"Daniel Weiler and his team were a class act. Daniel’s crews replaced 7 roofs and added 7 mid-roof vents in our condo association. The price was very fair and the quality of materials and workmanship was exceptional. They cleaned up their job sites every evening and did a thorough cleanup upon job completion. Also, the crew was here when promised and they completed the jobs on time and within budget. I would highly recommend A Better Exterior."

"Ivan and his crew were great! They were nice to our dog, and vertigo attentive to the landscaping. Great cleanup and went over yard numerous times and Jarek even cleaned up the yard after he picked up the dumpster. Very happy with our new roof."

"Great job well executed. These are very high quality professionals capable of diagnosing root causes of your problem, digging out the construction code and educating you on the right thing to do. You can hire cheaper handyman/chimney guys and get a recurring problem or you can hire these licensed professionals and take care of things the right way. Wish I had never used anyone else!"

"Roof Advance was very prompt in coming out which was important since rain/snow was in the weather forecast The person who did the repair was kind enough to take some photos of the lost shingle area with my camera so I could submit a claim to the shingle manufacturer. The claim was successful and covered the full cost of the repair work."

"The installation of the roof went fairly quick and looks good. I have two issues. One (minor) was why some (two) of the gutters weren't secured to the side of the house and the ventilation windows for the attic that were to be installed. The latter is the focus of this review. The issue is that we were told the ventilation windows required custom build and had to be outsource, as our window size was not a standard size. On May 2nd, 2018, I was told that the estimate from Wimsatt, the vendor, would be 12 - 14 days. Roof Rite was paid in full in mid May with the agreed understanding that the vents for the attic would be installed immediately afterwards. It is now December 2018 and there has been no installation of the vents. I have been in touch with the site PM via text messages on a monthly basis, but have not received any indication that this task would be completed. NOTES and CLARIFICATIONS: The site PM said that there would be no cost for the manual labor of the installation, and the vents would be installed as a courtesy provided that I purchase the two vents. This was more of a gentleman's agreement than contractual. This is my error for believing and accepting that offer and is a lesson learned. The site PM said that should I want to install the vents myself, they could be dropped off. Seeing how I neither had the tools or laddering/scaffolding (a reason why I hired the company and requested the professionals complete the work), the offer seemed to imply that I had to wait until the company was good and ready to deal with me. In summary, the company has been paid in full, I have been asking for over 7 months on the installation of the vents and, in my eyes, the project has not been completed. There are ways to continue the working relationship if additional funding is required for work. In my line of work, that is called a 'change request'. To just ignore the issue ruins working relationships and ultimately damages the reputation of the vendor/implementation team. Please correct this."

"I think they do excellent work and their cost is reasonable. The cost is $300. That is the least amount of work he will do on a roof. I thought it was reasonable because we have a steep roof and I was not about to go up there myself."

"The 2014 shed job needed a call back immediately as door was gaping and not closing tightly. They were prompt in their response. Only one coat of paint was applied to the new wood, not adequate in my opinion, but I didn't complain at the time. Now, four years later, the plywood is pulling away from the beams because long staple type fasteners were used rather than wood screws. The second job, done in 2016, was unsatisfactory from the start. The work included installation of new door and installation of brick molding and flashing on leaking door. Painting, patching and caulking of both doors was included in the price. The door that was leaking leaked even worse after being repaired and only one coat of paint was applied over holes; no patching was done. Some areas were left completely unpainted. I called and someone came out to do another repair. He said that more work had been done than was necessary and a simple caulking was done. Leaking problem was solved. He also said that someone would call about fixing the poor paint job, but nobody ever did."

"With the substantial costs involved, trying to find the best company and product-getting an new roof can be stressful. We went through a number of roofing companies; small and large. Some had high pressure sales presentations. Some came off a bit shady. When we were getting a bit stressed over it all, we finally got around to calling Lockhart Roofing. We are so glad we did! From the beginning sales contact, the installation and the after the work follow up-this company performed in a considerate, honest and professional manner. The people here are terrific to work with all the way through the process. We found that they truly conduct their business as a family owned company that strives to make the customer feel at ease. They provided by far the best price and financing; as well as an excellent product. The installation was performed expertly and on time! The crew was courteous, professional; and really worked hard to provide us with a really great, solid new roof. <br /> We want to give a special mention to the crew chief, Eric. He was absolutely terrific and it was obvious he has a top crew as well. He kept us informed, provided timely information and followed up after the installation. This man not only knows his profession inside and out, but really does want his work to be of the highest quality. In the world of today, that's impressive. <br /> To summarize it simply, we very strongly recommend Lockhart Roofing. We feel you can select them with confidence. <br />"

"Gerald was the salesman - professional, friendly, and was responsive to text and calls - During initial meeting, he walked the roof and provided good information and explanations, answering all my questions. Did not really interact much with the crew, but did not have any complaints with their work or conduct. They showed up and started working straight away, completing the roof in two days and then the gutter crew came in and completed the next business day. Both crews did a decent job cleaning up. Only critique, after providing 1/3 down for deposit, they stated ~3-4 weeks (weather permitting) rather than stating, "you are x in the queue of y". Granted there was lots of rain this season, but could have been more proactive with the communication. After week 6 (and a minor miscommunication), got confirmation from Mark (Owner) that work would begin on week 8. Still, they did a good job and the roof and gutters looks great! Now, only time will tell, but I would recommend these guys"

FAQs for roofing installation & roof repair projects in Brighton, MI

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
