"I received 3 quotes for the job and Armor roofing was very competitive with their quote so we chose them for the job. Many factors went into our choice of roofer such as type of shingles, how soon could the job be done, personal supervision of the job by the owner, Steve Kelly, and keeping us up to date on when the job was in line to be done. All went well and the crew worked fast and steady and cleaned up as they worked. We also had the advantage of seeing this crew work before as they did our neighbors roof earlier this year. All went well and we were very satisfied with every aspect of this job."

"They've done three roofs for me in the last two years. The house that I'm in now they did. Sterling has done this home, one of my rental homes and my sister in law's home. They had between 10-12 people working on this particular house. I think they did it all in one day. They left it very clean. They were all wearing safety harnesses. I point that out because this house is basically a three story house. Those guys were working 30 - 40 feet in the air. It's amazing a bunch of my neighbors have had other roofers out here doing their roofs and you don't see those guys wearing safety harnesses. I was here while they were doing it, I was laughing. When they took a break, they guy from the crew said I saw you watching us and I saw you laughing at some point shaking your head, what's the problem? I said the safety harnesses. He said yes sir, that's for the heights if we fall we could get seriously hurt, a company requires it. I said I'm happy to see that, I wasn't being condescended in any way shape or form. It's just it's just a requirement and I've never seen another company follow that requirement."

"Jon and his crew did a great job on my roof. I appreciate the communication and the pictures he took as he was repairing my roof. Of all the quotes that I received, he was the only roofer that sat down with me went over the process and shared shingle samples. Jon provided exceptional service less than any other quote I received for my roof. I highly recommend IN-EX construction and Jon."

"This is a good company to replace your roof, polite, on time, and a fair quote. The job was slowed down quite a bit due to the delivery of the metal,[covid] but once the metal got here, everything took off. Owner of the company Scott was easy to work with, he took care of my questions. Having the roof put on can get noisy, but definitely worth it. The roof looks great, I'm getting a lot of compliments."

"Neligan's crew came to my home just before hurricane Ian passed by northeastern Florida. They told me that they would remove my old roof and totally replace it BEFORE the hurricane could do any damage. They started working on Monday morning and by that evening the roof was completely replaced. They removed the old roof, fixed the damaged decking, re-nailed the entire roof decking to meet Florida's new standards, applied water and ice underlayment, then nailed down the new shingles on the entire roof. This allowed my roof to meet the wind mitigation rules to be eligible for an insurance discount. To make the deadline the crew worked like a well oiled machine with professionalism. They even completely cleaned up the debris and swept for nails around my home. The price for this service was in line with other bids I received from other roofing companies. I HIGHLY recommend Neligans for any work needed on your home."

"K&D provided excellent roofing service (inspection and repair) for our tile roof. I have used other roofing companies in Jacksonviller and K&D were the best. They were professional, skilled, punctual, and the front office was efficient in scheduling. I will use them again in the future after any hurricanes or regular inspections, or if I need repairs."

"I initially called Mr. Duncan out to give me an estimate. I was not home at the time, but he was able to give me an estimate and email it to me. We were contemplating installing a skylight, but after learning from Mr. Duncan about the leaking issues with skylights we decided against it.

It was several months before we were able to have the roof installed because we were waiting for our old house to sell. Once that house sold I called Mr. Duncan and asked him if they could squeeze us in over the New Year holiday while we were out of town. He told me that wouldn't be a problem, I just needed to choose my shingles, trim color, and sign some paperwork.

Unfortunately, Mr. Duncan is not always the best at getting back with you. We finally got everything taken care of and were shocked on Friday, December 30th to suddenly hear BANG! BANG! BANG! (The installation was scheduled for when we were out of town since we have a toddler and infant and my husband works from home.) Evidently, Mr. Duncan forgot to tell us the materials would be delivered that Friday and that they pound nails supports into the roof so the materials can sit up where they are needed. It wasn't a huge deal, but my husband (who was on a conference call at the time) was shocked to hear the banging.

When we arrived home we were happy to see our new roof was installed. Although, the next morning while lying in bed we heard BANG! BANG! BANG! above the garage. Mr. Duncan had neglected to let me know they had to wait on additional materials and had a little bit of work left to do the next day.

Once everything was finally completed we received complements from the neighbors. I had asked Mr. Duncan for a wind mitigation report for applying for new homeowners insurance. It took a little longer than I would have liked for it to be delivered, and then my insurance needed photographs of the underside of the roof (from the attic) so it was a few more weeks to get that scheduled in (and Mr. Duncan was late for the meeting).

I was very pleased with the work, but the communication could have been better. Of course, it might have been a little better if we were at home during the re-roofing."

"Jason and his family owned company Wallace Roofing are top notch. The roof replacement he did for us is a clear indication that he is a perfectionist and a craftsman who considers quality more important than speed. Jason and his wife both have great personalities, are easy to discuss ideas with and very customer service oriented. I highly recommend Wallace Roofing to anyone looking for professional roofing work, no matter how large or small the job. 5 stars"

"Company did a good job and was very professional. Very accommodating and finished in a timely manner. All employees were friendly, went above and beyond to make sure we were pleased with the results. We've had strong winds and rain right after the roof was finished and it's holding up nicely, we're very pleased with our new roof."

"It went well, they did everything they said they were going to do. It took them about two and a half hours. He also did a roof inspection while he was there and he didn't try to up-sell me. He told me where some breakout areas were and let me know if I wanted to have those looked at, he wasn't trying to sell me a whole new roof or anything; there was no shadiness, which I liked! They had their stuff together and had all their tools. The price was very reasonable; I looked around before them and the lowest price I could find was around $780. There are no leaks and no problems with the device. It reduced the heat in my attic as advertised. I would definitely use them again."

FAQs for roofing installation & roof repair projects in Orange Park, FL

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
