"The team at Good News Roofing was diligent and professional from start to finish. They came highly recommended from a neighbor and they did not disappoint. The communication was timely and the work stayed on schedule. They were also a tremendous help in negotiating with the insurance company. Their advice helped me save thousands of dollars in out-of-pocket costs. I recommend them without any reservations."

"My experience with MassBur Construction has been nothing short of phenomenal. After discovering that my roof was in dire need of repairs, I reached out to a roofing company that had done work on my neighbor's home. They came by and gave me a run down of what was needed and let me know that I did indeed have some hail and wind damage. The guy was thorough and courteous, but after I expressed my desire to contact my insurance company to see if I could get things covered, he left me with a bit of info and went on his way. After an initial call to my insurance company I decided to entertain other offers and put out a request online. MassBur Construction was quick to reply and we scheduled an inspection. My initial call with my insurance adjuster was not promising. Before even coming out or asking me any questions he immediately informed me that the last severe hail storm was well over a year ago. James and Chris from MassBur came over and did their inspection and immediately did a check on the accuracy of that weather report and I was elated when they informed me that the last severe hail storm was actually in April of this year! Not only that, but their inspection lined up exactly with the inspection I had previously received, letting me know these guys were definitely on the level. They offered to send their assessment along with the clarification on April's storm to my adjuster and even volunteered to be here on the day he came by. Chris was here on time and shadowed my adjuster during his assessment and was key in helping us state our case. The adjuster had changed his tune thanks to the diligence of these guys and I got my claim. In the following days, Chris and James stayed in close contact with me and walked me through the process and we set up a schedule. The crew came the afternoon before the job to drop off materials and started bright and early the following day. They were done by late afternoon. The crew did a phenomenal job and they made sure to clean up everything afterwards. My family and I couldn't be happier with the job they did for us. Chris and James are definitely legit and they go the extra mile to ensure customer satisfaction. Trust me, if you've never gotten your roof replaced, it helps to have a team like this in your corner. They don't just inspect and move on. They educate and advocate for you to help you get what you need. And they see the job through."

"I hired an architect and an structural engineer (a city requirement for new construction in Austin) to design the structure and then began shopping the produced plans around. Acting as my own GC, I fully expected to have to hire different subcontractors for demolition, foundation, framing and cornice, painting, electrical, and roofing. I reached out to Jon Wehr, owner of Rawskos Renovations, and was pleasantly surprised that with the exception of electrical, he was willing to bid on the project as a whole with me as the GC. Rawskos prices are fair, about mid way between a large-scale commercial contractor and a guy you found on Craigslist or in the Home Depot parking lot. As with any construction project, you sort of expect a certain amount of flakiness from your subcontractors, miscommunications, no shows, inflated hours or extras charges, but not with Rawskos. The crew were professional and courteous, prompt, thorough, and gave plenty of advanced notice as to scheduling. In fact, we faced battles with the local power company, the city inspectors, and my own architect and engineer, all of which caused unforeseen delays. If not for the flexibility and willingness of the crew to quickly shift gears and do some unaffected part of the job while we waited for clearance, approvals, passed inspections, or missing structural validation reports, this job would have failed dramatically. Jon's estimate for completion was about two months for this project and it finished in just about three months. However, if you subtract out the two week delay caused by discrepancies with power company spotter's approved clearance, 5 days delay caused by the city incorrectly filing our application as a renovation instead of new construction, ten days it took to get a Foundation and Framing Validation report from my engineer that should have taken 30 minutes to write, not to mention a 2 week delay in materials caused by Hurricane Harvey, you can see that Rawskos stayed on task and kept busy, without ever having to put the job on hold or take time off (except during the three days of the actual hurricane). I also wanted to mention that the team constantly made recommendations that enhanced the final outcome or addressed design shortcomings throughout the project. As a beginner GC, I needed a little coaching and they were more than willing to accommodate to ensure they had the materials and design decisions they needed in advance, which kept the project rolling pretty much at full steam."

"Two other houses on the block have the same design of metal roof and people really like it. They prefabricated all the metal so that he had everything right in place and made sure that everything was done in half a day and that was completely amazing. The reason why I went with doing metal roof was because it was fashionable and it was a faded color so it wasn't so bright or shiny. I would rate them high overall and would use them again in the future."

"Our "only" negative comment about Ground Zero Shelters is that they do not come to a persons residence to give the sales pitch and demonstration. You must go to their showroom or see their product at a home show. This being said, we were extremely happy with the sales experience, reminders and installation of our shelter. They called about 10 days prior to the installation for a reminder, their installers called the day before and the morning of the installation to remind us that they would be at our home at the designated time. They showed up as promised and were completed with the installation in less than 1 1/2 hours time! Thank you Ground Zero!"

"He gave me some good advice to help me avoid jumping into something unnecessarily. I appreciated his integrity and professionalism. He gave me some good references for other non-roofing service providers that I might need and said that I could call him with any further roofing questions."

FAQs for roofing installation & roof repair projects in Smithville, TX

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
