"Sean and Josh were great to have work on my property. They kept me informed of needed changes, were very careful to keep the property secure, and did great work. I will definitely call them again. Their bid was very competitive and the quality of the work is great. I've done my own plumbing work in tje past and was impressed with their thoroughness."

"Everything went great!  The workers took great care in covering everything in plastic in the master bedroom so there was no dust or debris left from the demo portion. There was one tiny little hiccup where there was a small very unoticeable amount of damage done to the side of the tub during install they were able to fix it so you couldn't see it and still discounted the price of the tub. Jason the owner came by multiple times during the 2 days the crew was there to personally check on the job and make sure it was going well. I won't go to anyone else for my plumbing needs. <br />"

"It went very well. The two Aussie toilets were leaking from the water tanks into the toilet bowls. A home-warranty company sent two other plumbers who just couldn't get the job done. Imagine. These Aussie toilets were difficult to service because once you took off the lid to the water tank, you could not replace that lid without having a second person aiming a pair of guide bars attached to the lid carefully into the appropriate slots on the flushing mechanism. Furthermore, the flushing mechanism in each toilet was encrusted with calcium deposits (hard, hard water in this neighborhood). And the online instructions for servicing these Aussie toilets (they were a great idea at the time) were difficult to find. Once you did find them and ordered the parts, ALL the parts that went into each water tank, and then phoned the "local" distributor, she boiled the several part numbers down to one part number and sent me only a pair of gaskets, that was it, one for each toilet. The second plumber installed the gaskets which cut down on but did not eliminate the leaking. He wouldn't come back, ever for the $75 the tight-fisted home-warranty company offered, so the company called Kaiser Plumbing and Bingo! Done. <br />"

FAQs for plumbing installation for a remodel or addition projects in South Lake Tahoe, CA

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
