"Our bathroom desperately needed a renovation and, based on the plan and promises we received from Chris Johnson, we were excited about the project. What we didn’t expect is that once the old bathroom was torn out, the process would become a drawn out nightmare without much of a plan, workers making odd decisions on their own, and band-aids to cover up the odd decisions and mistakes made during the process. The first is the plumbing under the sink. The shut-off valves and drain pipe are so low it’s almost impossible to place anything under the cabinet. This isn’t just a simple inconvenience. The cold shut-off is being pinched downward by drywall, and the cabinet is sloppy, to say the least. The barn door guide that was glued to the floor lasted all of two months with a stopper that doesn’t stay in place. The carpet was cut too far back during the renovation and a wooden board had to be placed as a transition as a band-aid until we get new carpet (which we were not planning in the near future). This is an example of the miscommunication we saw prevalent with their team. The drywall sub took it upon himself to bullnose the new walls. At first glance, this seemed fine until the tile installer expressed frustration out loud about having to put in the tile baseboard around this bullnose. What was left was a sloppy mess of poorly cut tile and gobs of grout as they tried to round out the corners. As we looked around the bathroom, this type of poor attention to detail and patchwork to cover up mistakes became apparent. The problems continued to get worse as they tested the shower tile and discovered the tile was set wrong and wasn’t draining and drying. While Chris sent someone out to fix this, another problem was caused as the ledge going into the shower became chipped during the process. They initially tried to use aluminum edging to hide the chips. When I complained about how this looked, and that it caused the water to dam up on the ledge, they relented and tried another fix using the same material as the sink. This piece was installed without any pitch to it, resulting in water being trapped on top and not draining down. Also, somewhere during this process, they tried to patch the grout on the shower walls and used mismatched grout. Perhaps this was the grout they were using for the floor, but it is just one more of the many mistakes. While these types of issues do happen, there were other things that I feel needed to be shared as others consider hiring Johnson & Johnson. I permitted the drywall to be stored in my garage. What I didn’t know, until it was too late, was that they were going to use my garage as their shop. This caused drywall dust to coat every surface of my garage, including an expensive road bike. The bike was taken into a reputable shop and had to be professional taken apart and cleaned. This issue cost over $200 to fix but could have caused even more damage if left unaddressed. When I shared this with Chris, he just argued about it and placed blame on us for permitting them to use the garage to cut drywall (which we did not). Several times, as I expressed frustration throughout the renovation, Chris responded with such callous statements as, “First world problem just like any of my others, no ones got cancer!” These kind of statements were uttered multiple times as we felt bullied to accept the poor nature of the work. I still can’t believe anyone would treat a customer that way and say things like that. I wish the story ended here, but several months after Chris and his team moved on to other projects, we noticed the brand new grout was cracking on the bathroom floor. I called Chris, and his response was to send someone over to spot treat the issue. As I looked closer, I realized the problem was widespread. The gentleman Chris sent over confirmed that the whole tile job, including the grout, was poorly done. Chris proposed trying a plan to grout over trouble areas and dye the grout. While I had reservations about this plan, we permitted them to attempt to fix this as we wanted to allow Chris the opportunity to fix his mistakes. My reservations were confirmed as the grout began to crack and break up in chunks less than a week after the repair. This repair job, like many of the band-aids Chris used, never felt like an approach that was appropriate as we paid tens of thousands of dollars to have a job done correctly. We gave Chris the benefit of the doubt in trying to fix it, but he wouldn’t agree to do the job right. Upon conversations with professionals, the correct approach was to remove the grout entirely, but the floor appears to have never been installed correctly. I addressed this with Chris, and he was incredibly defensive and rude. The grout was “repaired” but is once again cracking. We paid thousands of dollars based on the plans, promise, and reputation of Chris Johnson. We didn’t pay for bandaids, coverups, and mistakes that were never corrected, but that’s precisely what we got by hiring Johnson and Johnson. Don’t waste your time and money with them."

A single gallon of exterior paint covers approximately 350-400 square feet, which translates to eight to 12 standard-sized shutters, depending on their dimensions. Factors affecting coverage include shutter material, surface condition, and application method. Porous surfaces like weathered wood may require additional paint, while smooth vinyl surfaces might need less. Always purchase slightly more paint than your calculations suggest to avoid running short.
Each application method has distinct advantages. Spray painting creates a smooth, even finish and works well for louvered or detailed shutters, but requires more preparation to prevent overspray. Brushing allows for better control and paint penetration into crevices, though it takes longer and may show brush marks. Your choice should depend on the shutter design and whether the shutters will be painted in place or removed.
Exterior shutters need repainting every four to seven years, though this varies based on climate conditions, sun exposure, and shutter material. Signs that indicate repainting is needed include fading, chalking, cracking, or peeling paint. Wood shutters in humid or rainy environments may require more frequent attention than those in drier climates. Regular inspections help identify when maintenance is needed before damage occurs.
Removing shutters before painting offers several advantages, including easier access to all surfaces and hardware. This approach allows for more thorough preparation and eliminates the risk of paint getting on surrounding surfaces. However, removal adds time to the project and presents challenges with second-story shutters. If safety concerns or hardware issues make removal difficult, on-site painting with proper masking and drop cloths is a viable alternative.
Painting shutters is significantly more economical than replacement when the underlying structure remains sound. With replacement costs ranging from $45 to $420 per shutter plus installation, repainting at $4 to $33 per shutter represents substantial savings. However, if shutters show significant structural damage, warping, or deterioration, replacement might prove more cost-effective long-term.
