"The estimators that came out reviewed the roof and found a couple spots where they said the shingles needed replacing and where the two had blown off in the wind. Both of the men who came out were afraid of heights. One was afraid to climb the ladder, the other climbed the ladder and was afraid to come back down. He jumped from the upper roof to our sunroom roof. I was truly shocked. I do not believe that is a safe practice at all. As he hit the sunroom roof his momentum almost carried him off that roof. When I questioned him about it, he said he could see where the support was for the roof and he jumped on that. He could have been severely injured and he could have severely damaged the sunroom roof. The actual installers who came out were up and down within 20 minutes and showed me pictures of what they did. The were late, but the job was finished as promised by the date they said it would be. There is a standard fee to just get them to come out to replace the shingles ($595 - I had a coupon to get it to $495). One hundred dollars a shingle. I need to change my career."

"The process went better than expected mainly do to expertise, including the crew, timeliness, and communication before during and after the installation. Steve listened to expectations and roofing issues then came onsite to examine the roofing and construction. It became obvious that he was an expert in all things about metal roofing which is important I found out researching that many metal roofing installs, including my older metal roof can be installed incorrectly allowing for long term recurring leaks, critter (bats) access and wind damage. Use an expert specializing in metal roofing! Based on my needs and the assessment he provided two options of high quality products with detailed materials and labor the day after he was onsite. Pictures of the progress and issues like water damaged wood were sent as they developed. He communicated his schedule and changes in a timely manner. Overall, Mad Roofer has been the best and most reliable contractor I have worked with in years."

"Roof Genie inspected our roof and determined that we had significant hail damage. They contacted our insurance company, filed all the necessary paperwork, met with the adjustor and then completed the work. We were shown several samples but they were not exactly what we wanted. They kept finding samples for us to view until we found one we liked. They never rushed us, or pressured us in anyway. They were very responsive to our needs and treated us with up most respect and professionalism. The crew was very professional and efficient. They worked tirelessly without stopping, took great care with our house, lawn and landscaping. They kept the work site very clean and orderly and when they were done you would not know they had been there. <br />"

"All work was completed very timely.  From initial serious contact to completion of work was less than three weeks.  That included delays caused by weather.  I was very pleased and will recommend Eric and Southern Roofing highly. I VERY seldom give anyone an A, there is always room for improvement, that shows I says I was impressed. <br />"

"Roof really went pretty good. Straight and pretty. They did wear the heck out of some of the shingles walking all over them with standard shoes so that's kinda irritating with a new roof. All the little stones are gone from some of the edges of some of them. They didn't do a super great job with beauty and pride....didn't miter the drip cap joints (just two square edges meeting at and angle, left some funny little bumps in the roof, edge cutting of the shingles was rough not smooth and they left nails all over the place. Even when I asked them to remove the nails from the ridge vents that came "pre-installed" they didn't do it completely. I still had to go remove 10-15 myself. The pride in workmanship was just not an A. Then there is the gutter caps & sealing. Because of horrible repsonsiveness, they ended up having to come back 3 times to get it right. Had they just returned my calls/emails/texts we probably could have had it right the second time. In the end the gutter guards are/were installed very nicely. However, again a professionalism issue, all the joints of the gutters still leak because they never took the time to actually wipe the little stones away before they caulked them. They just laid caulk over dirty gutter metal and so they still leak at the joints. I'm too tired to call them back out again to fix this a forth time. So the main part of the jobs was pretty darn good, but professional details and accuracy was very lacking."

"Chris and David were there every day as scheduled. They worked very hard, cleaned up and didn't cut corners. The job was challenging because of the height of the deck along with a very high center peak and David didn't seem concerned in the least. The screens are nice and tight and the finishing work was excellent. They added spindles to match the rest of the exterior, which was a nice touch. Initially we were concerned to use Chris because his price was significantly less than the other quotes, and we couldn't be happier with the work. It is now a few months later and we are still thrilled with the work."

FAQs for roofing installation & roof repair projects in Franklin, NC

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
