"The team was amazing! We had an old deck in our backyard and we hired Palm Construction to replace and extend it and they did a great work! "We worked with both Jake and Ken. Jake was punctual, came in and measured stuff, and gave us the bad news we kind of expected - our current doors not only were cheap and cheerful, but the actual space under them was measured badly. On top of that the single door was basically not a real parking space - unless you were driving a clown car in there, there was no space. The sad truth was that if we put in the doors we originally planned - cheaper ones - that the house would look bad, and they'd need to be painted anyway. So, to match the house's other doors, they suggested expensive but long-lasting doors that they could make fit the space, a new assembly that actually works reliably, and on top of that install it in a day *and* make it fit the very awkward space between the ground and the doors. On top of that they created a dummy door for the already-useless door so that it'd look real, seal in nicely, yet not need the assembly. The work itself was done cleanly, beautifully and on time. It looks great. The extra money for the doors that we got, thick cedar ones (I think) that smell great and look great. They automatically worked with my car with barely any effort, and they move beautifully. The house looks great now. One thing that really makes Ken and Jake - apart from stellar work - stand out is their communication. Jake came by twice to make sure we were ready to go. Ken emailed and called to make sure we were happy, and to make sure the job looked well-done. There's a lot of pride in what they do, and they're fair and honest people who work hard to provide, well, the kind of thing you'd expect from someone this high-end. But even then, the cost wasn't ridiculous for what we got. It's great. It'll last for a long time."

"Larsen Construction's workmanship was exemplary. The windows are a high quality product, cleanly installed, are very functional, and are aesthetically pleasing - a vast improvement from the original windows.
The problems with the job were on the administrative side, not the installation side.
Jim Larsen (the owner of Larsen Construction) came to the house on 25 January 2014 to evaluate the job and inspect the existing windows. He explained the best options for replacing the windows and suggested a retrofit in this case providing me with Milgard's information booklet as he walked through various options. He noted the window types and wrote up a contract on the spot saying that the windows should be available for installation approximately 5-7 weeks after the order was placed. The price was a fair price for the amount of work needed, and we discussed a modification to his normal payment plan. His standard contracts break the payments into four installments including:
1. Deposit
2. Measure
3. Delivery
4. Completion
I asked if I could instead pay half up front, and the other half upon the final walkthrough at completion (I wouldn't be present for the installation, hence the need for the walkthrough once the work was completed). Jim agreed and noted the deviation on my copy of the contract. He sent his lead installer back to the house in early February to take the measurements and then ordered the windows, which based on his estimate, should have been delivered for installation by late March.
In late March, I tried contacting Jim via email (I'm very hard to reach by phone), and didn't hear anything for several days. I finally called his office and asked when the windows were expected. Jim said he didn't know, but he would get back to me. I sent a follow up email on 12 April, and finally received a response from Jim on 14 April saying that Milgard had cancelled the order, and he got them to reinstate a rush order, and they were expected within about three weeks.
The windows were installed on 14 May, but during the walkthrough on 16 May, I discovered that five of the windows that should have been occluded were clear. Three of those were at ground level on the uphill side of the basement, one was an uncovered bathroom window, and the other was a garage window directly facing the neighbor's kitchen. These five were clearly not to spec. It turned out that Jim had transcribed them incorrectly on the reorder that he sent to Milgard, and he said he would submit a new order to replace those five. He then insisted that I pay the "third" installment for delivery. I reminded him that we had altered the standard contract to pay half up front and half on completion, but I didn't have my copy of the contract with me during the walkthrough. He hadn't entered that deviation into the computer, he'd only written it on my copy, and continued to insist that I pay that installment.
Also on the walkthrough, I discovered that the basement/garage windows were not trimmed. The original window frames had been flush with the unfinished walls, but the new vinyl window frames left gaps that the crew had foamed to seal leaving the raw foam visible. Jim hadn't mentioned that this would be the case, and I hadn't asked not realizing the replacements wouldn't be flush. Jim said he'd send me an estimate via email for the additional materials needed to trim those windows. Jim said he would only charge me for the additional materials, not the labor.
I sent an email on 20 May asking about the additional estimate and sent a follow-up email on 17 June, but I didn't receive a response until 8 July. In his response, Jim also mentioned that the replacement glass came in the week of 25 June, and he hadn't heard from me approving the trim adder. He hadn't heard from me because he hadn't sent me the information. I approved the trim, and the crew installed the replacement glass on 29 July 2014. We did the final inspection and I wrote the final check on 1 August 2014.
I signed the original contract on 25 January 2014 with the expectation that the job would be completed by late March. The job wasn't completed until the end of July due to lack of attention to detail on the administrative side. Still, the workmanship was exceptional, and I would hire Larsen Construction in the future. I suggested to Jim that he try to be more responsive to email since for some clients like myself, phone contact isn't always expedient.To his credit, Jim was very open to feedback on this experience.
