Comment: existing decks needs replacing. There are 2 wood decks separated by concrete patio. 1 deck is 1 step higher than other areas. each has an existing pergola which may or may not need partial replacing. one deck especially is becoming unsafe - was built in 1989 with nails (not deck screws) and many are no longer anchoring the planks. there may be some stringers (supports) that need to be replaced. each deck currently has built in benches. i do NOT want to replace one of them but am undecided about the other. there are railroad-tie steps from one deck to the ground. the ties are degraded, some badly, and need replacing.
