"It was advertised as costing $50 for a service worth over $600 to give us written report of what we would need to ready our house for sale/Listing. After not hearing from the broker for over a month, we finally called him and made an appointment. He came out, quickly took a tour of the house, gave us some good advice, and then handed us a pre-printed report of "comparable" sales in the area. The front cover was supposed to be a photo of our location, but it showed the middle of a field about 1/2 mile away. The description of the house was entirely incorrect, and the comparisons were not of any house similar to ours. In addition, the report was printed out without ever having seen our house, so it was information which could be gleaned off the internet instead of any personalized report. The realtor's advice, although valuable, was what any realtor could have done after a tour of the house. Worth over $600? I don't think so! The $50 we paid was about equal to the time, travel and work of the realtor for actual services provided."

However, on an appraisal, a garage contributes to the whole rather than as a part. For example, if you have a garage, your appraiser then tries to compare it to nearby homes with garages, which often have a higher value.
A bedroom can add anywhere from $10,000 to $25,000 or more to an appraisal. It depends heavily on the size of the bedroom, the overall home’s value, the location, and what amenities it might include (like a walk-in closet).
A drive-by appraisal usually costs $100 to $150. For a drive-by appraisal, the appraiser only visually assesses the home's exterior, in addition to reviewing the real estate records on the home and comparing it to nearby homes.
