"Very impressed with responsiveness, professionalism, technology, and value provided by Gunner Roofing. The copper flashing was pulling away from around my chimney and looked like it was in need of repair or replacement. I had previously worked with another well reviewed roofing company on Angie's List that missed my scheduled appointment to examine my chimney flashing. So I was very pleased when Andrew from Gunner showed up exactly when promised, and I was quite fascinated with his use of a drone to take precise aerial photographs of the work to be performed from all angles - a rather tech savvy approach. Gunner provided a detailed estimate within hours, that was only 1/3 the cost of the estimate I ultimately received from that other roofer. Gunner Roofing completed the work on time, and did a very satisfactory job. This was a relatively modest project, but based on my experience, I hope to use Gunner Roofing when it comes time to redo my entire roof."

"Simply put: I cannot say enough good about my first experience with BEST Contracting. When my roof was damaged by weather, Jeremy of BEST was there to help me to navigate the journey to a replacement roof, from the initial estimate to working with the insurance company and through the installation and follow-up. I now have 50 year shingles, a great looking roof, and I know that my guarantee is backed by BEST. BEST showed up at my house at 8:00 a.m. on the scheduled day for work, and by late afternoon had stripped off the old asphalt shingles, installed the new ones, cleaned up thoroughly around the house, and removed all of their equipment. I had always expected that getting a new roof would imply a few days of inconvenience, but there wasn’t even a moment of that. By the time I returned home from work, the job was done, my driveway was open, and the roof made the entire house look like new. In the month following, I found not a single roofing nail or fragment of torn shingle in my gardens or lawn. A few days after the job was completed, a representative from BEST came by to inspect the work, to ensure that the job site had been properly cleaned up, and to double-check with me to confirm my satisfaction with the entire process of getting a new roof installed. Jeremy was accessible by phone and email, and all communications were clear throughout the process. Never was there any pressure to upgrade or add to the project, and Jeremy showed an obvious intent of doing the job to the customer’s satisfaction. At no point in the entire process were there any surprises; everything went exactly as Jeremy said they would, and in my case, the estimate was identical to the invoice. This company is the very definition of PROFESSIONAL. I enthusiastically recommend their work."

"My home has a 100+ year old slate roof in disrepair and several generations of cheap fixes. I contacted Leeland's for an opinion on repairs. The inspector was extremely thorough, provided pictures, and gave me his candid opinion on the remaining life of my roof based on the condition of my slates and flashings. He ultimately wrote up an estimate to paint the rusted metal valleys, replace several dozen broken slates, repair rotted wood, and install new copper chimney flashing and a cricket. It was a difficult decision to repair vs replace the roof, but I never felt any pressure from them one way or another. I agreed to the repairs originally, but ultimately changed my mind and just decided to replace the roof. I'm sure this was a hassle to go back and forth with me, but they were very patient, and ultimately returned my deposit. I really appreciate their honesty and customer service, and I would highly recommend them to anyone looking for maintenance on their slate roof. <br />"

"The work was done swiftly and the results were very good. The workers were friendly and professional. My only beef was the price exceeding the estimate. The explanation was that ther was additional lumber needed to make repairs. Okay I can see a few pieces of lumber not foreseen to add to the costs but $250.00. The day that Mark knew of the add ons he quoted a price of $60.00 to my wife. I priced the lumber at Home Depot and that was about right. The day before he was set to be done he texted me a price of $100.00, okay I'm not griping, the works done and time to write a check and all of a sudden the add on price is $250.00. This seems way over the top so It I have to bring up several facts. The front portion of my roof has a rolltop on it. There was no way Mark knew this before they started ripping shingles off of it. The workers laid shingles over top of this and didn't use any tar paper saving them time, materials and labor.I received no credit for this, none of their savings was passed on to me. All I'm trying to say is be honest with people, lose the B.S., and give people a little credit for some sense and the customers will rave about the quality of your work and not issue poor grades for questionable business practices. I have to add that Mark didn't walk around with me inspect the finished work and as I've noticed over time checking the overall job I saw several rotten boards that needed replaced. Probably best I didn't say anything or I might have been price gouged even worse. I'll replace the boards myself but almost 18.000 later should I have had to?"

"I had arranged for the serviceman to come to the house several times but, due to my own schedule, I had to re-schedule several times without problem.  When the serviceman arrived, he spent at least an hour on the roof (with me), inspecting the shingles, the rubber membrane,, and the flashing.  He also went inside the house and inspected all the ceilings to observe if there was evidence of water damage.  The roof was in excellent shape, he said, but he offered to use special sealant to smooth out the rubber membrane seams in order to preclude any water incursion in the future.  The serviceman took time with me to answer all questions I had.  This was certainly a very good investment on my part.  He suggested that I give him a call in a couple years for another inspection.  Because I had had many roof problems over the years due to the fact I have both sloped and flat roofs, I will be calling this company again for another inspection. <br />"

"My overall experience with Nicholas Evanoff Co. was very positive. My brother had made the initial contact for me, based on personal recommendations he had received from others, and Ken from Nicholas Evanoff Co. then contacted me to initiate a consultation and estimate. Ken was very courteous and professional, and was an important point of communication and resource for me throughout the entire project. He also helped to coordinate a referral to another contract for some subsequent work on my gutters, which was also very good. I was impressed that the team of Evanoff roofers completed my roof all in one day, on a Saturday! Another impressive feature of this work is that my home is located on a steep, wooded slope and is not easily accessible from the back. This made the job much more difficult. The Evanoff crew did an amazing job making sure that all materials to be discarded were dropped off the roof in the front of the house, not the back. There was no landscaping damage or litter, and cleanup was very thorough. The crew did a wonderful job and were all very professional and courteous. The final result is beautiful and I am very pleased with it. I am happy to recommend Nicholas Evanoff Co. for any roofing job. <br />"

FAQs for roofing installation & roof repair projects in Danville, PA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
