"When I first met Edwin he was very polite. He promised to follow the explicit details of the project which were to match existing fence. He said he would start in two weeks. When he finally showed up it had been a month. He stayed for a few hours and went home sick after having brought a small amount of disgraceful materials. I mistakenly agreed to pay $300 for these in advance. The wood was cracked, some posts too large and the boards the wrong species. After being instructed not to use a specific post he did so anyway. Then proceeded to make the gate a foot shorter than fence. After he left I noticed the cross bars were pine which he argued and lied over until Angi got involved. To keep job he agreed to get cedar like the original fence. By then I had had enough manipulation and childishness. He insisted on finishing job and I did not want him to. So in fear he would, I had to keep and move the materials he lazily left. If I do not get my $300 back I am glad because the gentleman working for him was very kind and I don’t want Edwin having an excuse not to pay him. Edwin is dishonest, and immature. I do not recommend him! My parents recently passed away and I wanted the project done for my Mother at least by Father’s Day. I am disabled and my puppy who is helping me to survive is not safely contained in my front yard. The Summer is wasted because I cannot empty the garage and get my home ready for a future PCA. Edwin knows not what he did and didn’t do. Do not hire this person and God Bless!"

"I was looking for a surveyor to do some work on our property. As a long time member I've used Angie's list in the past, but haven't had occasion to do so in quite some time. I looked at the companies that were available in our area and considered Grady Consulting. I was somewhat surprised to see that they only had one, brief review. I made the decision to call after viewing their web site. I first spoke with Marianne at Grady Consulting in late June. I mentioned to her that I had found them on Angie's list and was somewhat concerned that they only had one review. She told me that they were not an Angie's list member. Since everyone I had hired was a member, I appreciated that she informed me that they were not. Since we have never had a survey done of our property, I was unfamiliar with how things worked but told her that we wanted to have our property surveyed and the lines staked. We also wanted a plan showing the elevations and location of the house on our lot. I also mentioned that we wanted this information so that we could have an architect draw up plans for a possible, future addition. Marianne was my first contact and thus my first impression of the company came from her. I found her to be a good listener and very knowledgeable. She both asked and answered my questions and responded to all my concerns. She also asked me about my future plans. She was able to pull up our lot on her computer and to let me know that our property had some wetlands in one corner and said that they would also be able to have their botanist walk the property and mark any necessary areas of concern. She repeated back all that I told her I would like to have done and said she would work up a proposal for us. Then, after reviewing the proposal we could decide on what and how much we wanted to do at this time. After speaking with her, I felt that they were very professional in their approach and was comfortable in taking the next step. We received an email that showed our property on a map and were able to see the small area of wetlands that were mentioned. Also, a very comprehensive proposal that listed the scope of services, the estimated fee schedule, the payment schedule and a rate schedule. Out of the 13 listed services we decided to do the first 4. We decided to wait until the late fall, when they would be less busy, to have the work done. In mid November I called and gave the required retainer and said I would bring the signed proposal to their office because I wanted to show them some old plans we had showing a few changes that had been made over the years to bordering properties. I met with Mr Grady who was very polite and professional. He listened to my concerns, answered my questions and then made copies of the old plans. The next day the botanist came and flagged the wetland areas. He spoke with my husband who told me that he was very knowledgable and personable. Two days later two men came and spent a few hours working and then marked the corners of the property with stakes. The rest of the work on the property took place after the Holidays. My husband did have occasion to speak with the surveyor and mentioned that he was very professional and quite jovial considering the extreme, cold weather on that day. We received the progress invoice for the completed work and it was structured so that you could easily see what was done, who did it, how much time it took, what the rate was and how much we were billed for each service provided. The estimated fee given for this job was somewhat higher than the end cost. An envelope containing two copies of the existing conditions plan arrived a week or so later. Since we received a list of 13 services and decided only to do 4, we now have the information for future work we might decide to do."

"We hired R&R Contracting (Dan Nephew , owner - [*** Link removed ***] to do a major addition to our home. We could not be happier with the result or the process. Dan and his brother John are conscientious, hard-working, kind, patient, calm, levelheaded, capable and smart. They worked through difficulties one might anticipate encountering when expanding a house that is almost 150 years old. The project ended up being much larger than anyone anticipated, and the end result was amazing. Basically half of our house was redone. We are very grateful for their professionalism and heartily recommend R&R Contracting. What follows is a lot of detail illustrating how complex a project it was that R&R completed so well. We live in a house built in 1870 that had been expanded over the years, but it did not have a bedroom on the first floor, had too many flat roofs and had 1.5 small bathrooms, with only the half bathroom on the first floor. We wanted to expand the house to permit us to live longer in our home as we age. Specifically, the original scope of our project was to change our ½ bathroom to a full bathroom, to change the flat roof over our living room to be pitched and to add a bedroom to the back of the house. We also wanted the alterations to facilitate the installation of solar panels later and to ensure that the new addition was done in ways that would permit us ideally to stay in the house even if we were to become disabled. In addition to R &R, we hired an architect to help us because zoning limits what can be done in small lots like ours and because we wanted to retain the basic shape of the house as faced from the front. Our project turned out to be complicated. Integrating the existing stone foundation to the new addition was challenging because of the risk of collapse of the original foundation. Maximizing the size of the bedroom to accommodate the smaller footprint required by zoning meant using different size lumber and spray foam insulation. This in turn made it impossible to have a window in the attic above the new addition. It was impossible/impractical to integrate the original HVAC system into the new addition because of the stone foundation. That meant installing a separate, second heating and cooling system. Installing the new bedroom revealed that our back mudroom was inadequately supported. It needed to be torn down and rebuilt. Because the new addition had an attic, our upstairs bathroom lost its one window. That led us to redo much of the upstairs bathroom When starting to install the peaked roof above the new living room, replacing the flat roof, we learned that the living room was not properly supported below nor did the roof above it adequately support our second floor. We needed to reinforce and then repaint the living room and redo its flooring. We needed to upgrade our electrical service to 200 amps to accommodate the new (second) HVAC system and to position our house for solar panels Dan and his team worked through all of these complications and because of them the end result for us was A full bathroom with a linear drain glass-enclosed shower with the smallest of lips permitting us to walk in easily A new bedroom with a walk-in closet and a barnyard door connecting to the bathroom, able to accommodate a wheel chair down the road. The walk-in closet door is actually a Murphy bookcase, an bookcase that can be opened. A newly painted and newly wood floored and adequately supported living room A new mudroom, replacing the old one A new deck, replacing the old one Refinished wooden stairs leading to the second floor A new wooden floor in much of the upstairs hallway 200 amp service An upstairs bathroom with a new sink, toilet, vanity, fixtures and built –in cabinet where the windows was, also newly tiled and painted and with the bathtub refinished An attic above the new bedroom, with a pull-down ladder A peaked roof above the living room and the attic and the mudroom, meaning I have much less to shovel in a bad winter New wired smoke detectors A newly surfaced drive-way Because of our change-orders and the unexpected complications, the project was considerably over budget; but that has nothing to do with R&R. This kind of thing is common in projects like ours. We expected it; and when we started to approach our upper limit, we worked with Dan to limit expenses Dan did an amazing job hiring and handling subcontractors. This includes the electrical company he hired, the same one we had hired independently many years before to remove knob and tube wiring. When this one and the same company said during our project with R&R that there was knob and tube wiring to be removed, I showed Dan the company’s original certification that the knob and tube wiring had been removed; and Dan worked with the company to remove the remaining knob and tube wiring for free Thank you to Dan, his brother John and R&R for an outstanding job!"
