"I got Sam’s name (All Phase Roofing) from another long time realtor to help my clients with various roof issues that arise from the building Inspections. We are also usually needing it done quickly before close. Many times I will need to oversee repairs for out of state sellers. He’s extremely reasonable, honest, will respond quickly, and does great work. He also did a roof for me for a flip we did. Great work and I appreciate this very hard working contractor."

"I have learned a lot in the past two weeks about hiring contractors. I made a major mistake hiring a neighbor to install flooring for my house. He was recommended by another neighbor. The contractor quit because I complained about the mess they left on the property like cigarette butts, saw dust on my porch, using my table for a saw horse, working 3 hours a day at the most, not prepping the floor for level installation and leaving my $6k of flooring outside in rain and hot sun ruining 12 boxes. Then after quitting, he seemed to think it was okay to walk into my home, without permission, when I was not there. I had to call law enforcement to insure nothing had been stolen or damaged. I had given him $2,500 up front, which was not adjusted for his total of maybe 10 hours of shotty work. It happened to be a blessing that he quit because he did not follow any installation directions like spacing for floor contractions, using caulk instead of required silicone, using incorrect baseboards and quarter round. And to top it off, he was charging me $3,000 more than a licensed, insured, professional, and experienced installer. After he quit, I got estimates from 3 different flooring installers, one which was recommended by Floor & Decor out of Greenville. Only one floor installer professional went over the installation instructions and warranties. Not from Floor & Decor, I hired Youngblood Flooring. They weren’t the cheapest, not the most expensive, but definitely the best. After this whole nightmare with my home absolutely destroyed and in disheveled living conditions, Youngblood immediately jumped in to save the day! My floors now look amazing. They are installed properly with warranty, and it looks professional. Not just slapped in. So here’s what I hope you take away from my mistakes. Just because you know where they live and has been known as a good handyman, doesn’t mean they will do the job right. Never, ever let a contractor give you an estimate without writing down date of completion, or failure to complete job, or getting a refund for your deposit if they quit. Make sure it’s signed too. Just make sure expectations are in writing. A written estimate may be considered a contract so don’t sign it ever. Contracts should be explanatory for scope of work, costs, completion time, and expectations of yours and their’s responsibilities. Also if they can have access to your property. Always get multiple quotes and question them about the installation instructions to see if they know what they are doing. Never trust 3rd party installers from big box stores. The big box will not take any responsibility for their recommendation. If you have hired a contractor and you see signs of them disrespecting your property, shotty work, or not putting in a full days work, you probably better get another contractor. Get a copy of their insurance and bonding should you need to file a claim against them. Thanks for letting me rant, but I know there are people out there that have or might be in the same situation. I hope you can learn from my mistakes. I see people on here all the time asking for recommendations. Beware! However, I would highly recommend Youngblood Flooring. Clint and Jonathan and their team left a very positive and professional impression on me that I would now expect from every one I contract for a job. Don’t just take my word for it, have them come out and give you an estimate and a copy of their contract to review before hiring them. You’ll be impressed too. Good luck to you."

"Courteous, punctual, reasonable. Island Roof Repair did an excellent job repairing the flashing on our roof and which had been incorrectly installed and caused some damaging leaks at different points in our roof. They showed up the next day after we called them. When leaving, after inspecting the roof, they gave us a comprehensive report of what’s wrong, what needs to be done to fix it and promised an estimate within 24 hours. They were very accommodating about working around our rental schedule. We had one day last week when we had no guests and they swooped in, did the job quickly and efficiently and we are extremely pleased with them. Call Cyle - you won’t be disappointed in Island Roof Repair!"

"I have known Charlie Sapp for years and have referred many folks to him for roofing needs. When it came time for me to have a new roof I knew who to call. The crew removed and replaced the roof with the best products available and finished a 2150 square roof foot in 1 day. The clanged and upgraded the chimney flashing and many other smaller improvements. Courteous, thoughtful and respectful is how his company and crew operates and still being competitively priced. I would recommend Charlie Sapp Construction for any roofing needs."

"My husband and I are very pleased with the metal roof that Triple Crown put on our home. We got 3 different quotes, and even though Triple Crown wasn’t the cheapest, we decided to go with them because we’ve been around long enough to know that the cheapest and the best are rarely the same thing. Triple Crown was the only contractor we spoke with who took the time to educate us on the different construction methods for installing a metal roof over shingles and why they prefer to use the batten strip method. Once we had that information, we did our own research (thanks Google) and agreed that was the best application to go with. From start to finish it was evident that Triple Crown does not cut corners on materials, technique, or workmanship. They produce a quality product which they stand behind with an amazing warranty that far exceeded their competitors’ guarantees. When the building inspector from Dade City came out to inspect our finished roof in order to close out the permit, he also spoke highly of the work he regularly sees from Triple Crown. We’re very satisfied knowing that we got a quality roof at a reasonable price, and we couldn’t be happier. If you’re looking for a roofer, we highly recommend this company."

"I sent them a message through Angie's List on a Tuesday night, had a response from them before I woke up the next morning. They met with me at lunch on Wednesday, got to work on Thursday morning and the work was completed by the time my tenant got home that evening. <br> <br>The sun room/patio area of this house I inherited, and am renting to a friend, is effectively flat. It was roofed with normal roofing materials/techniques and was leaking...probably since it was installed, but I was not made aware of the problem. <br> <br>The men who came out initially identified the problem with the old installation instantly and, without hesitation, informed me that it wasn't going to be a cheap repair. I respect this very much. I'd much rather have a contractor be up front about the cost of a repair rather than lure me in with a low-ball estimate and then triple the bill once the job is complete. The price they charged was almost precisely the amount they gave me in their initial, quick on-site review of the situation. <br> <br>Their men showed up first thing the next morning, stripping the old roof material off, replacing the damaged decking that had been ruined by the leak, and installed the proper materials for this kind of nearly-flat roof. They even had a crew that finished another job in the area early in the day, and had them go over to help get the job completed faster, without charging me extra for the extra laborers. <br> <br>Everything was very prompt and professional, and my tenants are very happy that their sun room is fixed. The cost was high considering the area of roof repaired, but if you want great service and professional work you pay for it, and I have no problem paying well for this kind of service. <br> <br>I will definitely be calling on these guys for any other roofing work I need done, and will be recommending them to my customers should they ask about quality roofers. <br>"

FAQs for roofing installation & roof repair projects in Daphne, AL

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
