"Gunner Roofing has an excellent team that completed my house siding project. As certified installers of James Hardie, they were professional from start to finish! Andrew was extremely knowledgeable of the product and created a spectacular design and assisted w/ the financing of my project. He was always available to answer all questions. The Project Manager Anthony communicated daily with project updates and was extremely responsive to questions and addressed all concerns in a timely manner. The workers were exceptional as they always arrived early and worked late to ensure completion of the work. Really appreciated their attention to detail! I highly recommend this company!"

"The job went very well. I was surprised how fast a crew of 5-6 people could tear off the roof and put a new one on. We had some rain in the forecast for later in the day and I was a little concerned but they assured me that it would be watertight before any rain fell. To followup on the job, we just received a gift basket containing Lancaster County food products as a thank you for using their services, which was a nice touch on their part."

"Tony worked with us to get a free quote and then we signed contract the next day for them to do our roof. We were scheduled and he was in contact with us when they were delivering materials and when they were starting the job. The guys came to start the roof and they were really nice guys. Courteous and picked up after themselves. Yard was cleaned up when they were done and the metal roof is really nice looking. The guys worked hard in the hot weather and in the rain. They got everything done in just 3 days and we have a pretty big roof. They did excellent and told us to call if we have any problems at all. Awesome team and definitely would recommend them!! Price was in our range and I was quoted soooo much higher than them when I was shopping around for roof guys. So happy we got them!!"

"Tremendous!!! They came out to estimate the job when it was convenient with us, set a start date within 7 days of the contract, and were there that morning. They arrived daily by 7:15 AM and worked until 4:30 PM or longer. They cleaned up each evening, they covered my landscaping for protection, and the entire crew was great to work with. They completed the job within the original time estimate. I did not have any damage to my property during the project. I was not just pleased, I was HAPPY with the entire experience! Workmanship was also top-notch. All my expectations were greatly exceeded. (Their estimate was not the lowest, but it was very fair considering the quality of the products used. Out of 5 estimates they were second to lowest. The highest was $2000 more.) <br />"

"Their company foundation is good with regards to family and church. They have the technology to measure your roof and still provide a quote even if it is raining outside. John was delayed in calling to say he would be late and arrived 50 minutes past the original appointment time. We requested GAF materials and Timberline HD Lifetime roofing materials. We asked specific questions regarding their workforce, preventing damage to the lawn, insurance liability, contractor numbers, etc., Ultimately, the deciding factor for us when looking at value and price was to go with another contractor that provided the exact same value and was more prompt with a greater longevity of their workforce for about $2,500 less (but not less in service or quality). Out of 3 contractors, I only had 1 who did a follow-up call (not pushy either). Estimate was for a colonial house inclusive of small porch roof and two dormers and garage. Quantity for just roofing shingles 3 tab, 130 mph rating was 20 SQ. I never recommend going with a large company or "fly by night" roofing company so I absolutely suggest getting quotes from local companies like Best who will do it right!"

"KLA provided an estimate with a clear work scope, including risks that would be to our account. They scheduled and completed work on time. Left the home clean. There were issues with 2 light kits. The mfgr shipped new ones the next day and KLA came back the next morning and completed the ob at the quoted price. We used them in the past. We will use them again."

"My home has a 100+ year old slate roof in disrepair and several generations of cheap fixes. I contacted Leeland's for an opinion on repairs. The inspector was extremely thorough, provided pictures, and gave me his candid opinion on the remaining life of my roof based on the condition of my slates and flashings. He ultimately wrote up an estimate to paint the rusted metal valleys, replace several dozen broken slates, repair rotted wood, and install new copper chimney flashing and a cricket. It was a difficult decision to repair vs replace the roof, but I never felt any pressure from them one way or another. I agreed to the repairs originally, but ultimately changed my mind and just decided to replace the roof. I'm sure this was a hassle to go back and forth with me, but they were very patient, and ultimately returned my deposit. I really appreciate their honesty and customer service, and I would highly recommend them to anyone looking for maintenance on their slate roof. <br />"

FAQs for roofing installation & roof repair projects in Somerset, PA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
