Comment: I have 3 levels of decking in my backyard, 2 are redwood, one is concrete slab to backdoor. I have the house on the market so any solution would need to be done quickly and cost-effectively. I'd like to consider options: 1. Tear out and replace lower level redwood with concrete, which could be a raised level form and eliminate some deck area entirely (the redwood area below the main floor deck along the stairs). Entry slab (lowest level) would be a tear out replace at same elevation to replace cracks due to water erosion. 2. Remove existing redwood decking, flip, inspect beam/joists and re-install on new, level beam/joists. Eliminate deck area underneath upper deck, reusing old redwood decking (flipped) if possible. 3. Replace and extend upper deck with 12" ledger to support an additional 3-4' towards back fence and relocate stairs to side of deck. Install all new railing using metal or wire to cost-effectively maximize view. Currently, stairs block view from basement windows. A

Comment: Need ~50 purlins (2x2s) replaced atop rafters of attached pergola that covers deck. Many 2x2s are split, a few are rotted. I'm having house painted in 10 days and HOA says existing painted pergola must match new house color. Prefer replacing all 2x2s (wood type unknown) with new cedar so a solid color-matched stain can be applied which will be more weatherproof. Otherwise, paint contractor will replace only rotted ones then charge me a fortune to laboriously scrape/repaint all the rest.
