left my property clean at the end of the job."

"The company demolished and removed the two old layers of roofing material and then proceeded to also replace some rotted sheeting and roof rafters. Then they laid new roofing material. They were efficient and cleaned up everything, plus they worked hard to finish this job in a timely manner. I would definitely hire them again and highly recommend them."

"They did a great job with the installation. We had the roof from asphalt to metal roof. They were great as far as the installation they were great. Overall, They got it done in 4 working days. They cleaned up after themselves. We didn't have any issue with damage and all. We're happy with it. There we two things that happened. It was a very difficult to get a hold of them. During the installation process they only show up and leave and don't make any follow-up. They just need to improve their communication with customer. But overall, they were good. They did a fantastic job. They were very professional. Very happy with the quality."

"I was just getting ready to give a good friend a referral to Joostens roofing and was curious what the Angie's list reviews looked like. I was surprised to see their B rating because in my experience they deserve an A rating. They are responsive and professional and the price was substantially under other roofers. Being in property management and a realtor, I have used this company several time over the last 25 years personally and have always been very satisfied with their work. As a real estate agent, they were the company I most often referred clients to . I've never heard any disappointment with their work so it's surprising to me that there were any negative reviews. It's incorrect that they are not licensed. I checked today on the State Licensing website and they are licensed."

"My issue was the old garage needed new plywood my sons did 15 sheets to tie in new shop to garage so Mt baker did the other 15 sheets on the other side of garage I was told over the phone that it would cost $450.00 over the original estimate which I was fine with then I get the bill and it was $900.00 $450.00 for 15 sheets of OSB and $450.00 Labor. When I called the office I was told the $450.00 was for OSB and Labor so I asked then how come your charging me $450 for OSB and $450 for labor she told me I was going to have to wait until someone came back off vacation, so I was called later and he said well the other $450 was for something else but could not tell me what that was I was angry so I just paid the bill. when I put in a review on their web site one of the owners replied and stated that the $30 for 15 sheets of OSB was for parts and labor. Ok then it should only be $450.00 not $900.00. He said if I want to talk some more to call the office, what for I will just get more double talk"

"The company was very informative and efficient, and we are happy with both the aesthetic and practical results. We are also happy to have a greater sense of security about the danger posed by fire, which has been a worry because we live in a forested area far from emergency services. The workers were polite and professional and cleaned up the site pretty well. It was expensive, but we're very satisfied with the work."

FAQs for roofing installation & roof repair projects in Lynden, WA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
