"Mr. Lopez and the ladies that work with him are beyond amazing. They all are very professional. We had our kitchen painted and cabinets, all of the bathrooms and bedrooms upstairs and downstairs, our man cave, playroom, bonus room, laundry room and hallways, our stairway railing stained and all doors to existing rooms painted, all of the bathroom vanities and the exterior porch columns painted and our stairway. Mr. Lopez also replaced all of our old kitchen hardware for our cabinets and drawers and our bathroom vanities hardware also. They did a exceptional job in fact we will be using their services in the near future. I'm very experienced in remodeling homes. I came up in the business as a young boy following behind a general contractor and architect my father. I'm a native of North Carolina so I know the rules and the ends and out of this business. I'm very reliable I communicate very well with my customer. "I provided top grade Sherwin Williams paint. The painter used the semigloss intended for the windows, baseboards and trim on the ceiling. Then put flat on the other surfaces. The wall trim had to be redone and another coat to the walls. I had to purchase another $78 of paint for the painter to use. He did not understand English so I was wondering if this was really James Painting or someone contracted out. The check was written to Santiago Echeverria. They got paint on my very expensive Kincaid four poster bed. When I called to let them know, the female was rude and yelled "What do you want?". They were upset they had to come back and fix everything the next day. He only came back. I was kind and even gave him $100 more for coming out a second day. These were not professional painters. I know, my husband was one before he had a double lung transplant. He had to explain that inside of door frames had to be painted, and that flat paint was on everything, not semigloss. No, I would not recommend James Painting to anyone."

The pressure washing was complete and thorough.  It was neither rushed nor haphazard.  Inclement weather required that Mike stand down for several days, but at the first opportunity he and his crew of five experienced painters arrived on the job.  This rather surprised me because on five different house painting occasions (here and elsewhere) one painter and his assistant took several days, even weeks to do the job. This large crew began and completed the job in one day. One day!

Anyway, this crew of five immediately fell to, with some painting door trim, some painting window trim, some painting the tall wooden chimney and the others on the house proper.  I can think of several words to describe these craftsmen.  They all were personable, neat, workman-like, courteous, and appeared to be having fun.  In a word they were gentlemen.

A note about our house.  It is a pseudo log cabin common in this area of the North Carolina mountains.  The logs consist of rectangular 6"x12" pine painted grey and separated by a 3" white "plastic" chinking material.  This repetitive separation of colors made their job difficult and slow.  Use of painter's tape was inappropriate so every color separation had to be accomplished by hand... and this was done magnificently. Their thoroughness can be illustrated by their treatment of the chinking.  Since its original application in the late 90's it had never been painted.  So imagine our surprise when Mike and the crew painted the chinking with a brilliant white concrete stain. Made it look like new, added hours to their job and beauty to our home.

I called Mike for an estimate and he responded promptly. Since I am wheelchair-bound my son went over what we needed. Not only did this estimate include the work, but all paint and all other materials. After reviewing the job an estimate was provided the same day.  It was several hundreds of dollars cheaper than the next lowest estimate. Incidentally, door weather stripping was repairable and paintable, however Mike chose to replace it with new.  This was not included in his original estimate, but he refused to accept additional compensation. He stuck to his initial estimate--to the penny.

After accepting  the estimate we were placed on Mikes work schedule. He called before arriving for pressure washing and painting As stated rainy weather delayed painting, but this was a necessary delay.  There is no complaint about responsiveness or punctuality.  Mike responded promptly and came when he said he would. Can't ask for better than that.

As to quality of work, it is superb.  I am unable to view the entire house, but three highly critical individuals have gone over  every square foot.  These are my wife, my son and his wife.  All were extremely pleased.  And believe me, if my wife and daughter-in-law aren't happy, no one is happy. They found no fault with anything.  No trampled flowers.  No missed spots.  No sloppy work.. And very important,  a complete and proper clean up. My wife says that the crew seemed to do their best to please and that the house looks better than it did when new.

In short, these guys were complete professionals.  Mike  showed his trustworthiness and I would feel no qualms about referring him to anyone. We have nothing but compliments for Mike's Painting and Pressure Washing.

"Overall, I graded the job a C because the finished product is a C.

 The leader of the crew that did the work told me that I had purchased two men for 6-8 hours, and that he was contracted by Cobalt to perform the work, that he did not work for Cobalt.   There was not mention of 6-8 hours in the posting, and I was immediately feeling uncomfortable about what exactly I had purchased.  I bought a crew of "painters", not the support and oversight of a professional painting company.
We had scheduled the work a week in advance, and the day of the job, there was rain in the forecast.  I suggested we re-schedule, but was told that he was booked for at least the next week, and that it was not raining now, and "why don't we get started."

In advance, I was told to get a gallon of paint, and a gallon of thinner.   I assumed the paint would be brushed or rolled.   Was not told that I would also need to provide masking suppliers and several gallons paint.  I did buy a few drop clothes, and had a few rolls of masking tape, but was not prepared for masking to spray.  So, let the painters use 6 mil poly to mask, and had a giant amount of trash in front of my house when done.  (Could have been neatly rolled up, but that would have taken extra time, and was made worse because one of the painters lost his phone and thought it might be in side the plastic wrap).

The rain came about 1/3 of the way through the paining.  They came back the next day to finish, and "sort of" addressed water issues by repainting.  There was a serious hurry to get done and on to the next job, so there were a lot of missed spots.  There should have been two coats applied.  They came back a few weeks later to repaint the missed spots, and the job is complete.  The quality is okay, but well below the original paint job, and would definitely not impress anyone. The ironic part.. I had a quote to have the work done, for $50 less than the Angie's list deal.   I thought that I would get more for my 16 hours of work, but did not.  I did not like the pay before the work is done and hope it gets done right."
