"Larabee roofing did a good job. After the repair, he walked over the rest of the roof. He tapped in several loose staples and gave me an assessment of the condition of the overall roof."

"The repairs were done quickly once we made it to the top of the list and could have been completed in one day. There were more areas found once the repairs were started but they stuck with the original quote once I reminded them that I had asked about the low estimate. They found additional work that will still need to be done in the next few months and they provided pictures to explain the new finding. Their verbal estimate for those repairs are around $600 but I have yet to receive a written quote. I have to admit I was very frustrated with the lack of communication. I understand that there was a list of people who needed repairs done ahead of us and that most roofing company's are busy during the summer months, but several of the e mails or phone calls I made were not returned or very slow to be returned. All I wanted was a better estimated date or some form of communication. Our contract was signed in July and our repairs were not completed until the end of September. It was at least two months no communication initiated by them. I had to make the calls and few were returned. Not sure if I will hire again or not. The service person who was here did a wonderful job, but their communication (or lack of) was a huge dissatisfier."

"Very well. I first contacted this company to address a roof leak on my personal residence several years ago. Since then, I have hired them to do roof replacements on at least four rental properties and they have done other roof repairs, revisions, or cleanings on at least four others. I have experienced many problems in the past with other roofing contractors - as a rental property investor of 30 years in the Salem-Corvallis-Beaverton areas. This crew is honest and does superior work."

"We found a pool of water on the patio of front door and suspected the leak was from somewhere on the roof.  Gary came the next day I emailed Alamo.  He climbed up to the roof and checked the suspected area.  He pointed out some exposed nails could be the leak source.  He also inspected the old skylight for a while and recommended it should be replaced right away.  Then he went into his car and gave me a paper quote.  I could not decide whether to do the project at that time since I was not sure about what was the actually leak source.  A week later, on a rainy day, I climbed into the attic and found water dropping along the trim around the skylight onto the attic floor and leaked through the seams down to the patio.  Gary's suspicion was right, so I hired him to do the job.  Two days later, two fellows came in time to get the job done.  They showed me the skylight they gonna install and custom-soldered metal flashing pieces.  They spent three hours replacing the skylight and flashing.  Although it does not look perfectly well since some metal flashing are not fully covered by shingles, I assume that's at least one of the ways to do the skylight flashing.  And most importantly, I haven't seen water leak signs since the replacement. I am overall very satified with the installation. Thank you, Alamo Roofing. <br /> <br />"

"I have used P and G Roofing for multiple roofs as I own rental properties. We had them do the roof on our primary residence as well. They have always been extremely professional as well as pleasant to work with and their bids are always competitive and well-priced. I always turn to them first and I recommend them frequently. <br />"

"He and his crew removed the old roof and installed a new one. Due to the harsh environment (high winds, salt air) extra stainless steel nails were used. Phil took time to explain coastal roofing challenges and used pictures of our roof to show us the existing condition. Workers were safe and polite. Work area was left in good order each day; project was completed promptly and looks great. After a big wind and lots of rain, gutters drain well and the roof is secure and well sealed. I would like to emphasize the importance of using a roofer who is familiar with coastal conditions. Our previous roof tiles were in good condition, but the wrong nails were used and therefore deteriorated prematurely."

FAQs for roofing installation & roof repair projects in Lincoln City, OR

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
