"This is updated review post is to correct grammatical errors in my prior post: Well, what does one say when a diamond is found. As far as a painting professional, Joe Asaro is that diamond. Several years ago, Joe painted the stucco and wood trim on our entire home. The paint has held up incredibly on both the stucco walls and the wood wood fascia and eaves and I would not even considered touch up painting as necessary if it was not for the replacement tile roof installed a short time ago. With the tile installation, the new trim rake tiles where installed exposing more wood than before and therefore, Joe's services were necessary again. As always, Joe met me at my home, walked the site with me and promptly sent to my email his proposal and as prior, the price was very reasonable, especially for the workmanship that Joe provides. Joe is hard working and honest and the quality of work he provides is "top notch" and proven by the lasting of time. Thanks again Joe for your professionalism and thoroughness and for consistently offering a great product and service. Nick"

"PBH did several house projects for me, including installing gutters and fancy fascia under my roof eaves. The work was perfect and all the workmen were polite, neat and clearly dedicated to making a perfect finished product. When they left, they cleaned up my entire yard. I would definitely rehire this company! "

"A note of thanks and appreciation to Garcia's Custom Painting on the recently completed job painting our two story home. Paul is very personable and promptly submitted a proposal and bid the same day as our initial meeting. We needed some fascia and wood trim work done prior to the painting and the recommended professional carpenter "Rick" did a great job as well. We decided on three colors and the finished product looks great. The crew was professional and the attention to detail exceeded my expectations. I feel very comfortable recommending Garcia's Custom Painting based on our experience."

"They did an excellent job! They started a few days late but completed job in a week. They power-washed the exterior, scraped/sanded all wood trim and iron fence, patched stucco on the fence, and painted two coats. I had some termite damage to my some of my trim. They did a great job in patched/painted those areas. I had some missing fence post caps. I bought some replacement metal caps and they painted/mounted them onto the fence. The front door was pretty weather-beaten and they did a great job in refinish the door."

"Otis Merry and his painters did an excellent job painting my house in 2022, and previously in 2013. Otis Merry is the type of contractor I am always hoping to find: long-term skilled employees, competent, hardworking, reasonably priced, responsible, reliable, respectful, and accommodating. High quality paint and related products are used. During this time of the ‘great resignation” and inflation, finding contractors with experienced and skilled employees is particularly challenging. Based on my prior experience with Otis, I knew that his business model was based on long-term employees and doing quality work that would ensure repeat customers. Otis Merry specializes in older homes like Craftsman and bungalows, etc, with lead paint, but paints all types of residences. His experience gave me confidence as my house is 94 years old. Since the use of lead paint was not banned until 1978, a high percentage of existing homes have lead paint. Many painters I have interviewed are not qualified and do not want to follow lead-safe practices as required by law. They seem to hope you won’t know about the regulations or know enough to ask them to follow the regulations. When I receive bids from this type of contractor they either submit outrageously high bids or submit low bids inadequate to do the job. Each time I obtained bids for the painting of my house, Otis Merry’s bids were in the middle range price wise. This is what you want as a homeowner to ensure your project can be done properly. at a fair price If you are a reasonable and fair person, you want a fair price for yourself and for the contractor doing the work. If you gouge a contractor, he will cut corners to make up for the low price. Otis Merry was on the job every day. The foreman and painters who painted my house were unfailingly hard working, skilled, courteous, considerate and accommodating. They seemed happy in their work. The foreman was very focused and committed to ensuring that I was happy with their work. The job site was cleaned up and organized at the end of each work day. The painters did not leave the job to work on another project. They remained until the project was done. Parking is very inadequate where I live with parking on one side of the street only. Because of the foreman’s approach, the dentist’s office next door happily worked with the painter to find the best solutions for the parking challenges. If you are anything like me in terms of the type of contractor you want, you will agree that Otis Merry Painting sounds like the type of contractor you are looking for. For your information, I am a retired architect."

"We have worked with TruLine on 2 projects now, and are so appreciative of the professionalism in working with the there team and attention to detail for every part of our projects. Our first project was a major repaint of the majority of our house to include walls, ceilings, and lacquer kitchen cabinets. The second was touch up throughout the house, removing some old security panels and doorbell boxes to be filled in and painted over, and repainting a bedroom to be our upcoming nursery. In both engagements TruLine always went above the expectations and made sure we were happy with the end result with walkthroughs and excellent follow ups. I have and will continue to recommend TruLine to anyone that asks, and thanks again TruLine for all the awesome work on our home!"

"Matt and his team did an excellent job.  My wife and I are very particular and after reading his reviews on Angie?s List, one thing stood out and that was the use of the word ?perfectionist?.  We received multiple bids from other highly rated painters and Matt stood out from the crowd from day one.  In our initial meeting, Matt took his time walking the house, pointed out certain things that we never noticed before and most importantly, was able to provide a bid on the spot (whereas other painters would take 24-48 hours to turn around).   <br /> Matt and his crew were always on time, were very professional and just a pleasure to deal with.  They were extremely careful moving furniture and were very considerate of our space.  The actual paint job was a work of art.  We have many bull nose (rounded) corners in our home so making sure the line was perfectly straight was a big concern of ours.  Matt and his crew greatly impressed us with their execution and we still can?t find a bad line or bleed anywhere throughout the job.  By the third day of the five day job, I was already asking Matt to estimate the remaining rooms in our house as we will definitely use Matt again. <br />"

FAQs for exterior home or structure paint or stain projects in Ranchita, CA

Painting vinyl siding is a budget-friendly way to revive curb appeal without paying for new panels. As long as the boards aren’t warped, cracked, or leaking, a coat of high-quality acrylic paint can buy you another five to 10 years before replacement.

Stick to lighter shades so the siding doesn’t soak up excess heat, and prep the surface well for the paint to bond. If you’re seeing rot or moisture damage, skip the paint and plan for new siding instead.

High-quality acrylic paint is recommended for vinyl siding. Acrylic paint adheres firmly to vinyl surfaces and resists peeling and fading, providing a sleek and long-lasting finish. Ensure the siding is thoroughly cleaned and prepared for optimal results. Your exterior painting pro has the expertise to properly prepare your siding’s surface to ensure proper adhesion.

Priming is not required if the vinyl siding remains in good condition and is properly cleaned. However, if the original color is severely faded or the panels have become porous, priming becomes essential. Priming provides a smooth, even base that improves paint adhesion and enhances durability, ensuring the acrylic finish adheres properly and lasts longer.

A paint sprayer is the quickest, most consistent way to coat vinyl siding. The fine mist reaches grooves a roller can miss and lays down an even layer in a fraction of the time. You’ll still need a brush for tight corners, but a sprayer slashes labor hours and reduces lap marks.

If you’re renting equipment, ask the supplier for a tip size made for exterior acrylics so the paint atomizes correctly and sticks to the siding.

Painted vinyl siding lasts between five and 10 years. The durability depends on the quality of the surface preparation and the local climate conditions. When the siding is thoroughly cleaned and prepped, and high-quality acrylic paint is used, the finish endures longer. In hotter regions, the lifespan may be closer to five years, while cooler climates help extend it.
