"After contacting two other companies unsuccessfully, I called Mitigation Tech and they came out the same day to meet with me. <br /> The owner was very professional and thorough and assured me that the system would do the job. As promised, a well-written and detailed contract for my approval came that day and the work was done as scheduled. <br /> The guy who did the work was thorough, neat and polite. <br /> Best of all, the test that was done after the system was installed came back with radon levels that were 0.2! Not bad since 3 earlier tests put the levels at between 11 and 17. I am amazed and thoroughly satisfied. <br />"

"Alan was punctual, friendly and thorough. He was happy to educate and seemed knowledgeable about older homes. Final report (about 42 pages) generated on the premises; he called later with the results of the radon testing. Price was average/comparable. My only critique is that the final report is a little difficult to read and couched with disclaimers and 'CYA' statements, but I'm guessing that this is par for the course. <br />"

"During a conversion from a 2-family to a single-family home, the gas pipe to the dryer in the basement was overlooked and not connected to the gas lines associated with the remaining gas meter. Z&R connected the dryer to the gas line. They also removed a newer kitchen faucet from the 2nd floor kitchen sink and installed it onto the first floor kitchen sink. Additionally, the replaced the water shut-offs on the 2nd floor sink so that I could demo that sink and counter area entirely. They had the work done within a few hours. All of this was done 9 months ago, and I haven't had a single issue since then."

"Doug suspected extensive roof damage in the first property, found moisture content in the interior walls, and mold growth in an enclosed porch, all likely the result of a leaky roof. The exterior brick facade had also been neglected to the point that the masonry work above every exterior window had to be re-pointed. Doug showed us his areas of concern but wisely deferred to experts, highly encouraging us to seek experts for the roof and masonry work. I took his suggestion, and roof and mason experts also inspect the property. They confirmed Doug' suspicions and gave us a better picture of the full extent of the work. Doug was professional and thorough, he arrived on time and spent almost four hours inspecting the property. After each section of the inspection was completed, he went over his findings and explained them to make sure I understood the issues and what his recommendations were. I was not present for the second inspection conducted by Bill Pappis, but he gladly met my father and conducted himself with the same punctuality and professionalism as Doug previously had. Bill did stop by the property a few days before the inspection to drop off the Radon kit, so that the results were ready by the day of the inspection which was a pleasant surprise. The HomeBook turned out to be more valuable than I original expected. It's great to know you spent $400 and have the HomeBook as your home reference for now and in the future when repairs or upgrades have to be completed."

"We originally hired Tom to inspect the crawl space under the house in which we were closing on. Our lender had requested an inspection of the foundation. Tom was very willing to help us out and even offered a complete home inspection. We had already received a home inspection months before this, but we thought it wouldn't hurt for someone else to take a look at it since the home was over 100 years old. From our previous home inspection we were told that the waves in the roof were okay and that we had another 10 years left on it. Also we were told that the bowing in the floors were okay and that it was just because of the age of the home and that the foundation was solid and nothing to worry about. When Tom looked at the house he really helped us out. He went in the crawl space and checked out the entire foundation and let us know that the foundation needs quite a bit of work. He was very honest with us and made sure we knew what we might be getting into with the house. He even warned us that it probably would not be passed by our lender which was very crucial. Tom also showed us all the bowing in the floors and let us know how concerning this was (which was completely different from what were were previously told by a different home inspector). Tom also went over the roof with us and warned us of the waves of the roof and that it might take a substantial amount of money to fix (this is the same roof that we were told previously was fine and that we had 10 more years on). Tom even took his time to give us suggestions and went over additional areas of the house where it was shifting because of the foundation, which were things that were not pointed out to us by our previous inspector. He actually did us a huge favor and let us stop the inspection early and dropped the price of the inspection from $500 to $250 while still giving us a lot of information on the house. To put it into comparison, I was quoted by 3 other inspectors $275 just to check the foundation in the crawl space and nothing else. We paid Tom $250 and got the foundation inspected along with information on the roof, flooring, electrical work, furnace, plumbing, and overall structure of the home. We ended up canceling the loan on this home thanks to Tom! When we find our next home we will definitely be hiring Tom for the home inspection!!"

FAQs for radon gas abatement projects in East Amherst, NY

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
