"I usually only use Angieslist providers.  I went to the LA County Fair and allowed myself to get on a list for contractors to contact me because I had an urgent project.  Bob was persistent in calling me and I decided to give him a try because I had a rental vacancy and wanted to redo an out-dated kitchen and convert a dining room into a second bedroom.    <br /> Bob wanted the work and gave me a good price to open the wall into the living room and build a wall between kitchen and dining room (thus creating a closet).  Initially I planned to keep the old kitchen cabinets.  After a few days Bob and I decided to remove an additional wall to open the kitchen more and to redo the cabinets.  I found Bob creative, quick and clean.  He has a lot of skills for doing the jobs and he manages his time well.  One thing that impressed me is how professionally he dresses.  I don't know how he stays clean while working, but he does. <br /> Bob has obviously been burned by former clients and he has an aggressive attitude when he is afraid he might get taken advantage of.  I had to go belly to belly with him a few times as we negotiated prices, but I felt he was honest and cooperative, and in the end we both felt we had gotten a good deal.  I am a woman, and he was respectful of my opinions, but he enjoys a good banter.  Fortunately, I'm pretty confident about what I wanted and fairly knowledgeable, so we got along well. <br /> His original timeline was one week.  I was impressed that even though we added extensively to the scope of work, he finished the job in about 11 days and was willing to work on Saturdays to get the work done quickly. I wasn't particularly impressed with his drywall skills (lots of gaps).  I hired another person to fill in the drywall cracks and paint because I knew the painter contractor was excellent at this kind of finishing work (The painter was Kelly Rich). We had one issue after the new tenant moved in because the granite counter was not properly sealed and it was absorbing water.  Bob went back and sealed the counter, but was initially defensive about it.  Overall, I was very satisfied with his work. This was Project 1 above. <br /> Project 2: I had worked with a well-regarded plumber from Angieslist to repair a heater in another rental unit.  I have used this plumber a number of times for large projects and a few smaller ones, but never for a heater.  Unfortunately, this particular plumber could not deliver what I needed and did not follow through (I have used him since and he has returned to his usual high standards of service).  I asked Bob to help me get the wall heater fixed or replaced and I wanted a thermostat installed because the tenant is 80 years old and didn't need to be turning the heater on by getting down on her hands and knees.  Bob inspected the heater and determined what was needed.   He found an installer and negotiated the price for me, and then supervised the install of a brand new wall heater.  A part of me wasn't happy to pay a subcontractor and have him hanging around on my dime while someone else did the work, but in hindsight, I appreciate that he made sure the job was done right and I didn't have to be there to manage it. He fixed a problem that I'd been trying to take care of for several months in one day. <br /> Project 3: Bob used his considerable problem solving skills and helped me figure out where to put a washer and dryer hookup for another rental unit. After looking at the back yard, kitchen and living room closet, we both decided the living room closet was the best option for a stacking unit.  Bob isn't  afraid to crawl under the house, and he did so to connect gas line, install drainage, and electrical. It took him longer than I expected considering how fast he did project one.  I think it was around  7 days.  This time I though his finishing work was up to my standards and the finished project looks great. <br /> Project 4:  I purchase 6 security lights online, and had Bob attach them at various points around the house (the unit with the remodeled kitchen).  It was only a few screws for each light.  I liked how he worked with me to determine placement and was respectful of my opinion. <br /> Bob is a highly responsive, professional, and talented general contractor and handyman.  If you can adjust to his defensiveness, pay him a fair wage, demonstrate your fairness and  integrity to him, you will have a great contractor. As a long time member of Angie's list, I'm pleased to be able to recommend Robert Hermance. <br />"

"Mr haas has worked with us on two houses since Nov, 2011. He was instrumental in helping us uncover all problems associated with 2 houses we purchased since then. He knows his stuff, and my roofing company has a great deal of respect for him, as he assists them in any area he can. He guided the process of fixing problem areas at our Virginia Beach house as well as our Richmond house."

"Actually went fine back in Jan '08 when I had the full roof done and I had been completely satisfied. <br /> HOWEVER... <br /> A leak showed up about a month ago. I DID NOT EXPECT WARRANTY COVERAGE AT THE NEARLY 8 YEAR POINT, but since I had been impressed with his work and his explanation of how they're different than a standard foam roof, I wanted them to come for the repair work. <br /> However, after calling and telling them I only wanted the repair and not another full roof job, I could not get a call back from the owner, who I had been told would call back. After 3X, I just gave up and I'll find another roofer. <br /> Too bad they're only interested in big jobs. Whatever happened to taking care of the customer's needs? <br />"

"Guy was very fair an honest I felt, even though I did feel he was bit eccentric, but I did like his explanation of the work he was going to do.and the materials and time it would take, and why it would take that long. <br /> Other roofers did not explain that it would take a day or more between dry times to complete like this guy. <br /> He seemed very knowledgeable about construction and I believe he would have done just fine, but my neighbor saw me doing work and I decide to get help with him since he's is an architect and builds decks (which I did not know until he came over) <br /> I will consider him for future work and referrals though. <br />"

"They did a great job, They (the roofers) arrived bright and early (except for one day when they were to be there at 6 am and didn't arrive until 7- the crew leader apologized, stating that he had overslept) and worked quickly and efficiently. The interior dry wall crew was excellent as well, very professional, and keeping us informed on the process as it unfolded. There was a problem that occurred while disconnecting our solar water heater in order to repair the roof underneath- leakage came through the ceiling. The crew addressed this issue promptly and repaired the damage, even though it was not directly caused by them, but I believe by the solar heater worker who disconnected the water heater. <br /> <br /> Finally, the painters did a good job as well <br /> <br /> I would definitely recommend this company to anyone needing similar services done. They were awesome!"

FAQs for roofing installation & roof repair projects in Meadview, AZ

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
