The first co., charging the highest price, said there was a misplaced tile, that let water seep in, and cause damage--and that the whole garage roof would need to be replaced. My property manager wouldn't get back to me about this, so I contacted the companies myself. The flat roof damage co. said there was no damage to the tile roof, it looked to be in good condition; and even if the leaking was from it, the whole roof would not need to be redone. The tile roof damage co. did not at first provide photos--they right away (after I talked with them) went back to the property to check the flat roof for cracks/bubbles. They said the flat roof looked fine, and was in good condition...they sent photos, and also photos of what was supposed to be bent metal, and an out-of-place tile (hard to figure out though). So these two companies directly contradicted each other--I would not use either one.
