"Let me start off by saying the process from getting the estimate all the way to completion was flawless. Stephen came out to talk to us , then looked at everything including what would be involved to get the job done, listened to everything we needed and also wanted to have done. He was very personable and welcoming , basically someone you can trust completely and feel he was being honest. We then agreed on what option of the type of roofing we wanted to go with. They started the job on time with no delays , worked everyday ( thank goodness the weather was good everyday) and had it completed on time and in just a few days. We couldn’t be happier with how they handled themselves right from the start , keeping our yard clean and not having trash or debris laying around. They protected our property so there were no signs they were even here when they finished. The quality of work is absolutely amazing and looks fantastic!! Special attention was given also to a issue he found that needed to fixed. There was a part of our roof where the chimney is located next to two parts of the roof where they come together that could have developed a pocket where water would have gathered and then eventually caused water leaking into our home. It needed extra work done there and he did this for us. He actually built something to address this and modified the angle so all the water will run off the roof now. We are absolutely happy and recommend them to anyone who wants honestly, competitive pricing ( actually less then we expected to cost) and high quality job done."

"Hiring Melvin Belk Roofing to do my gutters was a great decision. The gutters look great and they were professional during the whole process, especially Andrew Belk. There was just something about him that made me comfortable. He came out and gave me an accurate quote when estimating the job. Andrew and his crew were knowledgeable, timely, and did a great job. I would recommend Melvin Belk Roofing to anyone in need of roofing, siding or gutters."

"We have an addition on a Ranch house that used a rubber membrane in the valleys of connecting roof lines. We had interior wall damage due to leaking. My story is about what happened when things went wrong. The night after the repair was done, it rained. We had a new leak in a new area....the kitchen. Needless to say I was very distraught. I called Great Lakes at 1147 am on a SUNDAY. They had a team back at my house in under 2 hours. We are at least 1 hour away from them. So that was impressive. While the team was on my roof the project manager came out as well. It was determined that the leak was from a skylight that was above the area we had contracted to repair. No questions, no dinking around. They got supplies and fixed it anyway! Since repairs we are nice and dry. I can not say how wonderful this company performs. I chose them off Angies list because of tbere rating. If you have ever been dissapointed in a repair or builders in the past like I have been, you can trust this company. That is not something I say lightly. This company will do it right the first time, and if something unforeseable happens, they will take care of you like family."

"Art put his whole crew on the job to complete quickly. 9 guys, all of them knew what they were doing. They showed up at 7am and by 8 am they had removed 40sq of old shingles, their system of dumping directly into their truck worked great. They cut in new ridge vents and replaced several sheets of sheathing, replaced flashing on all vents and chimney, new drip edge, laid down 40 squares of new shingles and they were finished in an unbelievable 6 hours as the temps hit 90! Great job! These guys know what they are doing, very professional, they did an excellent job. These guys know what they are doing and have been doing it a long time, got a call a few days later from Art to make sure we were happy and didn't have any issues. Very pleased with the results."

"I was very pleased with the quote I received, and generally satisfied with the overall experience of having the roof work performed.  There was a substantial delay from when our roof was quoted to when the work was actually done - mainly due to some early snow in November of 2014 and some scheduling pains.  There are things that you can't really control, so I'm not going to take marks off of the Punctuality score.    The roof is beautiful.  We've gotten lots of compliments from neighbors and friends.  I haven't found a single nail or other debris in my yard, either.  So kudos for doing a fantastic job on the roof!! <br /> The original score of a B for Responsiveness stems from general lack of communication on the skylight selection and installation.  Since the skylights were to be installed in a bedroom, we requested factor-installed window shades.  We were given the dimension of the skylight but didn't realize that the venting skylight of this dimension does not allow for a manual operated blackout shade.  We requested a blackout shade, and were not told that they were not an option for the window being ordered.   The shades selection was "finalized" when we were told that the solar powered window shades were $300 more expensive than the manual shades because they are solar powered require an RF chip, etc. to operate.   We were not told that the blackout shade was not an option at this point, either. <br /> It was only after the windows were installed (and the holes cut into the sub roof) were we aware that venetian blinds were ordered with the skylights.  These blinds don't offer much in terms of room-darkening.  At that point we were informed that the black out shades were not an option for our window make and model.  And to make the skylights work in this room, we will have to buy some after market black out shades, in addition to what we have.  <br /> Since the skylights were not part of the original roof quote, the details of our order were flushed out in face to face conversations with Jeremy and via text message.  I would have preferred to have seen a separate quote, stating exactly what was being ordered.  In hind sight, I wish I would have been more adamant in requiring it, instead of an "invoice correction" at the end of the job.  If anything I've learned from my lesson - as this is the first time I've worked with a contractor on a big project like this as a home owner.  The skylights themselves are beautiful and vent the room well, and Jeremy did an excellent job on the installation. <br /> <br /> ** Update:  After submitting my review, my final cost was adjusted down to compensate us for the cost of after market blinds that should meet our needs.  Thus, all grades are updated to A's....  Thanks, Jeremy!"

"I had water leaking into my house through my flat roof due to wear and tear. I had multiple quotes to replace or repair the troubled area including one from Pat Keenan. Other contractors suggested I cover the existing membrane or repair the spot. Pat recommended I remove the existing membrane and replace it. He was up front about his unwillingness to cover or patch the area knowing it would only provide a short term stop gap rather than solve the problem completely. Fortunately the quote I received from Pat was more than competitive, cheaper than some quotes I received for covering the existing membrane. I selected Keenan based on Pat's demonstrated knowledge, sound recommendation, and overall price. The work was completed as planned, the crew was clean and professional, and the issue is resolved. Pat also noted the wear and tear on other areas of my roof and we developed a schedule to replace those over time. If you're having roof work done, I definitely suggest you contact Pat Keenan. <br /> <br /> <br />"

FAQs for roofing installation & roof repair projects in Dorr, MI

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
