"Outstanding. I dealt at all times directly with Dave Miner or his wife, who were responsive and personable. i wanted a quality product and a master craftsman, whose judgement I could trust. I'm fussy about what I want and expect. Dave listened, challenged - had his own opinion but was able to integrate my preferences in a balanced way. Dave was provided exactly the kind of flexibility I needed. The crew was tight. They worked industriously, on-schedule needing, little over-site. But Dave was on-site much of the time. The crew went above and beyond, on-their-own, fixing broken gutters ... and 6 months later, when I had a leak that turned out unrelated, Dave was immediately responsive, personally inspected the problem, with his right-hand man - and while not responsible, Dave saw an intermediate solution told his man how to fix-it - and the guy was back the next day (on a Sunday) fixing the problem. I offered to pay, as the problem was clearly unrelated to the roof job. But Dave Miner graciously declined. This guy's my hero!"

"Millstream (and Craig, who came out to help us) were incredible. They were incredibly responsive and incredibly honest. They came to our house on a rushed basis after potential damage to our roof by an antenna installation. After inspecting our roof and making some small adjustments, they confirmed all was OK and didn't charge us! This sort of customer service makes me feel great about Millstream as a company, and I am absolutely confident that we can trust their recommendations and pricing for future work. This sort of service is rare, and I am looking forward to using them in the future."

"We would highly recommend Element Repair. They were professional, reliable, and responsive to our wishes. They took on all efforts without sub-contracting. This included ceiling repairs, dry wall installation, installation of replacements tubs, showers, toilets, vanities, faucets, bathroom lights, bathroom mirrors and re-decorating. They worked extremely hard to get everything done in a timely fashion and were resourceful at over-coming any problems encountered during the re-modelling process. Don't hesitate...call these guys!"

"Eric called me the same day that I put the request in. I only needed a small area of my roof repaired and worried that it was to small of a job for anyone to bother driving to my house for. He told me that he would look at my roof that day, and he did. He called me to tell the the price and said that he would be at my house the next day to do the repairs and he was. I can't say enough about him. I will be spreading the word about him and would absolutely hire him again."

"Everything happened as planned and described by NextGen. The only surprise was that they ran slightly short of roofing shingles on the last section of roof, and had to come by on Saturday morning to finish the job. They did everything they said they would do, and to my eyes, did a very good job."

"Great Service. Brian showed up! In a world of contractors who don't call you back or call when they feel like it, it was refreshing to have a contractor who came right out to give us a quote, did the work within 2 weeks (roof replacement) and the results were great! Brian's crew did a great job and I will not hesitate to recommend Brian at Class General Contracting."

"Brian was great. He called when he was delayed and arrived at the new time when he said he would. He inspected the roof and determined that squirrels had chewed and damaged the lead flashing around the chimney leading to water running down a rafter. He did a repair with silicone to make certain it would not leak and scheduled a time for them to come back to do a permanent repair. <br />"

FAQs for roofing installation & roof repair projects in Florence, MA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
