"I really appreciate Roto-Rooter's honesty and professionalism. A tech from another company over charged me for the same work and told me I had problems that it turns out I didn't have. Will was very efficient and respectful just like the previous tech from Roto-Rooter, that have come. The operator on the phone was also very nice and called me when they had a cancellation so they were able to move up my appointment and save me time off work. Roto-Rooter saved me time and a lot of money. I will definitely keep recommending them to everyone I know."

"We decided to have all the copper pipes in our house replaced because they were getting thin and had begun to spring pinhole leaks. So we called Mr. Long for an estimate and he showed up as scheduled. His estimate was very reasonable, so we planned for him to start work the next week -- but the storm hit and we lost power for 4 days. <br /> He was very accommodating and started work the following week. The job took 2 days and he made sure we had water before he left on day 1. He had to tear out some of the drywall to gain access to the pipes, and he covered the holes with easy access panels in 3 places where needed. We are completely happy with his work and would not hesitate to call on him again. <br /> I would highly recommend Long Plumbing to anyone who appreciates honesty, efficiency, and good quality work. <br />"

"I called and described the problem and told him that it was not an emergency but we had a slow leak in the pipe.   He said he was busy and couldn't likely show up for about three days.  Since the leak had gone on for about at least 3 years, I said OK.  (I didn't want to pay emergency rates.) <br /> In three days, the plumber called back Friday morning and said he could be by about 4 that afternoon to look at the problem.  He showed up about 4 and I showed him the problem and got the leak fixed in about an hour.  I was quite happy with the service and the cost. <br />"

"I was greatly pleased with the installation of my shower. The old material was disassembled, removed, and the new shower was installed quickly and effeciently. Mr. Eades arrived on time, kept me informed of what was happening and cleaned up the job site all for a reasonable price. I would highly recomend his company for your plumbing or tile needs. I will certainly call him in the future if I have a problem. "

DON DRIVER RESIDENTIAL REPAIR

"I have used Don Driver multiple times for over 25 years. First, when I had a condo at Timberline (the condo management company used him as well), and then when I bought a 70-year-old house in South Roanoke. <br /> Don is the kind of person you can leave alone in your house and ask him to lock up when he leaves. You can rest assured that he will not charge you for something you don't need. He is not the cheapest, but he charges a fair price and can be trusted to fix only what is broken. He explains everything he is doing. He cleans up after every job. <br /> The three electrical jobs had been on my list for some time. They were minor and went as planned, except that I didn't actually have a problem in the porch light, so that was a nice surprise. <br /> The HVAC job was a relief - saved me a ton of money for repairs that were not needed and gave me an assurance that things are working well."

FAQs for plumbing installation for a remodel or addition projects in Blacksburg, VA

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
