"We reached out to four roofing companies to quote our re-roofing project. We compared them on professionalism, quote thoroughness, feeling of trust and integrity with the salesperson, and knowledge. Westshore ranked highest hands down. They were not the cheapest, nor were they the highest bid, but they were the best. We felt so comfortable with Ben, and rather than try to upsell us as others did, he helped us figure out ways we could get the job done within our budget. The quote offered several options which was quite helpful in our choices. During our decision period, we had several questions and he responded immediately every time. When it came time for the work, the crew was always on time and professional. They cleaned up and you could barely tell they were even here at the end of the day. We were glad to see that the crew was able to take several water breaks (in nearly 100-degree heat) and time off for lunch and they still finished the job ahead of schedule. It showed us that Westshore takes care of their crews. We highly recommend Westshore Roofing."

"Project Lead: Ben The Job: Rooftop Deck above garage needed to be ripped out and replace, new drainage needed to be installed The Good: Ben was very enthusiastic about the job and is a very nice guy. He made sure to explain what the job would entail, what needed to be done, why the problems were happening, ect. He was understanding about the funds for the job being locked up until the sale of one of my other properties went through. The beginning of the job went great, the framing was done well, more ceiling beams had to be replaced than originally thought which they did for no extra charge and they had some higher quality top layer material left over from another job that they used at no additional cost to us. The Bad: Going back to the demo part of the job, we were told that there was no need to move the boxes and various other things we had in the garage out or to cover them. Nobody covered them and so now we have boxes full of plywood debris from ripping up the deck. After the initial large work was done, a team was no longer sent out to do the finishing work. It was one guy, who came out 2-3 times a week, and we rarely got any notice on what days those would be. Often we were told he would be showing up one day, but then no one would show up with no explanation. Repeatedly we were told “oh, the guy is going to come out and finish the job on x day”, but then no one would show up, and when he did the job was not finished. We were told the job would take 10 days (and that that was estimating on the long side). The job was started on March 29th and didn’t finish until May 19th. It happened several times that Ben asked if I was free for him to come and discuss things later in the day, but then he would be a no show. There was a general lack of quality control with the finished work. Instead of quality control being done by the contractor, I had to go and find all of the problems myself (of which there were many on the first pass) and complain about them. Then the one guy came out a week later to fix them, but then new things came up, and I would have to complain about them, ect. In the end I just kind of felt it was ‘good enough’ and was so exhausted with the back and forth and taking time out of my work day to inspect the work and discuss what was wrong I just said it was fine so I could go on with my life."

"They did what they said they would do and when they said they would do it. Roof looks good and the clean up was also good. The people working on the project were professional. The only thing was communication. Needed a little more conversation over the phone to confirm arrival on first full work day. The sales rep showed up to lay down a plastic cover over a suspected leak and it held up during some very blustery rain. Over all excellent work but expensive."

"They were the only company (out of 4 contacted) that provided a prompt and detailed estimate. They recommended installation of gutter screens due to abundant leaf drop from homeowner association trees, which turned out to be a good decision. They kept me informed of the start date, and any changes due to weather conditions. Roof tear off was quick (1/2 day). Lots of people worked on roof installation (including the owner and co-owner), which took one day. This included replacement of a little roof decking around the chimney, which had become damaged over time. One more day needed for removal and installation of new gutters and gutter screens. They made sure everything was picked up and cleaned after each phase (tear off, roof installation, gutters). Office staff was top notch and answered all my questions. They also prepared for the required city inspection/permit sign-off. They were recommended to me by a friend who had 2 roofs done by Wonderlin (her's and her mother's). Would gladly use them again."

"Everybody I dealt with at PetersenDean was very courteous and professional.  The ones I can name are: Joe Brodnik, Sahar Nessari, Linda Nguyen. The price and warranty were the best of the four quotes I received. The whole process was very smooth and I haven't had any problems with the system.  I'm very glad I chose them. <br /> They have a project status page that provided clear information at every stage.  When I emailed or called, they responded within 24 hours.  I contacted them based on customer reviews and their warranty policy.  The salesman was low key and honest.  He made it clear that there was a waiting list for installation so I knew it would take a few months.  In the end, it was faster than I expected.  They provided clear written plans and handled the city inspection completely.  The connection to PG&E quickly followed. <br /> I highly recommend them.  I have two important notes: <br /> - Be sure to get a clear picture of the schedule.  It's complicated and they may have a waiting list. <br /> - The initial quote on the phone was for a much bigger system than they were able to install.  They can only tell so much from a satellite image of the roof.  Their on-site inspection showed that my roof was more complicated and not ideal for solar.  The quote was adjusted down for a smaller system.  I understood that they were oversizing the system, so I wan't surprised.  Your roof may be simpler, but beware that this can happen. <br />"

FAQs for roofing installation & roof repair projects in San Leandro, CA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
