"A neighbor referred me to John and even though I had a smaller roof to replace, I felt like John personally made sure my project got done right from the beginning. They are detail oriented, organized and very responsive communicating. The crew were fast and professional, and John did a final clean up of the house himself after the new roof and gutters were installed. That kind of caring about your work and professionalism is very refreshing. And their prices are very good too!"

"Chad's crew did a excellent job. The roof looks wonderful and everyone was professional and courteous. I paid no money upfront. MW Roofing brought all the materials before I paid them one dime. They came to my home got up on the roof did the inspection sent me a proposal with three options plus the cost replacing boards. We agreed on one of the options, they set a date came on that date and did the roof. When done they cleaned up and left. Chad came over a couple of days later went over the job with me to see if I was pleased and he was paid. He went over the warranty with me and said if there is any problems with the roof to give them a call. I am recommending MW Roofing to all my friends and neighbors because we reliable contractors you can depend on. Thanks MW Roofing for my new roof. I see why you have all A's on your ratings, you guys are awesome! J Clark"

"I had been a customer many years ago and needed a part for a storm door that I couldn’t find. I called and spoke with Mike who easily could have put me off due to the age and nature of the issue but he took great interest in helping me to resolve an issue that I had been unable to resolve myself. You know in this day and age it can seem rare to find someone that goes up and above the norm to treat you with exceptional respect and friendship. It goes a long way in their business. I highly recommend HomeCraft to anyone needing what they have to offer. And thanks again to Mike for his professionalism, his patience, and his kindness."

"Needed a roof over my upper deck. Was told specifically not to cut in my metal roof. When I looked how it was progressing, he cut into my metal roof & told me he had to for the permit. Talked with Aaron at Spring Township for permit & he never asked to put support above patio doors, instead of cutting metal roof. Aaron had no problem approving it, not cutting metal roof. Outright lied to me!!! Few years later, of course it leaked(no reputable builder would cut into a metal roof) Jesse told me he used a sealant which was bad(cracked) & did not let me know until it leaked. He did fix the roof, but ended up telling me to sue him for the damage it caused(mold & mildew down my wall below) He won't answer a text to repair...might just have to sue him... DO NOT USE HIM!! HE LIES & DOESN'T OWN UP TO DAMAGE CAUSED BY HIS WORK!!!"

"Our experience with Guardian has been nothing but exceptional. From the beginning they insured that our home was safe from additional damage by covering exposed areas of the roof until the insurance company could coordinate with Guardian. Guardian was there to coordinate with our insurance company adjuster and make sure all the local code requirements to install the new roof were met. The materials used are top notch, giving us an ice and water shield and a 50 year warranty on the roof, that will long out last us. During the roof install the crew was here early, covered all the bushes and shrubs, worked quickly and efficiently, and were finished by mid-afternoon. They made sure all debris and nails were picked up like they were never here. These guys know what they are doing and are professional and friendly. I would not hesitate to recommend this company to anyone that I know."

"Do NOT work with The Repair Squad here in Delaware. They started work and then stopped showing up. Months and months we got excuses or they would show up for 5 minutes and then leave. Weeks would go buy and we would have to reach out to the owner, Wayne, for an update. We had to reach out for anything to happen. After several months of this, we finally decided to cut ties and asked for a very reasonable amount of money back so we could finish the job and fix the window leak. It took another month for him to even look at our file. He made promises he didn't keep. Of course we paid in full. He stopped replying regarding the partial refund (We wanted $500-$750 on a 4.5k bill) and I've decided to just make sure this doesn't happen to anyone else. I'm a business owner myself and I would never treat a client this way. Shameful."

FAQs for roofing installation & roof repair projects in Middletown, DE

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
