Although we didn't have leaking problems, the shingles were probably more than 25 years old and some were being blown off by storms, so we didn't want to wait for any leaks before re-roofing. They even installed a very rugged flashing along our chimney that required cutting notches in the bricks; and this was included at no additional cost.
