"I researched basement waterproofing solutions and was considering doing it myself. Then I found Safe Basements and read the literature about their product/process. To me, it seemed better than other similar products. I was surprised that they cover my place -- 2 hours into Wisconsin, or 3 hours from Litchfield. Brad came out to inspect the problems in my basement -- horizontal cracking, bowing, and water intrusion. He was able to explain the causes of those problems as well as others that I hadn't noticed. We agreed to pay for anchors to stabilize one wall that was bowing, and install drain tile and a sump pump. I'll be honest, I didn't shop around. I have no idea what other companies are charging for the same services. I normally get 3 or 4 bids or other opinions. I felt comfortable with the amount of research that I'd done, the knowledge Brad seemed to have, and the information about the products that I decided to hire Safe Basements without talking to other companies. I don't regret that decision. The wall anchor/stabilization crew called me before leaving Litchfield. Their ETA was pretty close to the actual time of arrival. When they arrived, we discussed the work being done. They did the work. They cleaned up. They gave me information about the anchor system and what I needed to do to correct the bowing and cracks. Everything was done as expected. The drain tile/sump crew was stuck at a previous job. They called me the day before (Tuesday) my job was expected to start to let me know there would be a delay starting my job. He then called in the middle of the start day (Wednesday) to let me know, they wouldn't be to my house until the next day. I was expecting a call between 7 and 8 on Thursday to let me know they were leaving Litchfield. Instead, I got a call at about 7:15 to let me know they were 15 minutes from my house. When they arrived, we talked about the work to be done, they cocooned my stuff in plastic, and they went to work. I think they worked until about 7 that day. They returned on Friday at about 8:30, having stopped to dump my concrete and dirt and to pick up gravel and concrete. They worked until about 10:30pm on Friday. I appreciated that they finished on Friday even though it was later than I expected. They cleaned up everything thoroughly, and walked me through the details of the sump pump and battery backup systems. Even though they'd driven a long distance, worked two very long days, and it was very late Friday, I didn't feel they rushed through. The job was complete. I think they would have stayed later if I'd had anymore questions. Unfortunately, one of the workers left his very nice tape measure, and I have not been able to get it back to him."

"Started out a little rough as they sent out someone who didn't give an appropriate bid. The company stood by the bid we were given an did a truly excellent job. I would use them again without hesitation."

"Johnston Masonry were easy to work with. They walked us through the whole project process from start to finish. They were very professional and were at the house when they said they would be. Would recommend them to friends and family. Would hire them again for another project."

"Regarding the first two parts of the project, Goodmanson did a pretty good job. They were prompt and I feel as though I received a quality project regarding the garage floor and the driveway. They helped lay the class 5 for a patio area that I installed myself. We did have an issue with some pooling in some low spots on the driveway, which was never fully addressed but this issue has been greatly overshadowed by some serious problems I had with the water in my backyard. <br /> Based on the complexity of the drums in the backyard Rick Goodmanson (an owner) was my main point of contact. Rick was reasonable to work with and explained that they had done this type of work before. An example he used was that they installed drums under a parking lot that was having some drainage problems. <br /> After the project was complete I was pretty happy with the exception of the grass seed not growing because it was too cold in November, which was not their fault. <br /> The first time I noticed a problem was in early December, when I saw some pooling in the corner of the backyard. This surprised me because there was not a lot of rain/snow. I brushed this off not wanting to raise a stink too early. The next Spring was an absolutely horrible experience. The minor puddling issue that I had the year prior turned into a lake that I had to deal with 3-4 times before the end of May. I had to purchase a 1/2 hp submersible pump in order to keep the water from creeping near my house. I also had to remove the water since it was flooding my neighbors garage. I was out in pouring rain hooking up the pump many times, sometimes very late at night and early in the morning. <br /> When I contacted Goodmanson about the issue, Rick came out and basically blamed the entire problem on the cold winter, but the problem continued to happen into the Spring and well into May. When I contacted Rick about this again he blamed the issue on the amount of precipitation we had had. When I pulled the precipitation records compared to the year before and it was actually lower this year when you factored in the snow falls since January. He then proposed to install a permanent sump pump in one of the drums, which was going to cost be an additional $3,000. <br /> While I agree with the fact that this winter was cold and the frost did go lower than usual, the issue is the Goodmanson changed the grade in my backyard in a way that caused the water that was previously in my neighbors yard was moving into my yard. <br /> The year before my pools were less than 1/4 the size of my neighbors. This past Spring they were almost double the size. <br /> At a point during the middle of the summer Goodmanson stopped communicating with me. Rick did not respond with emails or phone calls. He went completely radio silent. <br /> Since then I have had two contractors who have done with in my neighbor hood over to assess the situation. Their opinion was to install something that was actually going to remove the water as opposed to just store it. They agreed that Goodmanson made the situation worse and the estimate to fix the problem was about $10k for both contractors. <br /> Since emails and phone calls were not working with Goodmanson, I wrote up a letter describing the situation, including the pictures shown below. I was requesting that since they caused the problem in my backyard that they help pay for the solution to fix the problem that they created. I asked them to respond in 30 days... <br /> I sent that letter in the beginning of September. I have since called Rick at the office and on his cell phone asking him to respond to the letter. Once again, radio silence. <br /> This type of service is unethical and disgraceful. If needed, I plan to file a claim in court in order to force a response from Goodmanson. <br /> Below are pictures showing before and after... I will let you be the judge. <br /> <br />"

"Nick came and gave me an estimate on a Tuesday and took the trees down the next day. This was part 1 of 2. He will be installing a fence, removing a concrete patio area and fixing the really ugly flower beds. He has been very helpful through this whole process. Because of his prompt service I have hired him to do some tree work at my rental property."

"I Talked to the first person who gave the estimate and told him what i wanted.  I got no email reply or phone call back till the downpayment was made.  Then the second person called to say he was coming the next week.  then it was the 3rd person who actually did the job. By the time it was done they had done it wrong.  they had forgot to drop the landing down.  for some reason they also made the 4 steps with a 5 inch rise and a 7 inch depth - tiny.  Depth isn't even long enough for a heating pad without hanging over.  I am daily irritated and now i have these for my life time.  The did knock 10% off - i'd rather have it done right.  My advice make sure you go over the project with whoever shows up at the door to actually do the work. <br />"

"The work went very well.  We had a few rain delays, but that could not be helped.  Also we were coordinating other work with another contractor (see R and R Concrete) that sometimes caused delays. They showed up when expected, excavated one side of the house and dug holes on the other (walk out basement) for the piers.  When finished the yard was repaired as good as could be expected for St Louis summer. I have a little work to do on it now that it has cooled off. I had to have cracks repaired inside and concrete work done on the outside.  The people they recommended did wonderful work. <br />"

FAQs for concrete patios, walks & steps installation projects in Duluth, MN

Most sidewalks rely on a ready‑mix blend of Portland cement, sand, gravel, and water that trucks deliver to your site and pour in one continuous lift. For added strength, many contractors fold in fiber mesh or steel reinforcement. This mix cures into a rock‑solid slab that stands up to foot traffic, freeze‑thaw cycles, and daily wear for decades. Expect a pro to recommend a 4‑inch‑thick pour for standard walkways.

With the right mix, proper drainage, and routine upkeep, a concrete sidewalk can last 25 to 50 years. Freeze‑thaw cycles, road salt, and heavy loads all shorten that timeline, but sealing every few years and patching small cracks early keeps damage in check. Think of sealing as inexpensive insurance for decades of safe, stable footing. In milder climates, some slabs push well past the 30‑year mark without major repairs.

Concrete sidewalks crack as a result of significant temperature fluctuations and heavy load pressures. The freeze-thaw cycles and sustained weight from vehicles or intense foot traffic force the concrete to develop cracks over time. Applying a premium sealant every two to three years and substituting salt with sand for de-icing minimizes crack formation. Regular maintenance and timely repairs safeguard the sidewalk’s structural integrity and extend its service life.
