"After obtaining several estimates we hire Greater Boston roofing, this is one of the best companies to work with. Throughout the initial bidding process, we were impressed by the professionalism of Mr. Michael Weiss. He answered all our questions, educated us on roofing specifics and gave us the confidence to make one of the biggest single purchases one makes in a lifetime. The crew was professional, polite, cleaned the job site completely and gave us a beautiful new roof. We're most appreciative of their work and the results. Site supervisor was extremely polite and helpful. We are delighted we chose your company and would recommend you highly to anyone in need of a new roof installed to the highest standards. If you need roofing or siding this is the place to call."

"Angel and his 8-person crew from Apex Roofing completed re-roofing my 4BR colonial in one day! My roof needed a lot of TLC and Apex provided it: fascia board and plywood replacement where needed, new ridge vents, skylights, and more. They even shingled my cat house at no additional charge! Professional, prompt, great communicators, excellent clean-up, fair price. Very highly recommended!"

"Amazing work, amazing people! Just recently we had to change the entire roof and gutters on our house. Flynn Roofing came as highly recommended by someone we knew so we decided to call them. Right from the beginning it was such a good experience. We had a very quick response from the company. On the very next day Stephen came to our house to examine the roof (actually he went up to evaluate what needed to be done), suggested different options and told us how they would proceed. He brought large samples of different colors of shingles and them left it with us so we could take our time to choose and not to be rushed. We also received a list of their recent roof jobs in our area with the names of the colors attached with a suggestion to check the houses in the neighborhood - and I must say that was a very good suggestion. The entire team was very professional. They completed the work in only 2.5 days! The property was cleaned until perfection, not one nail was left! We highly recommend their services."

"They did a terrific job.  They were clearly lower.  They actually did a fancier job than I even specified.  I sent out the specifications I wanted.  But to meet the 30 year guarantee for the warranty they had to even put more ice & shield on it than I felt necessary.  They just included that in their price because they wanted to meet all the requirements for the warranty, a 30 year guarantee.  They were authorized.  In other words, a roofer has to be authorized first to be able to give the guarantee you know what I’m saying.  Then the roofing company has a stringent requirement of everything that must be done.  So it was even better than I wanted.  And their price was clearly the best.  There was lower prices from other companies, who wasn't guaranteed by anybody.  You know what I'm saying.  I had like 3 more quotes than I intended.  I didn't want to annoy a lot of people.  So I contacted 3.  They were kinda slow.  So then I contacted 3 more and then all the sudden all of them came and did an estimate.  So I got 6 estimates.  Because it didn't seem like the first ones were like moving.  So anyways I got 6 estimates and they were hands down the best.  There were one or two ones slightly cheaper but they weren't gonna follow my specifications, you know what I'm sayin' and it wouldn't be guaranteed because they weren't authorized to give a guarantee.  H&R roofing met the qualifications.  I got the guarantee sent to me by the warranty company.  It's pro-rated after 15, you know.  They went above and beyond.  I'm a structural engineer and I know a lot about roofing.  So I know exactly how I want it.  And for somebody who doesn't, they don't even know what to ask for.  Just ask for I want a guarantee by the roofing manufacturer.  And then, the things they don't even know about will be done because the roofing manufacturer requires these things to be done in order to have the guarantee.  So therefore someone who doesn't know anything, the one thing they should say is I want the roof guaranteed by the roofing manufacturer and then they can step back because the roofing manufacturer looks at their supply list and the stuff that was delivered.  So therefore someone who doesn't know anything would get it done right.  I have to say there's no short coming whatsoever.  The one short coming, I mean they did their best. It was a very, very hot day and they put tarps over all the shrubs and stuff, but it was such a hot day that the tarps got so warm that they burnt the top of some of the shrubs.  It was like new growth, you know it's the Spring.  I don't know what could have been done.  The only thing that could have been done was don't do it in late Spring.  They finished it 2 weeks ago.  And the thing is I was very surprised that the shrubs were burnt.  It's something, you can't spray water on the tarps because there's a lot of crud coming down and you'd make soup you know what I'm sayin'. So I don't know what you could do to solve that.  It's a time of the year issue.  It's also the shrubs and flowers that were around.  I'd recommend them to anybody. Their price was distinctly less.  I mean some of the prices I had were almost $10,000 for the same job."

"I was very impressed with the customer service and quality deliverable provided by Eric and his team. They were very honest, realistic, and the job was completed quickly between getting the initial quote to the final walkthrough of the completed job. Eric's manager, Mike, was also great to work with in coordinating the details of the job and following up on items with me in a timely manner. I highly recommend this company for any roofing related repairs and I will be using them for any future repairs."

"Dempsey Roofing came out to my house the day after I called with a leak. I greatly appreciate their honesty! They told me my roof is in great shape and thus didn't try to sell me anything, instead told me it may have just been a one time thing due to the wind and the driving rain. They told me to keep an eye on it during our next storm and if I still have water coming in, then they will replace that portion of the roof."

"We are very happy with the roofs that Tom and Twin Metals installed for us--on the house and on the garage. When we asked for an estimate, we got a detailed and very fair estimate within a short time. Once we signed the contract, our project was scheduled promptly, and there was no interruption in the work until it was complete. Tom came back to inspect, and explained everything in full detail. He also brought people back to address a few minor imperfections that he noticed. We've now been through a wet winter with our new roof, and we couldn't be happier."

"First class job at a very fair price Bottom line...I highly recommend Georgoulis Roofing and Construction. Our experience with them could not have been any better. I wasn't looking forward to finding a new contractor, especially since there seems to be so many small roofing companies out there. We used a roofer on our old house years ago and we would not use them again. We also knew of a roofer that our neighbor used, but he ended up over-estimating the roof size, which resulted in much higher costs for materials and labor. I don't think he really wanted the job. I saw great reviews for Georgoulis on multiple web sites, and I preferred to deal with a local company. Since I relied on those reviews, I wanted to share our experience for the benefit of others. Al Greene (Director of Field Operations) was great to work with. He was always extremely responsive, replying to all of our emails in a very timely manner (almost always within 24 hours or less). We looked at both Certainteed and GAF shingles, and decided on Certainteed Landmark (Pewterwood color). Moises, Christian and the rest of the roofing crew did a great job. Our house is 2500 sq ft...2 stories plus a side family room and the roof has a fairly good grade (roofers had to use safety ropes). They said the existing 1-layer roof would be stripped and replaced in two days, and it was. There were seven workers the first day and they worked a 12 hour day. There were three workers the second day and they worked 10 hours. They moved along at a really good pace. They placed blue tarps to protect the shrubs, walkway and deck. They then placed larger black tarps from the roof edge to the ground to protect the house itself. The crew also used several large magnets to search for nails all around the grounds and the lawn when done. There were only a few minor follow-up issues that required fixing - nothing unexpected for such a dirty job. A few asphalt marks on the siding and aluminum flashing from the shingle debris. There were also a couple of pieces of white aluminium flashing that had to be bent during installation in order to get the shingles all of the way in. This was completely understandable. Since we had a prior problem with bats in one of those areas, we asked them to restore the flashing to its original snug fit. They took care of everything right away. We also had three window screens that were damaged by shingle debris on the second day (minor scraps from the new roof; large black house tarps are only up during roof removal on day 1; had to be removed from the roof edge in order to install the new roof). I offered to take the screens to be repaired and Georgoulis reimbursed us. In hindsight, I wish I had taken the screens out. Kevin and Billy installed 10 sets of new vinyl shutters as well as a rain diverter over the front steps. They also addressed some of the clean-up issues. We covered the items in our attic since we knew there would be lots of granules going through the ridge vent during removal. We also took down anything hanging on the walls that might fall due to vibrations (mirrors, framed pictures, etc). Turns out we probably didn't need to do that, but better safe than sorry. We've already had a few good rain storms and there are no leaks or issues with the new roof. The builder had used inferior shingles when they built the house. We had a couple of leaks and had shingles blow off several times over the years due to the wind (due to lack of tar adhesive on the shingles). We now know that we have a solid, high quality roof. Everyone involved was great from start to finish. We couldn't have asked for more. It really exceeded our expectations. We would highly recommend Georgoulis to family and friends and would definitely use them again for any job."

FAQs for roofing installation & roof repair projects in Princeton, MA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
