"Adam promised a quick turn around on the appraisal that he initiated on September 20 by visiting the home to be appraised and picking up payment of $250. He stated to the owner that he hoped to get it to me by September 22. I needed it by September 28. In my inquiry of September 27, he said that he would finish it that day. It is October 1 and I have yet to hear from him.."

"I needed an appraisal of my property to assess value for my divorce proceedings. I called a few appraisers and decided to go with Craig Gehm Appraisals, as they were professional, able to work within my time frame and kindly answered all of my questions. On the day of my appointment, Craig was punctual and did a thorough walk through of my property. I didnâ t expect to receive my report for at least a week, however Craig sent the full report to me within 24 hours! The appraisal was just what I needed to help me through the process of equitable distribution in my divorce. I would highly recommend Craig Gehm Appraisals for any of your appraisal needs."

"Brian helped us to sell our investment condo, and I was glad that I hired him. As we had only bought properties in the past, and not sold, Brian was very patient in educating us, and helping us get the answers to our questions in a timely manner. In working with Brian, I felt that I was working alongside an agent who was professional, understood the Pittsburgh market, and could advise us well to get the maximum selling price leading up to the closing. He was excellent in helping us to negotiate between various buyers. He gave honest and candid advice, and helped us to ultimately make the right decisions in selling our property. We made more money because of Brian. I would recommend Brian to anyone selling their investment property or primary residence."

"See above.  Other than being misled by the offer, ie-not realizing that the reason for the appraisal was to obtain a mortgage only, I have no way to rate this service.  Please note, we did not use this service and have nothing negative or positive to say about this company.  Angie's List ought to have an Overall Rating for NA, like they do for the specifics.

"Jason not only knows how to appraise, but heâ ll take the time and explain the each aspect and how certain things affect the value. I would say give him a call and his transparency will bring him to your home."

FAQs for antique and jewelry appraisal projects in Pittsburgh, PA

You can estimate a bathroom addition’s value between 10% to 20% of a home’s value. But this also accounts for extra square footage since homes with more bathrooms tend to have more space. When considering adding one, you should know that a bathroom generally adds only $5,000 to an appraisal price initially, with adjustments made for other factors like local home values.

Garages increase a property’s value by about 80% of the build price. The national average cost to build a garage is $23,900.

However, on an appraisal, a garage contributes to the whole rather than as a part. For example, if you have a garage, your appraiser then tries to compare it to nearby homes with garages, which often have a higher value.

A bedroom can add anywhere from $10,000 to $25,000 or more to an appraisal. It depends heavily on the size of the bedroom, the overall home’s value, the location, and what amenities it might include (like a walk-in closet).

A drive-by appraisal usually costs $100 to $150. For a drive-by appraisal, the appraiser only visually assesses the home's exterior, in addition to reviewing the real estate records on the home and comparing it to nearby homes.

An FHA appraisal costs between $400 and $700. Federal Housing Administration (FHA) loans are usually less strict, so the appraisals are often more affordable. VA appraisal fees range from $425 to $900 for a single-family home. Compared to FHA loans, VA loans can be more involved.

A home appraiser will look at the real estate paperwork related to the home, but they will also do an exterior and interior assessment. Reviews include the square footage of the home and/or acreage of the lot, the age and condition of the home, construction materials used, the general state of the economy and local market, and the design and style of the home, along with any special features it may have. While an appraiser won’t be as thorough as a home inspector, they will likely notice very obvious problems and defects.
