"We were very pleased. They arrived the day after the storm damage to put up the tarp. The work to replace the roof was excellent. They replaced sagging plywood, installed J channel that should have been there, but was not, and did the flashing around the chimney. They covered the landscaping and used magnets to pick up nails. A representative of the company checked the work the day after completion"

"I am somewhat disappointed. Hopefully though, I have a waterproof flat roof, but the before and after installation was problematic. On 09/21/22 three guys showed up at about 10am, one left after 45 minutes, and the other 2 went to work. About an hour in, it started to drizzle, but the guys continued working. When it really started to rain hard they finally put up a tarp and left for the day at about 12:45pm. But the damage was done. Below the roof, the ceiling in the room was partially wet, resulting in some soaked insulation on the attached tile material; causing one to even fall from the ceiling from the weight of the water, which also resulted in some tiles to separate their ceiling tile material cover from the insulation. Also, enough water came through the ceiling to wet some of the carpet. On the following day at 9am sharp, three guys showed up and went immediately to work. They were done by 4:00pm. Upon inspection of the roof it was pointed out there was a sizeable glue spill stain on the rubberized roof material, but no effort was made to remove it. Finally, as they left, they dragged at least one, or two, of the debris bags across the driveway, scratching and scarring the cement. The one adjective that comes to mind is careless. Maybe I’m neat picking but for the premium price, and sterling reputation, I expected not to have these types of issues on an otherwise good job."

"Brandon worked with me over a period of months. I’m a very picky, very careful customer. I spoke with multiple roofing companies to receive estimates. Brandon was the only one that made me feel like he cared about me as a potential customer. He was thoughtful, patient and informative. When I decided to wait because of financial concerns, he honored his quote and provided top notch service several months later when we finally made the decision to pull the trigger on the project. He understood how hard it was to spend this kind of money on something and NEVER pressured me to decide before I was ready. I have worked in the sales industry for a number of years and have personally trained hundreds of people in consultative sales techniques. Brandon was a textbook example of confidence in his product, which made me comfortable enough to come back to him later. I could not say the same about the competition. Not by a long shot. In terms of price, Home Exteriors was about in the middle range versus the competition. Again, the decision for me went back to the level of customer service and care demonstrated by Brandon. He was also very understanding about my concerns about my dogs and potential to find stray nails, etc. He even reminded me after the clean up (which was excellent) that we may want to go outside and double check for nails to protect the dogs. I expressed concerns about Covid and having a no-contact experience and, again, Brandon listened and understood and provided the experience I needed. I would highly recommend this company to anyone needing work on their home. The peace of mind I felt in working with Brandon was worth every penny!"

"I recently sought help from Dr. Flue to repair a gap that had formed where mortar around my chimney had apparently eroded over time. From first contact with their office, to the final visit and completion of the work, my experience with Dr. Flue’s staff was exceptional… They took time to understand the issue and provide me a simple cost estimate; scheduled a time to come out and shot me a reminder a couple days ahead of the visit; then showed up on time and prepared. Once onsite, they confirmed the work we had discussed would address the issue I originally reported. Then pointed out some significant chimney flashing issues I was unable to see from the ground. These were a result of a recent, shoddy roof re-shingle job done by another contractor. I was impressed how they stayed objective and did not bad-mouth the roofers - just pointed out the issues and likely consequences I could expect if they were to go unaddressed. In short, Dr. Flue’s team earned my trust and respect. Alan, Kevon, and Josh, thank you for your time, work, and communication throughout. I will feel very good about recommending Dr. Flue to friends and family. Sincerely, J.Sagan"

"Had complete roof replaced in July 2009. Recently (September 2015) noticed water spots around two recessed lighting fixtures in a little used second story bedroom. I went into the attic and found the affected recessed lighting and removed insulation and looked at the light fixtures and noticed evidence of water marks around the base of the lights. Had Great Lakes Roofing come out to help assess the cause of the water marks. The likely area of the roof was located that could have leaked and Great Lakes removed several shingles carefully to further inspect the area - shingles were in great shape, the underlying felt was in perfect shape and no source of a leak could be found. There was no obvious evidence of water leakage on the top of the attic insulation. The shingles were reinstalled with new nails with the old nail holes sealed completely. Great Lakes Roofing made several phone calls to Techs that could give their opinion on the source of the water marks - one possible source could be that during the last winter super deep freeze (-25 deg. F. in Clarkston for 3 nights) and with the metal recessed lighting fixtures separating the warm humid interior with the very cold attic that some condensation occurred around the affected light fixtures and caused the water marking. The area will be monitored with the next significant rainy weather pattern. If a leak is spotted,  Great Lakes Roofing will return and see what can be done. The Great Lakes Roofing Inspector spent at least two hours up in the attic and on the roof ...............NO CHARGE!!!! <br /> Besides giving me a very competitive price for the 2009 install and the No Charge service call 6 years later - I highly recommend Great Lakes Roofing! <br />"

"EXCELLENT! Best chimney was unbelievably responsive. They came out the same day we asked for an estimate, a Wednesday and were able to complete the 2-day job by the end of the day on Friday. They were careful to show us exactly what our problems were and why their repair would fix it. Not only was the wood rotting around our chimney, but we had water leaking into the basement from the holes in the wood. Everything we were told by Best Chimney matched what our roofer and another handyman told us. The finished job looks great. This is the first time in years our chimney has looked like new."

"Discovered a small hole in the roof while cleaning gutters. Checked attic and in ran through to the plywood. Looked like tree branch had come down and punctured a hole. Called Roof Advance and they came for an estimate the next day and worked me into their production schedule. Cost for the actual repair came in under the original estimate, price was very reasonable. Repair looks great, can hardly tell a difference from the existing shingles. Glad they could help with such a small job, will definitely consult when the time comes for a new roof."

"D. Kassem here. I chose Napier Home Improvement because I noticed their signs on many homes in my neighborhood. Seeing many houses in my area utilizing Napier gave merit to their high quality & work and business standards. I am very happy that I chose to use Napier Home Improvement for my new roof project. I called Monday for an estimation; they came out Thursday for the estimation and the next day they completed my beautiful roof. I love my new roof. Mr. Napier, Brett and the whole crew were awesome, very professional, honest, careful during the project and thoughtful of my plants and neighbors. They cleaned up after the job. The price was very fair and competitive. I actually put full trust in them recommending the shingle roofing color to match my environment and I am truly happy with the result. I highly recommend Napier for any home improvement projects. I will always use them for my roofing, gutter and insulation needs."

"Outstanding! There are a few good pole barn builders in the market but, virtually none of them are interested in pole barn repairs, especially in the case of small jobs. John McCarter Construction, though, sent two knowledgeable and personal young men to do the job which made good business sense because I've already recommended them to others in the South Lyon area. Small jobs now = larger jobs later. Also, Amber is really great to work with."

"Todd Miller was very responsive and provided assessment of the roof with pictures which helped convince my insurance company about wind damage to the roof. The quote was very reasonable. The work was done on time. Jeff and his crew did a very good job in removing old shingles and replacing with new. They were on time and polite, cleaned up work areas every day, and kept us informed. Overall I am very happy with Roof-Rite."

FAQs for roofing installation & roof repair projects in Dexter, MI

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
