"THE NIGHTMARE WITH MY FENCE, GATES & LOCKS CONTINUES LONG REVIEW IMPORTANT TO READ ! *COMPLETE CHAOS AND DISORDERED WORK WITH NO SCHEDULE & NO COOPERATION WITH HOMEOWNER CONTRACTORS (CHRIS/ALAN MALLARD FROM NEW CANEY FENCE COMPANY) After charging me almost $11,000 to build my fence, had poor to no communication regarding appointment times. They would stop by the house to begin or complete phases of the project with no prior arrangements, not knowing if I was home or not. If they ran behind schedule at a job at another property they never called to say they were running late. They committed to appointment times I requested & did not keep their word. They were "no call no shows." Who conducts business like this? No one.!! *POOR WORKMANSHIP & NOT LISTENING TO DIRECTIONS & REQUESTS Fence was built with a large gap between the ground and the bottom of the fence allowing the two dogs to get loose. The whole point of the project was to have a fenced in yard for two dogs. I told this to them from the beginning but they did not listen or care. To fix the issue, I had great additional expense to purchase gravel, concrete, and bricks to fill in the gap under the fence in order to secure the dogs. *EXTREME RUDENESS Contractors & workers of NEW CANEY FENCE COMPANY spoke disrespectfully to me when I was the one hiring them and paying them for the work. They acted as if they knew better than me about what I wanted & needed done. They were arrogant, rude, and demeaning. *BROKEN ITEMS INSTALLED The two expensive gate locks that was charged to me $350 each, has been a disaster due to the fact that the locks were not done properly in the first place. They were installed broken from day one. The codes did not work consistently. The locks were affected by hot and humid weather and did not work the way they were supposed to work: at all times in all weather. The locks did not fully latch due to being incorrectly installed. After two months of constant reminders, emails as well as me going to the company, Chris Mallard from New Caney Fence Company finally came out to fix the locks & the fence gates. I mentioned to him what exactly I thought would be good & solid so that he didn't have to come out again due to the constant reoccurrence of the locks & the gates not working properly, he refused and said I'm asking for too much & if I say anything more, that he would leave without doing anything at all. He completed the work and left Beware and do not trust your loved ones, pets, and valuable property to the fate of these completely incompetent contractors and workers. *RUDEST RECEPTIONISTS (KRYSTLE O'MALLEY & KAITLIN DENNIS) I HAVE EVER HAD THE EXTREME DISPLEASURE TO DEAL WITH IN OVER 50 YEARS OF DOING BUSINESS WITH ANY COMPANY It's funny how until New Caney Fence Company got the fence job from me, the receptionist/Office Manager (KRYSTLE O'MALLEY) went above & beyond to be polite & helpful until I signed on the dotted lines. When I noticed problems & brought them to (KRYSTLE O'MALLEY) notice, she showed a side of her that was shocking!! This person is totally toxic. She is verbally abusive, overbearing, mean, snarky, & sarcastic. In person, she has physically threatening body language designed to intimidate others.(ME) The receptionist (OFFICE MANAGER) is the person who gives potential clients their first impression of the business. If you want a toxic environment of snarky, argumentative, incompetent, unaccountable, excuse-making people with whom to do business you are at the right place & this is what she KRYSTLE O'MALLEY correctly portrays. The fence gate still doesn't lock up till date!I I keep getting excuses when I call, email or go to the company. I have gone above & beyond with my patience with Chris/Alan Mallard from New Caney Fence Company in every way possible."

"On Friday 10/19/2018, we had a hard blowing 2 hour 2 inch rain storm from the south that resulted in a flooded bathroom and soaked carpet in the master bedroom and closet. We felt the problem was water blown up under the flashing on the south side of the house. On Saturday 10/20/2018, I researched Roofing Companies in my area through Home Advisors and the Better Business Bureau, and decided Precision Roofing and Restoration in Sealy Texas was our best choice. After notification from Home Advisor about my online inquiry, Gerald Thourot of Precision Roofing called and asked if they could come out on Sunday 10/21/2018, inspect the roof, and give us a free estimate. We agree and the appointment was made. On Sunday 10/21/2018, Gerald and his son Cheyenne Tourot arrived for our appointment and inspection. After climbing all over the roof and taking many photographs, Cheyenne informed us that the damage was far worse than just the flashing. We had multiple holes in the valleys and evidence of major hail damage that needed correction. We decided to file a claim on our home owner’s insurance Texas Farm Bureau Insurance Companies. Since it was Sunday the actual claim was filed the following day on Monday 10/22/2018. On Friday 10/26/2018, adjuster for Texas Farm Bureau Aaron Gross met Gerald and Cheyenne of Precision Roofing to examine and access the roof damage. Aaron examined the interior part of the house and then he and Cheyenne began their climbing on all sections of the roof. Afterward, we were informed that insurance would pay for a new roof and some interior renovations. After deciding on 3 possible colors for the roof, Precision Roofing gave us 4 locations to examine prior to making our final decision. On Sunday 10/28/2018 we set out to look at the 4 locations. After our drive we decided on Certainteed Landmark Moire Black and called Gerald to inform him of our choice. On Monday 10/29/2018, 5 pallets of shingles, ridge vents and other miscellaneous materials were delivered. On Tuesday 10/30/2018 Gerald and roof foreman Sergio and 6 man crew showed up at 7:30 AM to begin work on the roof. Work began on the front roof of the main house. Tarps were used to cover the flower beds to prevent damage. Denise would have preferred plywood, but luckily no plants were damaged. Removed shingles and damaged plywood was removed and carried to the Brenham landfill. Later that afternoon Jesse the painter arrived to begin the interior painting. Wednesday 10/31/2018 the roofing crew showed up but decided the weather would not be good for further roof work, and left. Jesse the painter came later in the day to finish the interior painting. Jesse completed his work late that afternoon after a great job. Thursday 11/1/2018 roof work finished on the main house and Friday 11/2/2018 roof work finished on the garage. During a break on Friday while awaiting additional materials, 2 of the roofing crew replaced the roof on my Dove birdhouse, which kept me off of a ladder (a relief to Denise). The final cleanup was done and all evidence of construction was gone. Results are a beautiful roof and excellent cleanup. Monday 11/5/2018, Jeffrey Farmer came and pressure washed the front and back porches and the entire driveway, working all day, and resulting in beautifully clean porches and driveway. The only remaining piece of the project was the carpet work in the master bedroom and master closet. After contacting several carpet companies and given unreasonable schedules, the work was given to Carpet Giant and completed on Wednesday November 28. Precision Roofing elected to replace the carpet and pad, instead of removal, cleaning and reinstallation. Overall, the whole project was a huge success in a very timely manner, with the exception of the carpet installation. We highly recommend Precision Roofing and Restoration to all. Thanks for a JOB WELL DONE. Larry and Denise Dawson"

FAQs for deck staining or painting projects in Spring, TX

When you paint your deck, you can choose any color, and cleanup is easy, but the paint hides the natural wood grain. Stain, on the other hand, lets the wood grain shine through, but requires more maintenance. The cost to seal a deck is about the same as painting. Consider your personal preferences to see which option benefits you most.

For bare wood or cement decks, you only need to clean the surface before applying the first coat of paint. If you're recoating an existing finish, you'll need to pressure wash the deck to remove chipped paint and debris. Either way, make sure to allow the surface to fully dry before moving forward; otherwise, the finish could peel.

A gallon of paint covers between 125 and 300 square feet, depending on its formula. Since your deck might need two coats of paint, for a standard 300-square-foot deck, you might need two to four gallons. If you're painting a pool deck, keep in mind that the specialized non-slip paint covers less area because the texturized material takes up more space in the can.

Yes, you can paint directly over old deck paint if the existing finish is in excellent condition. You should inspect the surface to ensure there's no cracking, peeling, or chipping before proceeding. If you notice any deterioration, you'll need to remove the compromised paint. Clean your deck thoroughly with a power washer, lightly sand any rough spots, and use the same type of paint to guarantee proper adhesion and long-lasting performance.

Yes, applying a coat of primer before painting your deck is essential unless you're using a combined 2-in-1 formula. Primer enhances the adhesion of the new paint, establishes a moisture barrier, and creates a smooth, uniform surface. Be sure to inspect your deck for any defects or old finishes, and use a high-quality primer to fully prepare the surface for a durable and pristine finish.
