"Phenomenal work! We hired C & Brothers to remodel our primary bathroom after obtaining numerous bids. Edwin managed our project - he kept us well informed throughout the entire remodel. The entire contract team was prompt, timely, conscientious, and meticulous. As messy as these projects can be, they kept our home clean and as dust free as possible. Edwin and Christian made great recommendations and steered us toward sound decisions throughout the project. They found us a beautiful slab of quartz for the vanity and bath surround that looks absolutely incredible. We could not be happier, would hire them again and highly recommend C & Brothers!"

"We have used home improvement solutions for several projects in both our current and previous house, and they have always been a pleasure to work with. Excellent quality work, competitive pricing, great communication and very kind and respectful people. They have done everything from a full sun room addition on our previous house, worked with us and our realtor to get the house ready to go on the market, and most recently a full basement transformation in our new house. We now have a beautiful in law suite in our basement with full custom kitchen, two bedrooms and full bath. The kitchen is so beautiful I wish it was our main kitchen! They really seem to do it all. I would without hesitation recommend Emington and his team to anyone looking for home improvements, and look forward to working with them again!"

"I hired RLD Builders to construct a retaining wall that needed replaced before we could repave the driveway. RLD Builders came in with a competitive price and won the job. What was to take a few weeks turned into a three month ordeal. The county permit process caused hurdle after hurdle to get the permits but Rafe kept on the county and we finally got the permits and the job was completed to our satisfaction. We then put the house on the market for sale and had moved to our new out-of-the-area location. The hot water tank in the basement decided to let loose causing major damage to the basement. This is where RLD Builders exceeded our expectations. Rafe and his crew jumped in and cleaned up the water damage, worked with the insurance agents to get approvals, and completely rebuilt our basement. Being that we were no longer in the area, it was a blessing to have RLD Builders on the job to take care of all the details. We couldn't have done it without them. GREAT CUSTOMER SERVICE ! ! !"

"Ricky did a beautiful job cleaning up a tiled bathroom that was in disrepair. He scrubbed everything clean, scraped out the old grout, regrouted, recaulked, and left it glistening. We appreciated his fair price, thoroughness in the work, and detailed explanation when he gave us the quote."

FAQs for demolition projects in Fairfax, VA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
